Pembroke Pines was built in two waves, and each one left a different slab under the floor. East of University Drive the houses are 1960s to 1980s CBS ranches on slabs that have had fifty years to settle. West of I-75, the gated communities went up in the 1990s and 2000s on slabs that are sound but were troweled for carpet and small tile. Our floor leveling service handles both, plus the condo and villa communities in between where associations set the rules. We work as a renovation contractor in Pembroke Pines across all of it.

Pembroke Pines homes and what that means for floor leveling

In the older eastern neighborhoods, the pattern is settlement. These ranch slabs were poured on fill that was not always compacted well, and the result fifty years on is a low corner, a crack running from a window to the exterior wall, and the original tile lipping along it. Many have also had a wall removed or a kitchen relocated, leaving a mortar ridge or a plumbing trench that was patched flush but has since sunk. Grinding, filling, bridging the crack with an anti-fracture membrane, and pouring to grade is the fix. Old slabs here often lack a vapor retarder, so plank and wood need a moisture test first.

In the western communities, the slab is young and the vapor retarder is there. The issue is finish tolerance. We pull up 18x18 ceramic and find waves of 1/4" to 3/8" across the family room and a float-down at the sliders. Large-format porcelain needs 1/8" in 10 feet and rigid plank needs 3/16" in 10 feet. A thin self-leveler across the open-plan field brings a builder slab inside those numbers. Grinding is lighter than on old slabs; most of the work is the pour.

Pembroke Pines also has a large stock of condos, villas, and townhomes from the 1980s onward, many of them 55+ communities. Ground-floor units are slab-on-grade and have the same moisture questions as a house. Upper-floor units are on concrete decks and the association usually requires an STC-rated underlayment under hard flooring. We level the deck first and then install the sound membrane so the assembly meets the building's rule.

HOA and permits: most Pembroke Pines HOAs do not review interior flooring, but condo associations do and often require a flooring application with the underlayment spec. Leveling alone needs no permit from the City of Pembroke Pines Building Division. When the leveling is part of a remodel with a permit, it rides on that permit.

Timing: these are owner-occupied houses more often than not, so we plan the leveling so the family is out of the main living area for the shortest stretch possible, usually two to three days before tile.

How we do it in Pembroke Pines

  1. Survey the floor with a laser and a 10-foot straightedge and note the year and type of slab to set expectations on depth.
  2. Read moisture at several points, particularly on older eastern slabs and ground-floor condos.
  3. Remove old flooring and grind thinset, ridges, and high spots to clean concrete.
  4. Fill trenches and cracks, bridge active cracks with membrane, and apply mitigation coating if readings call for it.
  5. Prime and pour self-leveling underlayment to grade across the field.
  6. Verify flatness against the finish flooring tolerance and install STC underlayment where the association requires it.
  7. Release the floor to the install crew.

Floor Leveling in Pembroke Pines — FAQ

Will my condo association in Pembroke Pines need to approve the leveling? The association approves the flooring change, and the leveler is part of the assembly we submit, along with the STC underlayment spec. The City of Pembroke Pines does not require a permit for leveling by itself.

My 1970s house has a sunken spot where the old kitchen plumbing was moved. Can that be fixed? Yes. We grind the edges of the old trench patch, fill it with a rapid-set patching compound, and pour leveler over the whole area so the depression disappears before the new floor goes down.

How long will my living area be out of use? Prep and grinding one day, pour one day, and tile can start the following morning. For plank or wood, add two to three days of dry time after the pour.

Is a moisture test necessary in a 1990s house with a vapor barrier? We still take a reading, because planter beds, irrigation, and pool decks against the slab can raise it even with a barrier. If the reading is within the flooring manufacturer's limit, no mitigation coating is needed and you do not pay for one.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit and a straightedge survey.
