The flooring trend in Miramar right now is wide rigid-core plank through the whole first floor, and the number one reason it fails is a slab that was never checked. Plank bridges a dip, clicks when you step on it, and eventually opens at the joint. Our floor leveling service gets the slab to the 3/16" in 10 feet that plank needs, or the 1/8" in 10 feet that large porcelain needs, before the first box is opened. We work as a renovation contractor in Miramar on the 1990s and 2000s communities west of Flamingo Road and the older ranch neighborhoods near State Road 7.

Miramar homes and what that means for floor leveling

West of Flamingo Road, Miramar is production housing from roughly 1995 to 2008: two-story homes with tile on the first floor and carpet upstairs, in gated HOA communities. The slabs have vapor retarders and are structurally fine. The problem is the finish. Builders troweled them for 18x18 or 20x20 ceramic, and we find 1/4" to 3/8" of wave across the family room, a hump at the kitchen island footprint, and a float-down at the sliders to the patio. Plank laid straight over that bounces. Porcelain planks lip at the ends. A thin self-leveler across the field fixes both.

Upstairs is wood frame in most of these houses, with plywood or OSB subfloor. Leveling there is a different product: a fiber-reinforced leveler rated for wood, or a sanded plywood overlay, depending on how far off the subfloor is. We check the joist layout and the subfloor thickness before choosing.

East of University Drive the houses are 1950s to 1970s CBS ranches on older slabs with no vapor barrier. Settlement toward a corner, cracks from window corners, and sunken plumbing trenches are common. Plank over these slabs needs a moisture test first; a reading above the manufacturer's limit means a mitigation coating before the leveler. Cracks get bridged with membrane.

Miramar also has a stock of townhomes and garden condos from the 1980s onward. Upper units sit on concrete decks and the association generally requires an STC-rated underlayment under plank or tile. We level the deck, then install the sound membrane, then the finish.

HOA and permits: Miramar HOAs rarely review interior flooring, but condo and townhome associations often require a flooring application. The City of Miramar Building Division does not require a permit for leveling alone. If the leveling is part of a remodel that has a permit, the floor prep rides on it.

Hurricane season does not stop interior leveling. We do avoid opening a slab the week a named storm is forecast so nothing is left half-poured.

How we do it in Miramar

  1. Laser and straightedge the entire first floor as one plane and note the kitchen island footprint and slider float-down.
  2. Read moisture at several points, with a full probe set on older eastern slabs.
  3. Remove the old tile and grind thinset and ridges to clean concrete.
  4. Fill and bridge any cracks or trenches, apply mitigation coating if readings call for it, and prime.
  5. Pour self-leveling underlayment to grade across the field.
  6. Verify flatness to 3/16" in 10 feet for plank or 1/8" in 10 feet for large-format tile.
  7. Release the floor to the install crew, with second-floor subfloor prep scheduled separately if included.

Floor Leveling in Miramar — FAQ

Does the City of Miramar or my HOA need to sign off on floor leveling? No permit is required for leveling, and most Miramar HOAs do not review interior flooring. Condo and townhome associations usually do, and we provide the leveler and underlayment details for the application.

My plank installer says the slab is fine. Why would I need leveling? Ask for the straightedge reading. Plank manufacturers require 3/16" in 10 feet, and most 1990s and 2000s slabs sit at 1/4" to 3/8" after the tile comes up. If the floor is within tolerance we tell you so and you skip the cost.

How long before the plank can go in after leveling? Two to three days after the pour for plank, so the leveler dries to the manufacturer's moisture limit. Tile can start the next day. Total from tile removal to first plank is usually four to five days on a whole first floor.

Can you level the second floor too? Yes, with a wood-rated leveler or a plywood overlay depending on the subfloor condition. We check the subfloor and joist spacing first because the product and the cost differ from a slab.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit and a laser survey.
