J. Perry & Sons is a commercial painting contractor for property managers, HOA and condo boards, general contractors and business owners in Broward and Palm Beach counties. We paint office interiors after hours, repaint HOA communities building by building, coat condo exteriors from lifts and swing stages, and spray warehouse walls, ceilings and bollards. It is the commercial side of our painting contractor hub, often paired with stucco repair, tile and flooring on one contract. Pricing is per square foot or per building, so bids compare line by line.

Ranges are 2026 South Florida figures and include pressure washing, masking, minor caulking, primer where needed and a commercial-grade acrylic. Elastomeric adds $0.60–$1.20 per square foot of wall. Lifts, swing-stage rigging, stucco repair by the linear foot and after-hours premiums are their own line items so a board or GC can see what drives the number.

Commercial paint systems and options
Interior acrylic, scrubbable finishes. Offices, medical suites and schools get an eggshell or satin that holds up to cleaning; corridors and restrooms get a higher sheen. Low-VOC lines are standard where tenants stay in the building.
Exterior 100% acrylic over stucco. The base system for commercial CBS and stucco buildings: masonry primer on bare or patched areas, two finish coats sprayed and back-rolled.
Elastomeric coatings. For stucco with widespread hairline cracking on walls that take driving rain, a 10–20 mil elastomeric bridges cracks and sheds water. We check for trapped moisture first; on a wall already wet from behind it does more harm than good.
Dry-fall, direct-to-metal and traffic marking. Warehouse ceiling decks and bar joists get a dry-fall coating that sweeps up as dust. Bollards, railings, roll-up doors and steel get a rust-inhibitive primer and a DTM enamel. Garage striping, curb paint and fire-lane marking are done by the same crew.

How we do it
- Site walk and substrate check. Stucco cracks, spalling, chalking, rust bleed, failed sealant at windows and joints, and interior drywall damage mapped by elevation or room.
- Schedule and access plan. After-hours windows for offices, phasing by building for HOA communities, lift or swing-stage plan for mid-rise condos, resident parking plan.
- Wash. Low-pressure wash with mildewcide, 24–48 hours of drying before coating.
- Repairs. Stucco cracks V-cut and patched, spalls chipped back and re-stuccoed, sealant replaced, drywall patched and sanded.
- Protection. Glass, pavers, signage, landscaping, vehicles and tenant equipment masked and covered.
- Prime. Masonry primer on patches and bare stucco, stain-blocker on water stains, bonding primer on glossy or metal surfaces.
- Finish coats. Two coats, sprayed and back-rolled on stucco, rolled inside. Trim, doors and metal follow the walls.
- Walk-through by building or floor. Punch list closed, leftover paint labeled and left with the manager.
Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Commercial painting in Broward and Palm Beach: weather, salt, lifts and boards
Exterior work runs on the weather. In rainy season we coat in the morning on walls that dried the day before and stop before afternoon storms; a wall coated ahead of rain blisters, and one coated near the dew point loses its sheen in a year. Coastal buildings carry salt film and rust bleed at railings, fasteners and stair stringers, so metal gets a rust-inhibitive primer every time.
Lift work is planned around the site. Boom lifts need firm ground and clearance from landscaping; swing stages need roof anchors the engineer has approved. On garden-style communities we move building to building so residents lose parking for a day or two, not a month.
Condo and HOA boards usually have an approved palette and an architectural review process. We prepare the color schedule, product data, warranty terms and insurance for the submittal and attend the board meeting when asked. See HOA exterior paint approval in South Florida.
How we work with GCs and property managers
- Certificate of insurance naming the owner, GC or association as additional insured, with general liability and workers' compensation, before mobilization.
- Bids from drawings in 48 hours. Send finish schedules and elevations and you get a unit-priced bid: per square foot inside, per square foot of wall outside, per building for communities, lifts and repairs as separate lines.
- Phased and night work. Occupied offices after hours or weekends with low-VOC products; apartment turns priced per unit against your move-out calendar.
- Unit pricing on change orders. Stucco repair by the linear foot, doors by the unit, extra coats by the square foot.
- Closeout documents. Product data, color schedule by elevation, warranty letter and lien releases in one package.

Commercial painting — FAQ
How much does commercial interior painting cost per square foot in South Florida? $1.50–$4 per square foot of floor area. Walls only in one coat sits at the low end; walls, ceilings, doors and trim in two coats at the high end. Warehouses sprayed with dry-fall run $0.90–$2.
What does it cost to paint a condo or HOA building exterior? $2–$5 per square foot of wall area. A 4–8 unit townhome building typically runs $9,000–$22,000; a 2–3 story garden apartment building $18,000–$45,000. Lift access and stucco repair are separate lines.
Can you paint an occupied office without disrupting tenants? Yes. We work nights and weekends with low-VOC products, mask and move furniture in zones, and return each area to use before the next business day.
Should our building use elastomeric paint? Only on stucco with widespread hairline cracking that takes driving rain and tests dry behind the surface. On a wall already holding moisture it traps water.
Do you handle the HOA or board approval? We prepare the color schedule, product data, insurance and warranty terms for the submittal and attend the meeting when asked. The board approves; we make the package easy to approve.
