Stucco repair is the right call when the damage on your exterior wall is local: a crack that keeps reopening, a hollow sound when you knock, a brown stain under a window, or a chunk that fell off over a door head. This page is part of our residential stucco work, which sits under the stucco hub. We repair homes in Broward, Palm Beach and Miami-Dade, and we build each patch in the same coats as the original wall so it does not peel later. If more than about a third of your wall has failed, we tell you so and quote full-house stucco or a single-elevation re-stucco instead of stacking patches.
Stucco repair cost: $13–$21 per sq ft patch, $14–$23 per sq ft re-stucco
| Scope | Typical size | Installed range |
|---|---|---|
| Hairline crack routing and elastomeric fill, per elevation | 20–60 linear ft | $625–$1,000 |
| Cut-out patch, three-coat rebuild, texture match | 10–50 sq ft | $13–$21 per sq ft |
| Spalling repair over a rusted lintel or rebar, with rust treatment | per window or door head | $1,250–$2,000 |
| Spalling repair on a wall area: chip to steel, treat rebar, rebuild | 10–50 sq ft | $22–$34 per sq ft |
| Water-damage repair under a window, with sill flashing and sealant | per window | $1,500–$2,500 |
| Re-stucco one elevation over existing (scratch, brown, finish) | 300–600 sq ft | $14–$23 per sq ft |
| Re-stucco a whole single-story house | 1,800–3,200 sq ft wall area | $25,000–$40,000 |
| Repaint a patched elevation to blend | 300–600 sq ft | $4.50–$7 per sq ft |
About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.
Why does a small patch cost more per square foot than a big one? It carries the same mobilization, the same three coats, the same cure days and the same texture matching. Small service calls carry a minimum charge. Paint is quoted separately, because a textured patch only disappears once the whole elevation is coated.

What kind of damage do you have?
Hairline cracks in stucco. Anything under 1/16 inch is shrinkage and heat movement, and every house has some. We open the crack slightly with a grinder, fill it with elastomeric (flexible, rubbery) compound and texture over it. If your house is close to a repaint, an elastomeric coat closes whatever is left.
Stair-step and wide cracks. A crack over 1/8 inch, one that follows the block joints, or one that starts at the corner of a window means the wall is moving. We cut back to sound material, look at the block and the lintel (the beam over the opening), and fix the cause before rebuilding. Our crack repair versus re-stucco guide explains where the line sits.
Hollow, delaminated stucco. Tap your wall with a knuckle or a screwdriver handle. A drum-like sound means the brown coat has let go of the block. We cut the area to a clean edge, clean and wet the block, and roll on a bonding agent before the new coats.
Spalling. Rusting steel in a lintel or tie beam swells and pushes the stucco and concrete off the face. We remove the loose material, chip to clean steel, treat the bar with a rust converter and primer, rebuild with polymer-modified repair mortar, then stucco. Spalling is priced per square foot; see the cost table above. Heavy section loss goes to our concrete restoration crew with an engineer's letter.
Water damage. Soft, stained stucco under windows or at the base of a wall points to failed sealant, a missing weep screed or a sprinkler head hitting the wall. Stucco moisture damage repairs include that fix. A patch without it fails again.
Synthetic stucco and EIFS. Synthetic stucco repair is a different job: foam and mesh cannot be patched with cement. We cut out the damaged section, replace the foam, mesh and base coat, and match the acrylic finish. See EIFS and high-build stucco.

How a repair goes
Patching stucco well starts before any cutting.
- Survey. We tap every side of the house, measure crack widths and inspect window heads, sills and the wall base. You get a plain list of what is cosmetic and what is a water or structural issue.
- Cut-out. Failed stucco is saw-cut to a straight line at least 4 inches into sound material.
- Cause. Rusted steel is treated, failed sealant is removed and replaced, and a missing casing bead or weep screed is installed.
- Lath or bond. Over frame, new paper-backed lath goes on. Over block, an acrylic bonding agent is rolled on.
- Scratch and brown. Two Portland cement coats, each cured at least 48 hours, with the brown coat floated flush to the wall around it.
- Finish and texture. We texture the finish coat to match your existing sand float, knockdown, skip trowel or smooth. You see the match on a sample board before it goes on the wall.
- Cure and paint. Cement stucco cures 7–14 days before primer. Painting the whole elevation is what hides the repair for good.
Repairing stucco in South Florida
Block walls. Most homes here are concrete block with stucco applied straight to it. A repair lives or dies on how clean and damp the block is when the first coat goes on.
Salt air and rust. Near the coast, steel corrodes faster. What looks like a stucco problem at a window head is often a steel problem, and patching over untreated steel buys a year or two.
Humidity. Stucco cures slower in August than in February. A patch can take two days to build and two weeks before it is ready for paint. We don't rush it.
Hurricane season. Water repairs at windows are best finished before June. If a storm is coming, loose stucco can become a projectile, so we pull it off and seal the spot.
Permits and HOA. Cosmetic repair needs no permit. Work that exposes tie-beam or lintel steel does, and we pull it. If your community requires paint-color or texture approval, we match the existing finish so there is nothing to submit.

Stucco repair FAQ
What does a stucco patch cost on a house? A three-coat rebuild with the texture matched is priced per square foot, and small service calls carry a minimum. Re-stuccoing a whole elevation and spalling repair (chipped to the steel and rebuilt) each have their own starting range in the cost table above. Final pricing is confirmed after we review your project.
Is caulk enough for a stucco crack? For a hairline shrinkage crack, an elastomeric patch is the right fix and it is what we use. A crack wider than 1/8 inch, or one that reopens, signals movement or rusting steel, and caulk only hides that for a season.
Why is the stucco bubbling under my window? Water is getting behind it, usually through failed sealant at the frame or missing sill flashing. We fix the entry point as part of the repair, or the bubble comes back.
Will the repair show? On bare, unpainted stucco a patch is always visible, even with a matched texture. Once the elevation is painted, it blends into the wall.
How do I get an exact price? Send photos of each damaged spot and one wide shot of the wall to (561) 556-7509 or through our project form. After a short site visit to tap the wall and confirm scope, the written proposal usually follows within two days.
