J. Perry & Sons repairs stucco on block and frame homes across Broward and Palm Beach counties: hairline and structural cracks, hollow and delaminated areas, spalling over rusted lintels, and the soft, stained patches that show up under windows after a wet season. The same crews behind our stucco and drywall finishing do the repair, so the patch is built in the same coats as the original wall and the texture is matched before paint. When more than about a third of a wall has failed, we tell you and quote a re-stucco of the whole elevation instead of chasing patches.

Stucco Repair Cost in South Florida: $8–$18 per sq ft patch, $6–$12 per sq ft re-stucco

ScopeTypical sizeInstalled range
Hairline crack routing and elastomeric fill, per elevation20–60 linear ft$350–$900
Cut-out patch, three-coat rebuild, texture match10–50 sq ft$8–$18 per sq ft
Spalling repair over rusted lintel or rebar, with rust treatmentper window or door head$600–$1,800
Water-damage repair under window, including sill flashing and sealantper window$750–$2,200
Re-stucco one elevation over existing (scratch, brown, finish)300–600 sq ft$6–$12 per sq ft
Re-stucco whole single-story house1,800–3,200 sq ft wall area$12,000–$32,000
Repaint patched area to blend, per elevation300–600 sq ft$3–$6 per sq ft

Patch pricing is high per square foot because a small repair carries the same mobilization, the same three coats, the same cure days and the same texture matching as a large one. The minimum for a service call is typically $450–$650. Paint is quoted separately because a textured patch will never disappear until the whole elevation is coated.

Types of stucco damage and how each is repaired

Hairline cracks. Cracks under 1/16 inch are normal shrinkage and thermal movement. We open them slightly with a grinder, fill with an elastomeric patching compound, and texture over. If the house is due for paint, an elastomeric coating closes the rest.

Structural and stair-step cracks. Cracks over 1/8 inch, cracks that follow block joints, or cracks at the corners of openings mean movement in the wall. We cut the stucco back to sound material, check the block and lintel, and repair the cause before rebuilding. See the crack repair vs re-stucco guide.

Hollow and delaminated stucco. Tapping finds areas where the brown coat let go of the block. These are cut out to a clean edge, the block is cleaned and wetted, and a bonding agent goes on before new scratch and brown coats.

Spalling. When the lintel or tie-beam steel rusts, it expands and pushes the stucco and concrete off. We remove loose material, chip to clean steel, treat the rebar with a rust converter and bonding primer, rebuild with a polymer-modified repair mortar, then stucco. Heavy section loss gets referred to our concrete restoration crew.

Water damage. Soft stucco under windows and at the base of walls comes from failed window sealant, missing weep screed or sprinklers hitting the wall. The repair includes the flashing or sealant fix, or the patch fails again.

How we repair stucco

  1. Survey. We tap every elevation for hollow spots, measure crack widths, and look at window heads, sills and the wall base. The report says what is cosmetic and what points to a structural or water problem.
  2. Cut-out. Failed stucco is saw-cut to a straight edge at least 4 inches into sound material. Block is cleaned of dust and old bonding agent.
  3. Cause. Rusted steel is treated. Failed sealant is removed and replaced. A missing weep screed or casing bead is installed.
  4. Lath and bond. Over frame or where the old stucco was on lath, new paper-backed lath goes on. Over block, an acrylic bonding agent is applied.
  5. Scratch and brown. Two base coats of Portland cement stucco, each cured a minimum of 48 hours in our humidity, with the brown coat floated flush to the surrounding wall.
  6. Finish and texture. The finish coat is applied and textured to match the existing wall, whether sand float, knockdown, skip trowel or smooth. Texture is matched on a sample first.
  7. Cure and paint. Cement stucco cures 7–14 days before priming. The patch is painted with the rest of the elevation.

Stucco repair in South Florida: block, humidity and hurricane season

CBS construction. Most homes in Broward and Palm Beach are concrete block with stucco applied directly, no lath. Repairs bond to the block, so cleaning and wetting the substrate matters more than anywhere else in the process.

Rust. Salt air east of I-95 accelerates corrosion in lintels and tie beams. Spalling that looks like a stucco problem is usually a steel problem, and patching over it without treating the steel buys a year or two.

Humidity and cure. Stucco cures slower in August than in February. We do not rush the coats, and we do not paint until the moisture reading is right, which is why a patch takes two weeks even when the work takes two days.

Hurricane season. Water-damage repairs under windows are best done before June. If a storm is approaching, loose stucco is a projectile hazard and gets removed and temporarily sealed.

Permits. Cosmetic stucco repair does not need a permit. Repairs involving the tie beam or lintel steel do, and we pull it.

Stucco repair — FAQ

How much does it cost to repair stucco in South Florida? Patches run $8–$18 per square foot for a three-coat rebuild with texture match, with a typical service minimum of $450–$650. Re-stuccoing an elevation runs $6–$12 per square foot.

Can I just caulk a stucco crack? For a hairline shrinkage crack, an elastomeric patch is fine and we do exactly that. A crack wider than 1/8 inch, or one that keeps reopening, is a movement or steel problem and caulk hides it for a season.

Why is the stucco bubbling under my window? Water is getting behind it, usually through failed sealant at the window frame or a missing sill flashing. The repair has to include the water fix or the bubble comes back.

Will the patch show? Texture is matched on a sample, but an unpainted patch is always visible. Once the elevation is painted the repair disappears into the wall.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
