J. Perry & Sons reseals aluminum storefronts and curtain wall on retail centers, restaurants, office buildings, medical offices and mixed-use buildings in Broward, Palm Beach and Miami-Dade. We replace perimeter joints between the frame and the building, exterior mullion and cap joints, and the sealant at sills, entrances and transitions, scheduled around business hours. It is part of our caulking and sealant services, and it typically runs $12–$24 per linear foot.
Storefront & Curtain Wall Sealing Cost: $12–$24 per lin ft

| Curtain wall perimeter and stack joints, lift access | per lin ft | $16–$24 |

Storefront vs curtain wall: what we seal
Storefront. Ground-floor aluminum framing, usually one or two stories, set into a masonry or concrete opening. Storefront caulking is mostly perimeter work: the joint between the frame and the wall at the head, jambs and sill, plus the joint under the sill where the frame meets the slab or curb. Exterior mullion joints and corner joints get sealed where the system relies on them.
Curtain wall. Framing hung off the building structure and spanning floors, on offices and mid- and high-rise towers. The perimeter joints at slab edges, columns and adjacent cladding move more than a storefront joint, and stack joints between units are designed to move. Curtain wall sealant has to be a high-movement silicone matched to the joint design.
Entrances and transitions. Thresholds, door frames, sidelights, and the joints where storefront meets stucco, stone, tile or metal panel. These small joints take the most abuse from foot traffic, cleaning crews and pressure washing.
What we do not do. Structural silicone glazing and re-glazing of units are glazier work. We seal the weather joints; glass and structural glazing go to the glazier.

How we reseal storefront and curtain wall joints
- Survey and test. We check joint width, the existing sealant, whether the system drains to weeps, and where any leak shows inside. Suspect bays get a water test before work starts.
- Cut out and clean. All old sealant removed. Aluminum faces cleaned with solvent using a two-cloth wipe; masonry faces brushed and vacuumed.
- Prime and back. Primer where the substrate calls for it, closed-cell backer rod or bond-breaker tape so the joint bonds on two sides only.
- Seal and tool. Silicone in a color matched to the frame finish, tooled flush or slightly concave. Glass and frames protected with tape and cleaned after.
- Keep the drainage open. Weep holes and drainage slots stay clear. Sealing them shut is one of the most common causes of storefront leaks.
- Verify. A follow-up water test on bays that leaked before.
After-hours work for open stores and offices
Retail tenants cannot close for sealant work, so we plan around them:
- Night or early-morning shifts, finishing each section before the store opens
- Work zones coned and taped at the sidewalk, with entrances never blocked during business hours
- Low-odor silicone and no grinding indoors
- One elevation or one tenant frontage at a time, coordinated with the property manager
- Daily cleanup so the storefront looks the same at opening as it did at closing, minus the failed joints
Signs storefront or curtain wall joints have failed
- Sealant pulled away from the frame or the wall, with daylight or a dark gap behind it
- Beads that are cracked, chalky, hard to the touch or missing at corners
- Water on the floor inside the sill after wind-driven rain, or stained carpet and baseboards near the glass
- Rust or efflorescence on the masonry just below the frame
- Sealant smeared over weep holes or drainage slots
Any one of these on a south or east elevation is worth a water test before the next tropical storm.
How we work with GCs and property managers
- Bids from photos, drawings or a spec. Unit pricing per linear foot by joint type, typically within 48 hours.
- COI naming the owner, management company and GC before mobilization.
- Tenant coordination. We work through the manager on access, notices and hours.
- Submittals. Product data, color selection and primer requirements up front.
- Closeout. Photos by bay or elevation, water test results where tested, and workmanship warranty terms.

Storefront & Curtain Wall Sealing — FAQ
How much does it cost to reseal a storefront? $12–$24 per linear foot depending on joint type and access. A single-bay storefront often totals a few hundred linear feet of perimeter and mullion joints, and small jobs fall under the $650 minimum.
Can you do the work while the store is open? We usually work after closing or before opening so customers never deal with it. When daytime work is needed, the zone is taped off and entrances stay clear.
Why does my storefront leak at the bottom? Often the sill joint has failed or the weep holes were sealed shut by a past caulking job. A water test shows which, and both are fixed as part of the reseal.
Do you replace glass or gaskets? No. We seal the weather joints. Glass, gaskets and structural glazing go to a glazier, and we can coordinate with the one you use.
What sealant do you use on curtain wall? A high-movement silicone matched to the joint design and the frame color, applied with primer where needed. The product and grade are listed on the estimate.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
