Most Lake Worth Beach cottages are smaller than the sample sizes above, but older houses carry more prep. We price each house from a walk-around, and rotten siding, sill or fascia repair is listed separately.

Coastal cottages need more prep than paint

Lake Worth Beach sits on the Lake Worth Lagoon with the ocean just beyond, and salt air reaches every street. Salt crystals on a wall prevent adhesion, so we pressure wash every exterior and rinse well before any coating. Metal railings, light fixtures and gutters show rust first, and they get a rust-inhibiting primer before topcoat.

The houses themselves add the rest. A large share were built from the 1920s through the 1950s. Some are wood frame with lap siding, others are block with a textured stucco, and many have wood windows, porches, exposed rafter tails and decorative trim. Wood needs scraping, soft spots cut out and replaced, and an oil or bonding primer before acrylic topcoats. Stucco gets cracks routed and filled. Paint applied before 1978 can contain lead, so on older houses we talk through testing before any heavy scraping or sanding of the original woodwork.

Inside, these older homes often have plaster walls, wood floors and original trim. Plaster cracks along old settlement lines need to be cut open and filled with a setting compound, not simply caulked. Wood trim with many layers of paint is sanded smooth or stripped at the worst spots before a new enamel goes on, so doors close and windows open after painting.

Historic districts and colors

Much of the older city lies within locally designated historic districts, and exterior changes there can require approval from the city's historic preservation staff. Repainting in the same colors usually needs little; a new color scheme, siding repair or window replacement may need a certificate of appropriateness. The bright tropical palettes that Lake Worth Beach is known for are often welcome, but we confirm before buying paint. Condo and townhome communities near the water have their own association color rules.

Permits for painting alone are generally not required. Wood siding replacement, window work or stucco repair beyond a small patch may need a permit from the City of Lake Worth Beach or, for addresses outside city limits, Palm Beach County.

Our painting steps

  1. Walk the house with you, note wood and stucco repairs, and discuss lead testing on pre-1978 paint.
  2. Confirm historic or association requirements and colors.
  3. Pressure wash and rinse salt off all surfaces.
  4. Scrape, replace soft wood, route and fill cracks, caulk joints.
  5. Spot-prime bare wood and metal, then apply two finish coats.
  6. Final walkthrough and touch-up.

Rainy-season afternoons shorten the day from about June through October, so we start early and keep coatings off wet walls.

Lake Worth Beach painting FAQ

Do I need approval to repaint a house in a historic district? Same-color repainting usually needs little. A new color scheme or changes to siding and windows can need city historic preservation approval, which we check before starting.

How often do coastal homes need repainting? Salt and sun shorten paint life near the water. Many owners here repaint more often than inland homes; good prep and quality coatings stretch the interval.

Can you repair rotten wood siding before painting? Yes. We cut out soft sections and replace them with matching profiles, then prime and paint.

How long does a cottage exterior take? Usually four to seven working days, depending on wood repair and weather.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with one photo per side of the house. We look at the wood and stucco on a walk-around and send the written figure within about two days.
