Boca Raton's offices are concentrated in the parks along Glades Road, Yamato Road and Congress Avenue, and its retail in Town Center, Mizner Park and the plazas along Federal Highway and Palmetto Park Road. J. Perry & Sons installs porcelain, LVT and carpet tile in tenant improvements, store buildouts, bank branches, showrooms and medical office suites for GCs, landlords, tenants and national retail programs. In a TI the floor is the last trade in; in a store it usually goes in at night. The full service is on our office and retail tile and flooring page; other building types are on commercial renovation in Boca Raton.

Boca Raton office parks and retail centers and what that means for flooring
The Glades and Yamato office parks were largely built in the 1980s and 1990s on slab-on-grade or podium construction. Suites have been re-demised many times, so the slab carries old adhesive, patch and sometimes VCT mastic that needs an asbestos check before grinding. Slab moisture is the recurring problem for glue-down LVT and carpet tile; we test every suite before the adhesive is ordered. Landlords want a COI, a freight-elevator reservation and often their own inspection of floor prep.
Town Center and Mizner Park tenants work inside the center's rules: after-close windows, dock scheduling and vendor registration. Each night's zone is sized so the sales floor is walkable at opening. Inline plazas on Federal and Palmetto Park are simpler, often daytime work in a vacant bay.
A tenant improvement is permitted as a whole by the GC through the City of Boca Raton Building Division, and flooring rides on that permit. Finish-only replacement in an existing suite usually needs none.

How we do it in Boca Raton
- Finish plan and schedule. Pricing from the architect's finish plan and the GC's schedule, which sets whether the work is daytime in an empty suite or after hours in an operating store.
- Site walk and slab check. Floor sounded, moisture tested, flatness checked to the manufacturer's tolerance, asbestos check on old VCT and mastic.
- Demolition and prep. Carpet, VCT or tile out with dust control, adhesive ground off, cracks treated, patch and self-leveler at $0.50–$6 per sq ft where needed. Large-format porcelain needs a flatter slab than LVT.
- Layout. Porcelain from the storefront or reception sightline with full tiles at the entry; LVT and carpet tile from a centerline so perimeter cuts balance.
- Installation. Porcelain in polymer-modified mortar with leveling clips and the specified grout; LVT in the manufacturer's adhesive with a roller pass; carpet tile in releasable adhesive in the designer's pattern.
- Base, transitions, turnover. Base, lease-line and door transitions, metal edge at the storefront, floor covered until the final clean, then walked with the GC or tenant and attic stock left on site.
Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Office and retail flooring in Boca Raton — FAQ
What does office flooring cost per square foot in Boca Raton? Carpet tile $2.50–$4, glue-down LVT $3–$5, porcelain corridors $14–$20 and reception lobbies $18–$30 per sq ft, labor and setting materials with the flooring supplied.
Can you tile a Town Center or Mizner Park store without closing it? Yes. Work runs after close in zones sized so the floor is walkable at opening, with the center's dock, vendor and COI requirements handled before the first night.
Does flooring in a Boca Raton office TI need its own permit? No. The GC permits the TI as a whole through the city and flooring is part of it. Replacing flooring in kind in an existing suite usually needs no permit.
Why test the slab in a 1980s office building? Adhesive-set LVT and carpet tile bubble and release over a wet slab. A moisture test before ordering tells us whether a mitigation primer is needed and protects the flooring warranty.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the finish plan or square footage by area. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
