In the middle of a bigger project? Most Boca Raton homeowners who call about stucco repair are. New impact windows went in and left broken edges around every opening. The front of the house is getting a modern update. A crack under the master window has come back after two coats of paint. J. Perry & Sons handles the stucco side of all of it, using the approach on our residential stucco page, adapted to the CBS (concrete block) houses, arches and HOA rules you have here. For the citywide picture of systems and textures, see stucco in Boca Raton. If you are bidding a building rather than a house, the right page is commercial stucco in Boca Raton.
The five stucco jobs Boca homeowners ask for
1. Repairs that hold. Cracks at window corners, hollow spots that sound like a drum when tapped, and spalls, where rusting steel has pushed stucco off the tie beam. On east Boca ranches near the Intracoastal, a rust stain below a crack usually means the lintel or tie-beam steel is corroding, and we treat that before any stucco goes back. We cut each repair back to sound material, rebuild it in coats and texture it to match your wall. Method details are on stucco repair.
2. A full re-stucco. When a third or more of an elevation is cracked or hollow, chasing patches costs you more than starting over. We strip the failed coat, correct the bead and weep screed (the metal edge at the bottom that lets water out), and rebuild the whole wall so it cures and paints as one surface. See full-house stucco.
3. Entry and porch columns. Round and square columns are part of the Mediterranean front on many Boca houses. They crack at the cap and the base, where water sits. We rebuild the damaged section, true the shape and refinish the column top to bottom, so the repair does not show as a band. See stucco column repair.
4. Arched openings squared off. Square impact units are replacing arched ones across west Boca. We fill the arch, form the new head, run lath across the joint between old and new, and refinish the wall so the opening looks like it was built square. This changes an opening, so it rides on a permit.
5. A smooth finish on the front of the house. Many owners convert only the front and entry court from knockdown or sand to smooth. Smooth shows every wave in the wall, so we float the base straight first, then carry the finish coat corner to corner without stopping mid-wall.
Not sure which of these your house needs? Send a few photos through our project form and we'll tell you whether it's a patch job or a full re-stucco.
Getting your HOA to say yes
Live in one of the gated or country-club communities in west Boca? Then a texture or color change almost always needs architectural approval before a trowel touches the wall. Squaring arches changes the look of the front, so it goes through review too. We prepare what the committee usually asks for: a sample board of the proposed texture, the paint color code, photos of the current elevation and a short written description of the work. You submit it, because it is your property and your application. A patch that matches what is already there normally needs no approval at all.
Permits are on us
Your permit comes from either the City of Boca Raton or Palm Beach County, depending on whether your parcel is inside city limits. Many west Boca addresses are unincorporated county. We look it up, file the application, schedule the lath inspection before the scratch coat covers the lath, and close the permit out. J. Perry & Sons pulls all of its own permits and follows every city and county requirement on the job.
When a repair uncovers cracked block, a failed lintel or anything structural, we stop and bring in a licensed engineer. We do not do engineering; we build to the engineer's drawings and coordinate a licensed engineer when the work needs one.
Living at home while the walls are done
Wondering what the work will feel like at home?
- We work one or two elevations at a time, so your front door, garage and pool deck stay usable.
- The first days are loud: chipping out old stucco, mixing and spraying. The cure days after that are quiet.
- Windows, landscaping, pavers and the pool edge are covered with plastic and drop cloths before work starts.
- Please move cars and patio furniture away from whichever wall we are on. We ask for water, a power outlet and a spot to mix.
- Cement stucco has to cure before primer, so the painter follows the stucco instead of overlapping it.
From mid-May to mid-October, afternoon storms roll in most days. We plan finish coats for the morning and cover anything fresh before the weather turns.
Stucco repair pricing for a Boca Raton home
Stucco repair on your house typically starts around $13–$21 per sq ft of patch, including the cut-out, the coats and the texture match, confirmed after we see the project. A full re-stucco of a wall or the whole house typically starts around $14–$23 per sq ft. Spalling repair, where the concrete is chipped back to rusted steel, the rebar treated and the area rebuilt, typically starts around $22–$34 per sq ft. Columns, arch conversions and a smooth finish on the front are priced per job after a site visit, because the shape and condition of each one changes the work.
About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.
Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

What to send before the visit
A wide photo of each side of the house, a close photo of every crack or stain with something for scale, and a note on any recent window or roof work. If your community requires a certain texture or color, send that too. Then the visit goes straight to tapping walls and finding the water.

Boca Raton home stucco FAQ
Can you fix the stucco the window installer left around my new impact windows? Yes. We rebuild the returns at the jambs, head and sill, tie them into the existing wall with lath where needed, seal the joint and match the texture. The sooner you call after the install, the less water gets behind the edges.
My HOA wants a sample before approving smooth stucco. Can you make one? Yes. We prepare a sample board with the proposed finish and the paint code, plus photos and a short description of the work for your application.
What will my Boca house cost per square foot to repair or redo? Patches typically start around $13–$21 per sq ft, spalling repair around $22–$34 per sq ft and a full re-stucco around $14–$23 per sq ft. Columns, arches and a smooth front are priced per job after a site visit. Final pricing is confirmed after we review your project.
Do I have to move out while you work on the stucco? No. Everything happens outside, a wall or two at a time. Expect noise on the first days, and keep cars and furniture away from the wall we are on.
Who handles the permit for squaring an arched window? We do. Changing an opening needs a permit from the City of Boca Raton or Palm Beach County, depending on your parcel, and we file it, book the inspections and close it out.
