Fort Lauderdale gives us the full range of slab problems in one city. A waterfront house on the Isles with a settled slab and a high water table under it, a 1960s ranch west of the highway with a cracked monolithic slab, a beach condo with a cambered deck and a strict sound rule. All of them need the floor made flat and tested dry before anything expensive goes on top. That is the job of our floor leveling crew, and it is the part of a flooring project most owners never see once the finish is down. We work as a renovation contractor in Fort Lauderdale on homes, condos, and small commercial spaces.

Fort Lauderdale homes and what that means for floor leveling

The waterfront neighborhoods east of Federal Highway are a mix of 1950s and 1960s ranch houses, many raised or rebuilt, and newer two-story homes on the same lots. The original slabs sit a few feet above the canal and were poured on fill with no vapor retarder. We find them wet in probe tests more often than anywhere else in Broward. Engineered wood and plank are the favored floors in these houses, and both fail over a wet slab. A moisture test and, usually, a mitigation coating come before any leveler.

West of the highway, the CBS ranches from the 1960s through the 1980s have the classic settled-slab pattern: a dip toward a corner, a crack from a window corner to the exterior wall, and tile that has lipped along the crack. Grinding the high side, bridging the crack with membrane, and pouring the low side to grade brings the floor back to a plane. Where the owner is going to large-format porcelain, the tolerance is 1/8" in 10 feet, and the old slab is never there without this step.

The beach and the downtown towers are condo work. Decks in buildings from the 1970s and 1980s hump over beams and dip between them, and associations require an STC-rated underlayment under any hard floor. Leveling goes under the underlayment. We write the full assembly into one submittal for the board.

Permits in the city go through the Fort Lauderdale Development Services Department. Floor leveling by itself needs no permit. When it is part of a flooring change in a condo, the association approval governs, and when it is part of a larger remodel with plumbing or electrical, the permit for that work covers the floor prep. Unincorporated pockets go to Broward County.

Timing matters here because of hurricane season. We do not open a slab and leave it between June and November when a storm is inside the five-day cone; a half-poured floor with a flooded garage next to it is a bad combination. Otherwise interior leveling runs year-round.

How we do it in Fort Lauderdale

  1. Survey the floor with a laser and a 10-foot straightedge and mark every hump, dip, and crack.
  2. Set moisture probes and read them after acclimation, especially on waterfront and ground-floor slabs.
  3. Remove old flooring and grind thinset, adhesive, and high spots to clean concrete.
  4. Apply mitigation coating where readings require it, bridge cracks with membrane, and prime.
  5. Pour self-leveling underlayment to grade, in sections on condo decks.
  6. Recheck flatness to the finish flooring tolerance and release the floor for tile, plank, or wood.

Floor Leveling in Fort Lauderdale — FAQ

Do I need a permit from the City of Fort Lauderdale to level my floor? Not for leveling alone. If the leveling is part of a condo flooring change, the association's approval is what you need, and some buildings also ask for a city permit for the flooring. We confirm with your building and the Development Services Department before scheduling.

My waterfront house has a slab that tests wet. Can I still install wood floors? Yes, with a two-part epoxy mitigation coating over the slab first. It blocks vapor to a level the flooring manufacturer accepts, and the leveler goes over it. Skipping it is what makes wood cup and plank lift within a year.

How long does whole-house leveling take? Two to three days for a typical 1,800 to 2,500 sf house: one for grinding and prep, one for the pour, and a dry day before tile. Wood or plank waits two to three days after the pour.

Can you level a floor during hurricane season? Yes. Interior leveling runs all year. We only hold off on opening a slab when a named storm is forecast within the week, so we are not leaving a floor half done.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We give you a same-day range and confirm it with a site visit and a straightedge check.
