A two-story foyer with marble-look porcelain running up the stairs is a Boca Raton signature, and the floor it lands on has to be dead flat for the first tread to look right. We learned that on a real one here, where the slab prep mattered as much as the stone. Our floor leveling work gets slabs, landings, and condo decks to the tolerance that stone and large-format porcelain demand. We work as a renovation contractor in Boca Raton east of the Intracoastal, in the country-club communities west of town, and in the beach and downtown condos.

Stone and polished large-format porcelain need the tightest flatness of any finish, which usually means a second grind-and-check pass. Boca jobs going to those finishes sit in the upper half of the range.

Boca Raton homes and what that means for floor leveling

East Boca, from the beach to the Intracoastal and west toward Federal Highway, is a mix of 1950s and 1960s ranches, many of them expanded or rebuilt, and newer estate homes on the same lots. The original slabs are low, close to the water table, and poured without vapor retarders. The ranch slabs need both a moisture test and leveling. Wood and plank over a wet slab fail; a mitigation coating comes first when the probe reads high. Stone does not care about vapor but needs 1/8" in 10 feet, and an old slab never meets that without work.

The country-club and gated communities west of Military Trail were built from the 1980s through the 2000s. Villas and single-family houses sit on sound slabs with builder-grade flatness, typically 1/4" to 3/8" of wave across the great room. For 24x48 porcelain or rigid plank, a thin pour across the field is the normal prep. Attached villas here often carry an HOA sound underlayment rule for upper units.

The beach and downtown condos, from the 1970s towers to newer buildings, are deck work. Camber over beams, dips between, and an association STC rule in every building. Leveling goes under the sound membrane and the whole assembly goes to the board in one submittal.

Stairs and landings deserve their own mention in Boca. A stair run in stone or porcelain starts from a landing that has to be flat and at exactly the right height, and the slab at the base of a two-story foyer is often the lowest point in the house. We skim and level landings and the foyer field to one plane before any tread is set.

Permits run through the City of Boca Raton Building Division for city addresses and Palm Beach County for the unincorporated communities west of town. Leveling needs no permit. Condo flooring changes need association approval. If the leveling is part of a permitted remodel, it rides on that permit.

How we do it in Boca Raton

  1. Survey the floor, landings, and stair bases with a laser and a 10-foot straightedge and mark every deviation.
  2. Read moisture at several points, with a full probe set on east Boca slabs and ground-floor units.
  3. Remove old flooring and grind thinset, ridges, and high spots to clean concrete.
  4. Apply mitigation coating where readings require it, bridge cracks and joints with membrane, and prime.
  5. Pour self-leveling underlayment to grade, with landings and foyer fields poured as one plane.
  6. Recheck flatness to 1/8" in 10 feet for stone and large-format tile, or 3/16" for plank, with a second pass where stone is going down.
  7. Install STC underlayment where required and release the floor to the install crew.

Floor Leveling in Boca Raton — FAQ

Does Boca Raton or my community require a permit or approval to level a floor? The City of Boca Raton does not require a permit for leveling. Condo associations and some villa HOAs approve the flooring change and want the sound underlayment spec; we include the leveler in that submittal.

How flat does the slab need to be for polished marble-look porcelain? 1/8" in 10 feet, and we aim tighter for polished finishes because light shows every lip. That usually means grinding, a pour, and a second straightedge pass before the stone is set.

How long does leveling take before stone can go in? One to two days of prep and grinding, one day for the pour, and stone can start the next day. On a whole first floor with a foyer and landings, plan on three to four days between demo and the first piece set.

My east Boca house is on an old slab. Can I still do wide-plank wood? Yes, if the slab tests within the flooring manufacturer's limit or is mitigated to it. We probe test first, apply a two-part epoxy mitigation coating if needed, and level over that.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit and a straightedge survey.
