Weston's slabs are young by Florida standards and that fools people. A house built in 1998 or 2005 has a slab that is structurally fine but was finished to a builder's tolerance for 18x18 ceramic and carpet, not for the 48-inch porcelain planks and wide rigid-core LVP owners want today. Our floor leveling crew closes that gap. We work as a renovation contractor in Weston across the gated communities from Bonaventure to the newer sections near the Everglades edge, and almost every flooring replacement we do here starts with a straightedge survey.

Weston houses are larger than the county average, so a whole-house job on a 3,000+ sf two-story with tile throughout the first floor often runs above the table's top number. We quote by actual square footage and actual deviation.

Weston homes and what that means for floor leveling

Nearly all of Weston was built between the late 1980s and the mid-2000s by production builders working fast on large tracts. The slabs are monolithic slab-on-grade with a vapor retarder, which is good news for moisture. The bad news is the finish. Production slabs were troweled to a tolerance that works under carpet and small ceramic, and when we pull up the original 18x18 tile we find trowel ridges, 1/4" to 3/8" waves between the kitchen and the family room, and a low spot near the sliding door where the slab was floated down to meet the patio.

Large-format porcelain needs 1/8" in 10 feet. Rigid plank needs 3/16" in 10 feet. A builder slab from this era is typically at 1/4" to 1/2" in 10 feet. That is why a direct re-tile with 24x48 porcelain over a Weston slab lips at the corners, and why plank clicks and bounces over the dips. Grinding the ridges and pouring a thin self-leveler across the field brings it inside tolerance.

Open floor plans are the other factor. The kitchen, family room, dining, and foyer run together across 1,200 to 1,800 sf of continuous floor in most Weston homes. One continuous plane across that whole area is a bigger leveling job than a few rooms with doorways between them, because there is nowhere to hide a transition. We laser the whole field to a single grade.

Moisture is lower risk than in coastal cities thanks to the vapor retarders, but not zero. Pool-area sliders, planter beds against the slab, and irrigation overspray all put water at the slab edge. We test before plank or wood and mitigate only when a reading calls for it.

HOA and permits: Weston communities have active HOAs, but interior flooring is not an ARC item in most of them. Leveling needs no permit from the City of Weston Building Department. If the flooring is part of a kitchen or bath remodel with a permit, the floor prep falls under that permit.

How we do it in Weston

  1. Laser and straightedge the entire first floor as one field and mark every ridge, wave, and low spot.
  2. Remove the existing tile and grind the thinset and trowel ridges to clean concrete.
  3. Read moisture at several points, with extra attention near sliders and exterior walls.
  4. Prime the slab and pour self-leveling underlayment across the open-plan field to a single laser grade.
  5. Verify flatness to 1/8" in 10 feet for large-format tile or 3/16" in 10 feet for plank.
  6. Release the floor to the tile or plank crew with the layout already set to the leveled plane.

Floor Leveling in Weston — FAQ

Does my Weston HOA or the city need to approve floor leveling? Interior flooring is not an architectural review item in most Weston communities, and the City of Weston does not require a permit for leveling. If your HOA has a flooring rule, we help with the paperwork.

My house is from 2002. Does a slab that new really need leveling? For large-format tile or rigid plank, yes. Production slabs from that era were finished for 18x18 ceramic and carpet, and they typically sit at 1/4" to 1/2" in 10 feet. The new flooring needs 1/8" or 3/16". The slab is sound; it just was not finished flat enough.

How long does a whole first floor take? Tile removal and grinding one to two days, pour one day, and tile can start the next morning. Plank waits two to three days. A 2,000 sf open-plan first floor is typically a four to five day gap between demo and the first tile.

Can you level only the family room and leave the bedrooms? Yes. We feather the leveler to meet the existing floor height at the bedroom doors so the transition is flush, and we tell you up front if the existing floor is so far off that a flush transition is not possible.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit and a laser survey.
