Davie covers a lot of ground, and the slabs under its houses are as varied as the lots. There are 1960s and 1970s CBS ranches on quarter-acre lots east of University Drive, acreage homes and horse properties on the west side, 1990s and 2000s subdivisions in between, and a steady stream of enclosed porches, converted garages, and additions that never quite matched the main slab. Our floor leveling work ties all of that into one flat plane before new flooring. We work as a renovation contractor in Davie on houses, outbuildings, and the occasional barn tack room that someone wants tiled.

Floor Leveling Cost in Davie

ScopeTypical sizeInstalled range
Self-leveling underlaymentRoom to whole house$3–$6/sf
Slab grinding of high spotsThinset, ridges, addition joints$1.50–$3/sf
Moisture testPer house$150–$400
Moisture mitigation coatingFull floor area$2–$4/sf
Patch and skim coatLow spots, trenches, cracks$1–$2.50/sf
Whole-house leveling (1,500–2,500 sf)Typical$4,500–$12,000

Additions and converted spaces push the cost up because the leveler has to be poured in lifts to make up the height difference. We measure every slab joint during the survey and price the depth, not a guess.

Davie homes and what that means for floor leveling

Start with the older ranches. These were poured in the 1960s and 1970s on sandy fill with no vapor retarder, and many sit on land that was pasture or grove. Settlement toward a corner, a crack running from a window to the exterior wall, and a sunken plumbing trench from an earlier kitchen move are the standard findings. For porcelain, the fix is grind, bridge the cracks with membrane, and pour to grade. For plank or wood, a moisture probe test comes first, and a mitigation coating goes down if the reading is over the manufacturer's limit.

Acreage and equestrian properties on the west side bring a different set of floors. The house is often a 1980s or 1990s custom build on a slab that is fine, but the owner is also enclosing a lanai, finishing a garage, or converting a barn tack room or office, and each of those slabs sits an inch or more below the house. We build them up in lifts of self-leveler so the new flooring runs continuous across the old threshold.

The 1990s and 2000s subdivisions have the builder-slab issue: structurally sound with a vapor retarder, but troweled for 18x18 ceramic and 1/4" to 3/8" out of flat. Large-format porcelain needs 1/8" in 10 feet and plank needs 3/16" in 10 feet. A thin pour across the main living area gets there.

Additions are everywhere in Davie because the lots allow them. The joint between old and new slab moves. We treat the joint as a control joint, honor it through the leveler, and bridge it with a movement membrane where the owner wants a continuous tile field.

Permits run through the Town of Davie Building Division. Leveling alone needs none. If it is part of a permitted addition or remodel, the floor prep is covered by that permit.

How we do it in Davie

  1. Survey every slab in the project with a laser and a 10-foot straightedge, including additions and converted spaces, and record each height difference.
  2. Read moisture at several points on each slab, with a full probe set on older ranches and any garage going to epoxy.
  3. Remove old flooring and grind thinset, ridges, and high spots to clean concrete.
  4. Fill trenches and cracks, bridge active cracks and addition joints with membrane, and apply mitigation coating if readings call for it.
  5. Prime and pour self-leveling underlayment to grade, in lifts where a lower slab must come up to the house.
  6. Verify flatness to the finish flooring tolerance and release the floor to the install crew.

Floor Leveling in Davie — FAQ

Do I need a Town of Davie permit to level a floor? Not for leveling alone. If the leveling is part of a permitted addition or remodel, it is covered under that permit. Interior flooring is not an HOA item in Davie communities that have one.

My enclosed lanai is about an inch lower than the house. Can you make the floor continuous? Yes. We pour the lanai slab up in lifts of self-leveler to the house height and bridge the joint with a movement membrane so the new tile does not crack along the old threshold.

How long does leveling take on a house with several additions? Three to four days is typical: one for grinding and prep, one or two for lifts on the low slabs, and one for the final pour across everything. Tile can start the next day; plank after two to three days.

Can you prep a barn tack room or garage for epoxy? Yes. We moisture test, grind the surface to open it, patch cracks and spalls, and level if needed. A high moisture reading means a mitigation primer before the epoxy, which we include in the quote when the test calls for it.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and the flooring you plan to install. We send a same-day range and confirm it with a site visit and a straightedge survey of every slab involved.
