J. Perry & Sons handles selective and interior demolition for commercial buildings in Broward, Palm Beach and Miami-Dade. We strip tenant spaces to the shell, remove partitions, ceilings, flooring, casework and restroom finishes, saw-cut and remove concrete, and haul the debris, working for GCs, landlords, property managers and condo associations. We are not a wrecking company; we take buildings apart from the inside so the next buildout can start. This is the commercial side of our tile removal and demolition work. Interior demolition runs $4–$9 per sq ft depending on what is coming out.
Commercial Demolition Cost in South Florida: $4–$9 per sq ft interior, $8–$16 per sq ft concrete
| Scope | Unit | Typical range |
|---|---|---|
| Interior demolition, tenant space to shell (partitions, ceilings, flooring, casework) | per sq ft of floor | $4–$9 |
| Floor tile and thinset removal | per sq ft | $4–$6 |
| Dustless vacuum-shrouded removal upgrade | per sq ft | +$1–$1.50 |
| Concrete removal, slab or flatwork, saw-cut and haul | per sq ft | $8–$16 |
| Wall saw cut, 8 in CMU | per lin ft | $48–$70 |
| Wall saw cut, 8 in poured concrete | per lin ft | $60–$90 |
| Core drill through slab or wall | per hole | $120–$525 |
| GPR scan before cutting a slab | per visit | $550–$850 |
Interior ranges include labor, carts, dumpsters, dump fees and broom-clean turnover. Night shifts, upper floors with one service elevator, and heavy mud-set tile push toward the top. Asbestos or lead abatement, if the survey finds it, is done by a licensed abatement contractor and priced separately.
What selective demolition covers
Tenant space strip-outs. Drywall partitions and metal studs, suspended ceiling grid and tile, doors and frames, millwork, carpet, VCT, tile, and restroom fixtures, down to the walls and slab the landlord wants to keep.
Selective demolition in a building that stays open. Removing one restroom, one corridor or one suite while the rest of the building runs. We build dust partitions with zipper doors, protect floors on the route out, and keep exits and fire lanes clear.
Concrete removal. Slab sections for plumbing trenches, ramps and curbs, sidewalks, equipment pads and topping slabs. We scan for post-tension tendons and conduit before cutting and coordinate with our concrete cutting and core drilling crew.
Debris removal. Carts and chutes to a dumpster placed where the property allows, recycling metal studs and grid where the hauler takes them, and daily cleanup so the GC's next trade walks into a swept floor.

How we work with GCs and property managers
- Certificate of insurance before we start. Naming the owner, management company and GC as additional insured, plus any lender or association the work letter lists.
- Bid off the demo sheets in 48 hours. We price from the demolition plan and keep-list, by sq ft for the strip-out and by LF or each for cutting and specialty items.
- After-hours and occupied-building demo. Noisy work like chipping and saw-cutting goes after close or on weekends. Quiet work runs during the day when the building allows it.
- Unit pricing. Every extra (one more wall, more slab, a second layer of flooring found under the first) is priced at the bid rates.
- Closeout. Dump tickets, recycling receipts if the project tracks them, photos of the shell, and a broom-clean handover.
How we run a commercial demo
- Survey and keep-list. Walk the space with the GC or manager, mark what stays, and confirm the asbestos survey is complete.
- Utilities made safe. Licensed electricians and plumbers cut and cap services; we do not disconnect live circuits ourselves.
- Protection. Dust partitions, negative air where needed, floor protection on the haul route, and sprinkler heads and smoke detectors protected per the building's rules.
- Strip top-down. Ceilings first, then partitions, then millwork and fixtures, then flooring.
- Concrete. Scan, saw-cut, break and remove; patch or prep the edges for the next trade.
- Haul and clean. Debris out daily, final sweep, photos.
Demolition in South Florida commercial buildings
An asbestos survey is required before demolition or renovation work in commercial buildings, and older South Florida buildings can have asbestos in floor tile mastic, joint compound and popcorn ceilings, so we do not start without one. Condo and office towers usually allow loud work only in set hours and limit us to one service elevator, which affects how fast debris leaves. Post-tensioned slabs are common in high-rises here; cutting a tendon is dangerous and expensive, so we scan with GPR before any cut. Rainy-season afternoons mean dumpsters need covers and haul routes need mats. Demolition is often permitted with the buildout in Broward and Miami-Dade; check with the building department and see our permits and compliance page.

Commercial demolition — FAQ
How much do demolition contractors charge for an interior strip-out? Interior demolition of a tenant space to the shell runs $4–$9 per sq ft, including dumpsters and haul-off. Heavy tile, multiple floor layers and night work push toward the top.
What does concrete removal cost? $8–$16 per sq ft to saw-cut, break and haul slab or flatwork. A GPR scan at $550–$850 comes first on elevated or post-tensioned slabs.
Can you demo inside an occupied building? Yes. We isolate the area with dust partitions, run loud work after hours, protect the haul route and clean every shift.
Do you handle asbestos? No. The survey has to be done first, and if it finds asbestos, a licensed abatement contractor removes it before we start.
Do you work as a demolition sub for GCs? Yes. We bid from the demo plan with unit pricing, carry a COI naming the owner and GC, and hand the space over broom-clean for the next trade.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
