Floor Leveling in Pompano Beach, FL
Pompano Beach ranch slabs and oceanfront condo decks leveled and moisture-tested before new flooring.
A moisture meter earns its keep in Pompano Beach. The city sits low, the water table is close, and a big share of the housing is 1960s to 1980s CBS ranches on slabs poured without a vapor retarder. Add the oceanfront condo towers along A1A and you have the two slab types that give new flooring the most trouble: wet ground-floor slabs and uneven concrete decks. Our floor leveling crew tests, grinds, mitigates, and pours so the new floor goes onto a slab that is flat and dry, not one that looks fine for six months. We work as a renovation contractor in Pompano Beach from the beach to the neighborhoods west of Dixie Highway.
Floor Leveling Cost in Pompano Beach
| Scope | Typical size | Installed range |
|---|---|---|
| Self-leveling underlayment | Room to whole house | $3–$6/sf |
| Slab grinding of high spots | Thinset, terrazzo, ridges | $1.50–$3/sf |
| Moisture test | Per house or unit | $150–$400 |
| Moisture mitigation coating | Full floor area | $2–$4/sf |
| Patch and skim coat | Low spots, cracks, trenches | $1–$2.50/sf |
| Whole-house leveling (1,500–2,500 sf) | Typical | $4,500–$12,000 |
Mitigation shows up on Pompano quotes more than in inland cities. When a slab tests above the flooring manufacturer's limit, the $2–$4/sf coating is the difference between a plank floor that lasts and one that cups.

Pompano Beach homes and what that means for floor leveling
The ranch neighborhoods between Federal Highway and I-95, and the older sections west of Dixie, were built from the 1950s through the early 1980s. Slabs are 4-inch monolithic pours on sandy fill with no vapor barrier under most of them. Fifty to seventy years later they have settled toward a corner or along a wall, cracked at window corners, and been patched flush over plumbing trenches that have since sunk again. Terrazzo is common as the original finish, usually hidden under one or two layers of tile and carpet.
For porcelain, the job is flatness: grind the ridges and old thinset, bridge the cracks, pour to grade, and hit 1/8" in 10 feet for large-format. For plank or engineered wood, the job starts with the probe test. Readings above the limit are routine on these slabs, and the fix is a two-part epoxy mitigation coating before the leveler. We do not install plank over an untested Pompano slab.
The oceanfront and Intracoastal condos are a different animal. Buildings from the 1960s through the 1980s have decks finished for carpet, with camber over beams and dips between them, and every association requires an STC-rated underlayment under hard flooring. Salt air adds a wrinkle: decks near the ocean sometimes show surface scaling or rust staining from reinforcing, and we check for that before pouring. The sequence is grind, level, sound membrane, finish.
Permits in the city go through the City of Pompano Beach Building Inspections Division. Leveling alone needs none. Condo flooring changes need the association's approval and, in some buildings, a city flooring permit. When leveling is part of a remodel with a permit, the floor prep rides on it.
Salt air and storms: we do not leave bags of leveler or an open slab in a beach unit when a storm is forecast, and we seal every penetration before a condo pour so nothing finds its way to the unit below.

How we do it in Pompano Beach
- Survey the floor with a laser and a 10-foot straightedge and mark settlement, cracks, and old trench patches.
- Set relative-humidity probes and read them after acclimation on every ground-floor slab.
- Remove old flooring and grind thinset, terrazzo sealer, and high spots to clean concrete.
- Apply mitigation coating where the reading requires it, fill and bridge cracks, and prime.
- Pour self-leveling underlayment to grade, in sealed sections on condo decks.
- Verify flatness against the finish flooring tolerance and install STC underlayment where the association requires it.
- Release the floor to the tile, plank, or wood crew.

Floor Leveling in Pompano Beach — FAQ
Do I need a permit from Pompano Beach to level a floor in my house or condo? Not for leveling alone. In a condo, the association's flooring approval is what matters, and we supply the leveler and STC underlayment details for it. If the leveling is part of a permitted remodel, it falls under that permit.
Why do you insist on a moisture test before plank in Pompano? Because the slabs here are low, old, and mostly without vapor barriers, and a high reading is common. The test costs $150–$400 and tells us whether a $2–$4/sf mitigation coating is needed. Plank over a wet slab cups and lifts, and the manufacturer will not cover it.
How long does the process take before flooring can go in? One day of prep and grinding, one day for mitigation if needed, one day for the pour, then tile the next day or plank after two to three days. A typical house runs four to six days from demo to finish flooring start.
Can the leveler go over my old terrazzo? Yes, after we grind the sealer and any wax off so the primer bonds. Terrazzo is a solid base once the surface is opened up.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit, a moisture reading, and a straightedge check.
