Floor Leveling in Tamarac, FL
Tamarac ranch and villa slabs from the 1970s and 1980s leveled for new tile and plank, close to home.
Tamarac is our home base, and the slabs here are the ones we know best. The city was built mostly in the 1970s and 1980s as single-story CBS ranches, paired villas, and garden condos, a lot of it in 55+ communities, with a band of 1990s and 2000s homes on the west side. Fifty years in, those original slabs have settled, cracked, and been patched over several rounds of flooring. Our floor leveling crew corrects them before new tile or plank goes in. We work as a renovation contractor in Tamarac and can usually get a straightedge on your floor within a day or two of your call.
Floor Leveling Cost in Tamarac
| Scope | Typical size | Installed range |
|---|---|---|
| Self-leveling underlayment | Room to whole house | $3–$6/sf |
| Slab grinding of high spots | Thinset, ridges, old patches | $1.50–$3/sf |
| Moisture test | Per house or unit | $150–$400 |
| Moisture mitigation coating | Full floor area | $2–$4/sf |
| Patch and skim coat | Low spots, cracks, trenches | $1–$2.50/sf |
| Whole-house leveling (1,500–2,500 sf) | Typical | $4,500–$12,000 |
Tamarac ranches and villas are compact, often 1,200 to 1,800 sf, so most whole-house jobs land in the lower half of the range unless the slab is badly settled.

Tamarac homes and what that means for floor leveling
The typical Tamarac floor is a 1970s slab-on-grade ranch or villa, 4 inches thick, poured on fill with no vapor retarder, originally finished in terrazzo or sheet vinyl and since covered with ceramic and carpet. When we open one up, we expect a low corner or a dip along an exterior wall, a crack from a window corner, and a kitchen or bath plumbing trench that was patched flush and has since settled. The fix is grinding the ridges, filling the trench, bridging the crack with membrane, and pouring self-leveler to grade.
Villas and paired homes add a shared wall and often a shared slab. We check whether the neighbor's side has been altered, because a plumbing move on one side can leave a trench that runs under the party wall.
The garden condos and 55+ communities have two floor types. Ground-floor units are slab-on-grade with the same moisture questions as a house. Second-floor units sit on concrete decks or, in some buildings, on wood-frame floors with lightweight concrete topping. The association almost always requires an STC-rated underlayment under hard flooring and sometimes limits hard flooring to certain rooms. Leveling goes under the sound membrane, and we submit both with the flooring application.
The 1990s and 2000s homes on the west side have sound slabs with vapor retarders but builder-grade flatness, around 1/4" to 3/8" in 10 feet. Large-format porcelain needs 1/8" and plank needs 3/16", so a thin pour across the main areas is the normal prep.
Moisture is a real consideration on the older slabs. We probe test before plank or wood and apply a mitigation coating when the reading is over the manufacturer's limit. Porcelain does not care about vapor, so a tile-only job may skip mitigation but never skips the straightedge.
Permits go through the City of Tamarac Building Department, which is a few minutes from our shop. Leveling needs no permit. Condo flooring changes need the association's written approval. If the leveling is part of a kitchen or bath remodel with a permit, the floor prep rides on that permit.

How we do it in Tamarac
- Walk the floor with a laser and a 10-foot straightedge and mark settlement, cracks, and old trench patches.
- Read moisture at several points on every ground-floor slab.
- Remove old flooring and grind thinset, terrazzo sealer, and high spots to clean concrete.
- Fill trenches and cracks, bridge active cracks with membrane, and apply mitigation coating if the reading requires it.
- Prime and pour self-leveling underlayment to grade.
- Verify flatness to the finish flooring tolerance and install STC underlayment where the association requires it.
- Release the floor to the tile or plank crew.

Floor Leveling in Tamarac — FAQ
Does my 55+ community in Tamarac need to approve the leveling? The association approves the flooring change, and the leveler is part of the assembly we submit along with the STC underlayment. The City of Tamarac does not require a permit for leveling alone.
My villa shares a slab with the neighbor. Does that change anything? We check the party-wall line for trenches or cracks that cross from the other side and bridge them with membrane. Otherwise the leveling is the same, confined to your unit.
How fast can you start and how long does it take? We are based in Tamarac, so a survey is usually within a day or two of your call. A typical ranch or villa is one day of prep, one day of pour, and tile the next morning. Plank waits two to three days.
Is terrazzo under my carpet a problem for leveling? No. We grind the old sealer and wax off so the primer bonds, and the terrazzo becomes a solid base. If you want to keep it in some rooms, we feather the leveler to meet it at the doorways.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a quick site visit and a straightedge check.
