On an acre or more in Southwest Ranches, the floors that need leveling are not always inside the house. The main residence is often the easy part. The detached garage, the barn tack room and feed room, the guest house, and the lanai that was enclosed a decade ago are where the slabs sit at different heights, hold moisture, and were never finished for tile or coatings. Our floor leveling service covers all of them. We work as a renovation contractor in Southwest Ranches on equestrian properties and estate lots, including the stable stone veneer work we have done here.

Southwest Ranches homes and what that means for floor leveling

The main houses are mostly custom or semi-custom from the 1980s through the 2000s, slab-on-grade with a vapor retarder in the newer ones and often without in the older ones. Owners replacing 18x18 ceramic with 24x48 porcelain or wide plank need the open field brought to 1/8" or 3/16" in 10 feet. The slab is sound; the finish was never that flat. Grind and a thin pour across the open area is the usual job.

Outbuildings are where it gets interesting. A barn tack room or office going to porcelain has a slab that was broom finished and sloped slightly to a drain. We grind the broom texture off for bond, fill to kill the slope where the owner wants a level floor, and pour. Detached garages going to epoxy get the same: test, grind, patch, mitigate if needed.

Guest houses and in-law suites built as additions or conversions are often an inch or two lower than the main house when they connect to it, and they are frequently on their own slab with no vapor retarder. Plank needs a moisture test; tile needs the height made up in lifts so the floor runs continuous through the connecting door.

Well water and septic are common on these lots, and irrigation runs heavy. Slabs with planter beds or paddock drainage against them read higher on the moisture probe than you would expect for an inland location. We test every slab before plank, wood, or epoxy, and mitigate only when the reading calls for it.

Permits: Southwest Ranches handles building permits through its town building services office. Leveling alone does not need a permit. If the leveling is part of a permitted conversion, addition, or remodel, it rides on that permit. There is no HOA review of interior flooring on most lots.

We confirm equipment access and where the mixing station can sit so leveler is not carried across the property by hand.

How we do it in Southwest Ranches

  1. Survey every slab in scope, house and outbuildings, with a laser and a 10-foot straightedge, and record each slope and height difference.
  2. Set moisture probes in each building and read them after acclimation.
  3. Remove old flooring and grind thinset, broom texture, and high spots to clean concrete.
  4. Patch spalls and cracks, bridge active cracks with membrane, and apply mitigation coating where readings require it.
  5. Prime and pour self-leveling underlayment to grade, in lifts where a lower slab must meet the main house or where a drain slope is being removed.
  6. Verify flatness to the finish flooring tolerance and release each floor to the install or coating crew.

Floor Leveling in Southwest Ranches — FAQ

Do I need a permit from Southwest Ranches to level a floor in my barn or garage? Not for leveling alone. If the barn room or garage is being converted to living space under a permit, the floor prep is covered by that permit. We confirm with the town's building services office when a conversion is involved.

Can you remove the drain slope in a barn room so it can be tiled flat? Yes. We fill the slope with leveler in lifts, grinding the broom finish first for bond. If the drain stays, we build the slope to it in the leveler instead.

How long does it take across several buildings? Each building is typically one day of prep and one of pour, and we sequence them so the crew moves from one to the next. A house plus a garage and a tack room is usually a week between demo and the first finish flooring.

Why would an inland slab test high for moisture? Irrigation, paddock drainage, planter beds, and septic drain fields all put water near the slab edge, and older outbuilding slabs have no vapor retarder. The test tells us whether plank, wood, or epoxy needs a mitigation coating first.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos of each floor and the finish you plan to install. We send a same-day range and confirm it with a site visit and a survey of every slab involved.
