Need a stucco number for a Boca Raton building? Send the elevations and wall sections and we return a unit-priced commercial stucco bid within 48 hours, with every wall type on its own line. J. Perry & Sons is a licensed Florida general contractor. We work as the stucco trade for GCs, the prime for property managers and the contractor of record for condo and HOA boards. The full scope and method are on our commercial stucco page. For the citywide overview of systems and textures, see stucco in Boca Raton. If you own a single-family home, residential stucco in Boca Raton is written for you.
The commercial building stock in Boca Raton
Our Boca work comes from four kinds of property, and each sets up the job differently.
Office and medical buildings. The city's office districts hold low- and mid-rise buildings. Many are clad partly in EIFS (a foam-based exterior insulation system) or detailed with foam cornices and reveals over a cement base. The work runs around open tenants.
Retail plazas. Strip and neighborhood centers along the main commercial roads, east and west, are mostly CBS block with three-coat cement stucco, storefront glass and covered walkways on columns. The columns and the walkway soffits (the underside of the overhang) are where the damage collects.
Condo buildings. Low- and high-rise condos along the beach and the Intracoastal take salt air head on. Under Florida's milestone inspection law, condo buildings of three stories or more go through structural inspections, and your stucco scope often comes straight out of that engineer's report: spalls (concrete popping off over rusted steel), corroded embedded steel, and failed sealant at balcony edges and window perimeters.
Gated communities. West Boca's HOA communities own clubhouses, gatehouses, perimeter walls and entry monuments, all stucco over block. Many also own the exteriors of townhome and villa buildings. Boards usually want that work phased across several fiscal years.

|---|---|---|
| Crack and patch repair | Cut-out, rebuild, texture match | $13–$21 per sq ft of patch |
| Spalling repair | Chip to steel, treat rebar, rebuild | $22–$34 per sq ft |
| Re-stucco of an elevation | Strip, lath and bead correction, scratch, brown and finish | $14–$23 per sq ft of wall |

| Columns | Walkway, porte-cochere and entry columns rebuilt and refinished | Priced from drawings, per column |
| New construction | Three coats behind the framer and glazier, on block or over lath | $7–$10 on block, $9–$13 over lath, per sq ft of wall |
| EIFS repair or conversion | EIFS patched in kind, or removed and replaced with hard-coat | Priced from drawings |
About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.
Access, scaffold or lift, and protection appear as separate lines. Add-on walls and addenda carry the same unit rates as the base bid, so a change order is simple arithmetic, not a negotiation. Method pages: full-building stucco, commercial stucco column repair, new-construction stucco and EIFS and high-build stucco.

Paperwork for the GC and the manager
- Bid in 48 hours from architectural elevations, wall sections and stucco details, or from a walk of the building with a hammer and a camera.
- COI naming the owner, the management company and the GC as additional insured, issued with the crew roster before we mobilize.
- Submittals for cement, lath, accessories and finish, sent for your approval before anything is ordered.
- Permits pulled by us under our general contractor license, through the City of Boca Raton or Palm Beach County depending on the parcel. J. Perry & Sons follows every city and county requirement and schedules lath inspections before the scratch coat covers the lath.
- Closeout package with product data, inspection sign-offs, a punch list closed with your superintendent or manager, and the warranty paperwork.
Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.
Phasing around tenants, residents and the season
On an occupied plaza we work one elevation or one bay of storefronts at a time. We keep entrances and accessible routes open and stage the mixer and materials away from customer parking. Office and medical tenants get loud chipping and cutting scheduled outside their hours when the lease calls for it. On a condo, the phase plan follows the stack or the drop, and we draft notices for your manager to send before each section starts. Community boards get a per-building schedule so they can approve and fund the work in phases.
The rainy season, roughly mid-May to mid-October, shapes every Boca schedule. Coats go on in the morning, fresh work is covered before the afternoon storms, and stucco cures before the painter primes it. During hurricane season, scaffold and lifts are secured whenever a watch is posted.
Engineering, milestone reports and the board vote
Is your scope coming out of a milestone report? When the scope comes from a milestone or structural report, we price and build to the engineer's repair details and sequence the stucco behind the concrete work. We do not do engineering; we build to the engineer's drawings and coordinate a licensed engineer when the work needs one.
When your board is changing a texture or color, we build a mockup on the building itself, so members vote on a real wall, not a paint chip. The approved mockup becomes the standard we check the finished elevations against at punch.
Board meeting coming up? Call (561) 556-7509 and we'll set a date to build the mockup panel before the vote.

Boca Raton commercial stucco FAQ
How are commercial stucco bids in Boca Raton priced? By the unit. Patch repair is priced per sq ft of patch, and re-stucco, full-building and new-construction work per sq ft of wall, with the ranges in the scopes table above. Columns and EIFS scopes are priced from drawings, and access and protection sit on separate lines. Final pricing is confirmed after we review your project.
Can you price stucco repairs from a milestone inspection report? Yes. Send the engineer's report and repair drawings. We quantify each item, price it by the unit and build to the engineer's details.
Will the COI name our association and management company? Yes. The certificate names the owner, the association, the management company and the GC as required, and it goes out before we mobilize.
Do you repair EIFS on Boca office buildings or only cement stucco? Both. We repair EIFS with EIFS materials so the wall stays flexible. Where you want hard-coat instead, we price the removal and conversion as an alternate.
Can you keep a retail plaza open while the stucco is redone? Yes. We phase by elevation or bay, keep entrances and accessible routes clear, protect the storefront glass and move the loudest work outside tenant hours.
