Boca Raton restaurants open in three kinds of space: Mizner Park and downtown, the mall and lifestyle-center pads near Town Center, and the inline plazas along Glades, Palmetto Park and Federal Highway. The kitchen floor has the same job everywhere: hold up to grease, hot water and nightly degreaser and pass the health inspector. J. Perry & Sons installs quarry tile and slip-rated porcelain kitchens with epoxy grout, 6-inch cove base and slope to drain, plus dining-room porcelain, for owners, franchise groups and GCs. Full scope is on our restaurant and commercial kitchen tile page; other building types are on commercial renovation in Boca Raton.

Tile is supplied by the owner or GC. A 1,200 sq ft kitchen with new quarry tile, cove base, two drains and a sloped dish pit typically lands between $22,000 and $38,000 before demo. Overnight work in an operating restaurant adds 15–30 percent to labor.

Boca Raton restaurant spaces and what that means for the floor
Mizner Park and downtown second-generation restaurant spaces have had several tenants, and the slab under the old quarry tile is soaked with grease from the last kitchens. We grind to clean concrete and degrease before any mortar goes down. Upper-level kitchens get a full membrane under the tile because a leak lands on a tenant below.
Lifestyle centers and mall pads near Town Center set their own work windows and vendor rules: a COI naming the landlord, loading-dock reservations and work after close. Most kitchen floors there run overnight in zones or across a two- to five-day closure between concepts.
Inline plaza restaurants along Glades and Federal are the simplest to permit and the most likely to have too few drains. We flag drain additions to the plumber early, before any bed is screeded.
Kitchen floors replaced in kind are often permit-exempt, but any change to drains, the hood or the layout requires a permit through the City of Boca Raton Building Division, pulled by the GC, alongside state restaurant plan review.

How we do it in Boca Raton
- Equipment plan and drains. Pricing comes from the kitchen designer's equipment plan, which sets drain positions, slope zones, cove runs and equipment curbs.
- Demolition. Old quarry tile, VCT or failed epoxy out overnight with dust-shrouded tools, mortar bed ground to sound concrete, asbestos check on older VCT first.
- Drain coordination. The plumber sets drain bodies to our finished floor elevation; we confirm each one before the bed goes down.
- Slope bed and membrane. Mortar bed screeded at 1/4 inch per foot in the dish pit and wet zones, membrane turned up behind the cove, clamped into each drain and flood-tested.
- Setting. Back-buttered quarry tile in latex-modified mortar with 1/4- to 3/8-inch joints, cuts under equipment, cove base set after the floor with formed corners.
- Epoxy grout and cure. Small batches forced to full depth, cleaned in two passes, movement joints sealed; floor cures before equipment rolls back and is released with the documentation the health inspector asks for.
Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Restaurant kitchen tile in Boca Raton — FAQ
What does a quarry tile kitchen floor cost in Boca Raton? $14–$22 per sq ft installed with epoxy grout, labor and setting materials with the tile supplied. Cove base adds $16–$26 per linear foot and sloped zones $4–$8 per sq ft.
How long will my Boca Raton kitchen be closed? A full floor typically takes two to five days of closure, or it runs in overnight zones over a longer period. Epoxy grout needs its cure before equipment rolls back, and that date is fixed in the schedule.
Do I need a permit to replace a restaurant kitchen floor in Boca Raton? Not for tile replaced in kind. Changes to drains, hood or layout need a permit through the city, pulled by the GC, and the state restaurant plan review checks the floor as well.
Can you work inside a Mizner Park or Town Center lease? Yes. We carry the landlord's COI requirements, reserve the dock and work in the after-close window the center sets.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the kitchen equipment plan and drain locations. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
