Exterior Wall Waterproofing Coatings in South Florida — Elastomeric Systems, Cracks, Window Perimeters

Cracks routed, openings sealed and stucco walls coated in elastomeric, then water tested.

When wind-driven rain gets through a stucco or block wall, the fix is usually not one product. It is cracks routed and sealed, window and door perimeters redone, and the whole wall coated in a high-build elastomeric system that bridges hairlines and sheds water. J. Perry & Sons does that work on homes, condo buildings, offices and HOA properties in Broward, Palm Beach and Miami-Dade as part of our waterproofing and sealants service. Exterior wall waterproofing coatings typically run $3.50–$7 per sq ft of wall. Our scope is sealants and wall coatings above grade; we do not do roofing or below-grade waterproofing.

Exterior wall waterproofing cost in South Florida

Scope Unit Installed range
Elastomeric waterproofing coating system on stucco or block: wash, primer, two coats per sq ft of wall $3.50–$7
Stucco crack routing and elastomeric sealant per lin ft $10–$17
Window perimeter re-caulk: cut out, backer rod, new sealant per window $275–$450
Sliding glass or French door perimeter per door $450–$750
Commercial joint sealant replacement, ground or lift access per lin ft $9–$18
Water test: hose or spray test with inside observation per area $450–$950
Minimum service call per visit $650

The per-foot coating price includes the pressure wash, patching of small voids, the primer or sealer the manufacturer calls for, two coats to the specified dry film thickness, and protection of glass, floors and landscaping. Cracks and window perimeters are counted and priced as their own lines because every building has a different number of them. Tall elevations from boom lifts or swing stages, heavy repair of hollow stucco and multiple colors push toward the top.

What a wall waterproofing system is made of

Crack routing. Hairline cracks are bridged by the coating itself. Cracks that move get routed out to a clean V or U groove, primed, filled with a paintable elastomeric or polyurethane sealant, and feathered so they do not show through.

Window and door perimeters. Most "wall leaks" start where the frame meets the stucco. Old sealant is cut out, the joint face cleaned, backer rod set and new sealant tooled before the coating goes on. Detail on our window and door perimeter caulking page.

Primer or sealer. New or chalky stucco gets a masonry primer or conditioner so the coating bonds and does not blister.

Elastomeric coating. A thick acrylic or silicone-modified coating that stretches with the wall and breathes enough to let water vapor out. Two coats at the manufacturer's spread rate, measured with a wet film gauge, not judged by eye. Thinning it out to make a gallon go further is where most coating jobs fail.

Joints and penetrations. Control joints, hose bibs, light fixtures, A/C line sets and through-wall vents are sealed before the coating so the system is continuous.

How we find the leak first: water testing

Coating a wall does not fix a leaking window or a roof-to-wall flashing problem. Before we price a full system on a leak complaint, we run a controlled water test: a hose or spray rack on one suspect area at a time, working from the bottom up, with someone watching inside. It tells us whether water comes through a crack, a perimeter joint, the window itself or somewhere above our scope. If the source is the roof or a window unit, we say so and point you to the right trade. The building water intrusion testing guide explains the method.

How we apply exterior waterproofing coatings

  1. Survey and test. Walk every elevation, map cracks, failed joints and hollow stucco, and water test active leaks.
  2. Wash. Low-pressure wash with a mildewcide to remove dirt, chalk and salt film, then dry time.
  3. Repair. Hollow and spalled stucco cut out and patched; that work is quoted through stucco repair.
  4. Cracks and joints. Route and seal moving cracks, replace window and door perimeter sealant, seal penetrations.
  5. Prime. Masonry primer or conditioner where the product requires it.
  6. Coat. Two coats of elastomeric at the specified thickness, cut in at frames and trim.
  7. Inspect and retest. Walk-down for holidays and thin spots, touch-up, and a water retest at any area that leaked.

South Florida walls and why they leak

Most homes and low-rise buildings here are CBS: concrete block with stucco over it. Block is porous, and the stucco cracks at window corners, tie beams and where walls meet. On a calm rainy day that is fine. In a tropical storm, wind holds water against one face for hours and pushes it through every crack and open joint. Salt air near the coast breaks down old paint and sealant faster, and summer heat on west and south walls makes cracks open and close daily. That is why an ordinary repaint often fails to stop the leak and a proper elastomeric system with sealed cracks and openings does. HOAs and condo associations usually approve the color, so we work from the approved palette.

How we work with GCs and property managers

Waterproofing companies and waterproofing contractors bid this work for associations, management companies and GCs all the time, and the bids rarely compare line for line. Ours are built so they do:

  • Certificate of insurance naming the association, management company, owner or GC.
  • Bids from drawings or the engineer's report in 48 hours, with coating sq ft, crack LF and opening counts by elevation.
  • Phased and night work by elevation or drop, with resident and tenant notices.
  • Unit pricing per sq ft, per LF and per opening for adds and deducts.
  • Closeout documents: product data, photos by elevation and water test results.

On recertification and milestone work we price and perform the coating and sealant items the engineer lists; the engineer of record verifies the repairs. We do not do engineering.

What a wall waterproofing estimate includes

  • Wall sq ft by elevation and the coating system named
  • Crack routing LF and window and door counts
  • Stucco repair allowance or measured quantities
  • Wash, primer, coats and target thickness
  • Water test locations and results
  • Access, protection and schedule
  • Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Exterior wall waterproofing coatings — FAQ

How much does exterior wall waterproofing cost? A full elastomeric coating system runs $3.50–$7 per sq ft of wall. Crack routing adds $10–$17 per lin ft and window perimeters $275–$450 each, priced by count.

Is elastomeric paint the same as a waterproofing coating? Close, but a waterproofing system is more than the paint. It includes routed and sealed cracks, new perimeter sealant and a coating applied at full thickness. Elastomeric rolled thin over open cracks will not stop wind-driven rain.

Will a coating stop my window leak? Not if the leak is the window or its perimeter joint. We water test first, then reseal the joint or tell you when the unit itself is the problem.

Do you do roof or basement waterproofing? No. Our waterproofing is sealant and coating work on walls, openings, balconies and decks above grade. Roofs and below-grade work go to those specialists.

How do I choose between waterproofing contractors? Ask each one for coating sq ft, crack LF and opening counts by elevation, the product and thickness, and whether they water test. Bids with those numbers can be compared.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
