J. Perry & Sons is a commercial flooring contractor working in Broward, Palm Beach and Miami-Dade for general contractors, landlords, property managers and business owners. We install porcelain tile, large-format porcelain, glue-down LVT, natural stone and walk-off entry tile in offices, retail stores, medical suites, gyms and warehouse showrooms, mostly as tenant improvement flooring inside a larger buildout. It is the commercial side of our flooring installation work. Commercial porcelain runs $14–$34 per sq ft installed depending on format and hours; LVT runs $6–$9 per sq ft for the plank only.
Commercial Flooring Cost in South Florida: $14–$34 per sq ft for porcelain, $6–$9 for LVT
| Scope | Unit | Installed range |
|---|---|---|
| Porcelain 12x24 or 24x24, sales floor or corridor, daytime | per sq ft | $14–$18 |
| Porcelain 12x24 or 24x24, after-hours or phased in an open store | per sq ft | $18–$25 |
| Large-format porcelain 24x48 and up, lobby or showroom | per sq ft | $25–$34 |
| Glue-down LVT, office or clinic (plank only, subfloor prep extra) | per sq ft | $6–$9 |
| Natural stone tile, reception or lobby | per sq ft | $26–$34 |
| Entry vestibule with walk-off porcelain | per sq ft | $22–$30 |
| Restroom floor and wainscot, porcelain with epoxy grout | per restroom | $5,250–$8,000 |
| Removal of existing tile and thinset | per sq ft | $4–$6 |
| Self-leveling underlayment where the slab is out of flat | per sq ft | $4–$6 |
Ranges cover labor, thinset, grout, trims, transitions and haul-away. Owner- or GC-supplied tile is the norm on commercial work; supplied-and-installed pricing is available on request. Night shifts, occupied floors and tight delivery windows push toward the top.
Commercial flooring we install
Porcelain tile for sales floors and corridors. Through-body or color-body porcelain at 12x24 and 24x24 is the workhorse for retail and office corridors. It takes pallet jacks, rolling carts and daily wet mopping, and a tile can be replaced without tearing up a room.
Large-format porcelain for lobbies and showrooms. 24x48, 48x48 and larger panels need a flatter slab and full-coverage setting with leveling clips. We check flatness with a straightedge before we quote and price the leveling separately so nobody is surprised.
LVT for offices and clinics. Glue-down LVT is quiet, quick to install and easy for tenants to live with. It goes over a slab that has passed a moisture test, with a pressure-sensitive adhesive rated for the reading we get. Click LVP floats and is not our pick for heavy rolling loads.
Stone and walk-off entries. Marble or limestone at a reception desk, and textured porcelain in the vestibule to catch sand and rain before it reaches the sales floor.
Warehouse and showroom floors. For showroom fronts we tile; for the warehouse slab itself we refer to our commercial epoxy flooring crew, which handles coatings, polished concrete prep and line striping.

How we work with GCs and property managers
- Insurance first. Our certificate of insurance names the owner, the landlord and the GC as additional insured before we mobilize. Building managers get it with the crew list.
- Bids from drawings in 48 hours. We take off the finish plan, flooring schedule and details, then return a unit-priced bid by finish type so changes are easy to price.
- Phased and night work. Retail and medical tenants often stay open. We install after close in sections, protect the finished area, and leave the store clean for opening.
- Unit pricing on every line. Per sq ft for field tile, per LF for base and transitions, per each for restrooms. Change orders come back at the same rates.
- Closeout. Attic stock labeled and stored where the manager wants it, product data and care sheets, punch list signed off, and a written workmanship warranty.
How we install a commercial floor
- Walk the space and the drawings. Confirm finish schedule, transitions, floor drains, expansion joints in the slab and door undercuts.
- Moisture and flatness. Calcium chloride or RH test before LVT, straightedge readings before large-format tile.
- Slab prep. Grind high spots, fill low spots, patch saw cuts and old anchor holes, prime, and pour self-leveler where the reading calls for it.
- Layout. Snap lines off the storefront or main corridor so the grout joints read straight from the entry.
- Set. Full-coverage thinset for porcelain with movement joints over slab joints and at the perimeter; rolled adhesive for LVT.
- Grout, base and transitions. Epoxy grout in restrooms and break rooms, cove or rubber base per the schedule, ADA-compliant transitions at door thresholds.
- Protect and turn over. Floor protection until the GC's final clean, then punch and closeout.
Commercial floors in South Florida: slabs, humidity and landlords
Most commercial buildings here sit on slabs on grade, and many older strip centers have no vapor barrier under the slab. That is why the moisture test before LVT is not optional. High humidity and a long rainy season mean the slab can test differently in August than in February, so we test close to install. Salt air and sand at coastal storefronts wear grout lines at the door fastest, which is why we push for walk-off porcelain in the vestibule. Landlord work letters often set the hours we can be in the building, require a COI before keys, and ban dust in shared corridors, so we cut wet or with vacuum shrouds. In Broward and Miami-Dade, tenant buildouts are permitted through the GC; flooring usually rides on that permit. Details are on our permits and compliance page.

Commercial flooring — FAQ
What does commercial flooring cost per square foot in South Florida? Porcelain runs $14–$18 per sq ft in daytime and $18–$25 after hours, large-format $25–$34, and glue-down LVT $6–$9 for the plank only with slab prep extra. Restrooms are priced per room at $5,250–$8,000.
Are you a commercial flooring contractor that works for GCs? Yes. Most of our commercial floors are subcontracted to a GC on a tenant improvement. We bid from the finish plan, carry a COI naming the owner and GC, and schedule around the other trades.
Can you install flooring while the store or office stays open? Yes. We phase the floor in sections after close or on weekends, protect finished areas, and leave the space clean and usable each morning.
LVT or porcelain for an office? LVT is quieter and faster for open office and clinic rooms. Porcelain holds up better in corridors, entries, break rooms and anywhere with rolling carts or water. Many offices mix both, with a clean transition at the door.
Do you test the slab before installing LVT? Always. A moisture reading over the adhesive's limit causes bubbling and lifting, so we test first and use a moisture-tolerant adhesive or a mitigation primer when the number calls for it.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
