Commercial Concrete Restoration in South Florida — Spalling, Balconies, Parking Structures and Pool Decks

Spall repair, balcony and garage concrete, resurfacing and removal for condos, HOAs and commercial owners.

J. Perry & Sons does commercial concrete restoration for condo associations, HOAs, property managers, building owners and general contractors in Broward, Palm Beach and Miami-Dade. The work is spalling repair on balconies, walkways and parking structures, slab edge and column repair, concrete resurfacing on decks and walkways, pool deck resurfacing, and concrete removal and replacement. It is the commercial and multifamily side of our concrete restoration work. We do not do engineering; we build to the engineer's drawings and coordinate a licensed engineer when the work needs one. Spall repair runs $105–$170 per sq ft of repaired area.

Commercial Concrete Restoration Cost in South Florida: $105–$170 per sq ft of spall repair

Scope Unit Typical range
Spall repair: chip back, clean and coat rebar, repair mortar per sq ft repaired $105–$170
Slab edge or underside repair, formed per lin ft $145–$225
Balcony package: tile off, typical spall repair, waterproofing, new tile (100 sq ft) per balcony $5,250–$8,000
Walkway or stair restoration with new finish per sq ft $50–$80
Crack repair by rout and seal or epoxy injection per lin ft $42–$70
Pool deck resurfacing, cool-deck, spray texture or coating per sq ft $8–$15
Concrete removal, saw-cut and haul per sq ft $8–$16
Concrete flatwork replacement, sidewalk or drive per sq ft $12–$20
Exterior waterproofing coating over repaired concrete per sq ft $3.50–$7

Ranges cover labor, repair mortar, rebar coating, forms and haul-away. Shoring, swing stage or lift access, and engineering are priced per project. Hidden damage is common; final quantities are measured after chipping and billed at the unit rate.

Concrete restoration scopes we take on

Spalling repair. Salt air and water reach the rebar, it rusts and swells, and the concrete cover pops off. We chip back to sound concrete and behind the bar, clean the steel, add supplemental bar where the engineer calls for it, coat it, and rebuild with polymer-modified repair mortar or formed concrete.

Balcony and walkway concrete. Exterior corridors and balconies in condo buildings carry the most salt and the most foot traffic. Our full balcony package covers tile removal, repair, waterproofing and new finish so one sub owns the leak.

Parking structure concrete. Overhead and deck spalls, slab edges at the ramps, column bases where water sits, and traffic-joint sealant. Overhead repairs are formed and pumped or hand-packed in layers.

Concrete resurfacing. Walkways, breezeways and decks that are sound but worn get a bonded resurfacing or texture coat instead of tear-out. Pool decks get cool-deck, spray texture or a coating system.

Concrete removal and replacement. Sidewalk panels lifted by roots, trip hazards, failed slabs at dumpster pads and drives. Removed, base re-compacted, formed, doweled into the adjacent slab and poured.

How we work with GCs and property managers

  • COI for the association. Additional insured endorsements naming the association, the management company and, where we sub, the GC.
  • Bids from the engineer's report in 48 hours. We price the repair schedule line by line: sq ft of spall, LF of edge, each of column repairs, with allowances for hidden quantities.
  • Phased and occupied work. Stack-by-stack or floor-by-floor on condos, with resident notices from management, protected walkways, and parking areas closed in sections.
  • Unit pricing and measured quantities. Repairs are measured and photographed before patching so the board and the engineer can verify the bill.
  • Closeout. Repair logs with photos, the engineer's observation reports, product data and a workmanship warranty letter.

How a commercial concrete repair runs

  1. Engineer's survey. Sounding, marking and a repair schedule; we coordinate the engineer if the association does not have one.
  2. Permit and shoring. Permits pulled where structural repair requires them, shoring placed per the drawings.
  3. Chip and clean. Saw-cut the perimeter, chip to sound concrete, clean steel to bright metal.
  4. Steel. Supplement bar per the engineer, coat with corrosion inhibitor.
  5. Rebuild. Repair mortar or formed concrete, cured properly.
  6. Seal and coat. Joint sealant and waterproofing coating so the repair is not back in five rainy seasons.
  7. Inspection and closeout. Engineer observation, building inspection, photos.

Concrete in South Florida: salt air, recertification and hurricane season

Coastal buildings in Broward, Palm Beach and Miami-Dade face salt-laden air that accelerates rebar corrosion, and the newer state rules on condo milestone inspections and reserve studies have pushed many associations from patching toward real concrete restoration programs. The details of those rules change; check with your association's engineer and attorney. Exterior concrete work stops when the rain comes, so we plan pours and mortar placement for mornings in the summer and avoid leaving open repairs during an active hurricane watch. Any repair that touches structure needs a permit and inspection; see our permits and compliance page. When the scope crosses into shoring, new beams or columns, our structural concrete subcontractor crew takes it to the engineer's drawings. Joints and coatings after repair go through our waterproofing and sealants team.

Commercial concrete restoration — FAQ

What does commercial concrete restoration cost? Spall repair runs $105–$170 per sq ft of repaired area and slab edge repair $145–$225 per lin ft. A typical 100 sq ft balcony package with tile and waterproofing runs $5,250–$8,000.

Do you do concrete resurfacing as well as repairs? Yes. Sound but worn walkways and decks can be resurfaced, and pool decks get cool-deck, spray texture or coatings at $8–$15 per sq ft.

Can you repair a parking structure? Yes: overhead and deck spalls, slab edges, column bases and traffic joints, phased so most of the garage stays open.

Do you need an engineer for spalling repair? For structural repairs and anything tied to a milestone inspection, yes. We do not do engineering; we build to the engineer's drawings and coordinate one if the association needs it.

How do you bill hidden damage? At the bid's unit rate, measured and photographed before we patch so the association and engineer can check every quantity.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
