What is on the outside of your Jupiter house? Almost certainly concrete block with cement stucco, unless it is one of the larger homes finished partly or wholly in EIFS, the foam system people call synthetic stucco. Knowing which one you have is the first step in any stucco repair, and it is the first thing we check. J. Perry & Sons does residential stucco work across Jupiter and on Jupiter Island: patches, full re-stucco, columns, arch changes and smooth finishes, with the permit pulled by us when one is needed. For how stucco systems vary across town, see stucco in Jupiter; our other home services are on the Jupiter page.
Signs your Jupiter house needs stucco work
| What you notice | What it usually means |
|---|---|
| Rust-colored streaks or bulging at a window head | Steel lath or a lintel rusting behind the stucco |
| Diagonal cracks from window corners | Movement at the opening, often after a window swap |
| Long horizontal crack at the second-floor line | Block first floor meeting a framed second floor |
| Wall feels soft or gives slightly when pressed | EIFS with damaged foam or water behind it |
| Paint bubbling near the ground | Irrigation or ground water wetting the base |
| Chunks missing at corners | Corroded corner bead pushing the finish off |
Homes on the east side and near the river, the Intracoastal and the inlet see the rust-driven failures most. In the gated communities to the west, cracks at window corners and at the floor line are more common than rust.
Spot one of these on your walls? Snap a wide photo and a close-up, send them through our project form, and we'll tell you what we think is going on.
Coastal stucco repair and Jupiter Island homes
Live near the water? Then stucco repair on your house is rarely only a stucco job. Salt air corrodes the steel in lintels, tie beams, lath and bead (the metal edge trim), and rust expands enough to crack and lift the coat. We chip back to sound concrete, clean and coat the exposed steel, rebuild with repair mortar, and only then put back the scratch, brown and finish coats. Patch only the surface and the rust keeps working, so the crack comes back in the same spot. More detail is on our stucco repair page.
On these homes we use galvanized or PVC bead and coated fasteners, and we prefer a breathable coating on water-facing walls so moisture can leave the block.
Synthetic stucco on Jupiter homes
If your home has EIFS, the repair works differently. We cut out and replace the damaged foam, embed a new mesh layer in base coat and apply the acrylic finish to match. Every joint around windows, doors and penetrations gets sealed with a compatible sealant. If a wall is soft or stained below a window, we open a small inspection area first to find where the water is coming from, because finishing over wet foam wastes your money.
Some owners choose to replace failing EIFS on a wall with hard-coat stucco. That is a bigger job and needs a permit, and we will walk you through whether it makes sense on your house.
The front of the house: columns, arches and smooth finishes
Columns. Entry and porch columns near the water lose their corners to rusted bead and crack at the base. We rebuild the profile with new bead so they look straight again. See stucco column repair.
Arched openings. Owners of 1980s and 1990s homes often square the arched heads over front windows and doors, usually when new impact windows go in. We open the wall, rebuild the head to the drawings and close the stucco around the new shape. That is a permitted change.
A smooth front. Going from sand, dash or knockdown to a smooth finish on the street side is the most requested upgrade we see in Jupiter. We repair the wall, float it true and finish it smooth, then it gets painted once it cures. The method is on smooth stucco finish.
What it costs
Starting ranges, confirmed once we've seen your house:
- Patch repair, cracks or hollow areas, texture matched: $13–$21 per sq ft
- Spalling repair, chipped to steel, rebar treated, rebuilt: $22–$34 per sq ft
- Full elevation re-stucco down to block: $14–$23 per sq ft
- Columns, arches, EIFS repair and smooth conversions: priced per job after a site visit
When we find rusted steel, the concrete repair behind the stucco is a separate line on your estimate so you can see it.
About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.

HOA approval and permits
Most gated communities in Jupiter have an architectural committee that approves texture, color and window shape changes. You file the request for your property, and we supply the sample board, photos and a written description. Matching repairs normally need no approval.
J. Perry & Sons pulls every permit itself and follows every city and county requirement. Inside town limits that is the Town of Jupiter Building Department. Unincorporated addresses go to Palm Beach County, and Jupiter Island, being its own town in Martin County, has its own process. We confirm which office applies before quoting. We do not do engineering; we build to the engineer's drawings and coordinate a licensed engineer when the work needs one.
Living at home during the work
Will you have to move out? No. Stucco work is outside, so you stay in the house. We take one or two walls at a time, cover windows, doors, pavers and plantings, and ask you to move cars and patio furniture back from the wall we are on. The first days of chipping are noisy; the rest is quiet. Painting follows once the cement has cured. Late fall through spring is the easiest season on the coast, and in summer we work mornings and protect fresh coats from afternoon storms.
Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Jupiter homeowner FAQ
Can you repair synthetic stucco on my Jupiter Island house? Yes. We replace damaged foam, embed new mesh in base coat, match the acrylic finish and seal every joint. If water is behind the system, we find and fix the source first.
How much should I expect to pay for stucco repair at my house? Patching typically starts around $13–$21 per sq ft and re-stucco of a whole wall around $14–$23 per sq ft. Columns, arches, EIFS work and smooth fronts are priced per job after a site visit, and spalling repair behind the stucco is listed separately, starting around $22–$34 per sq ft. Final pricing is confirmed after we review your project.
Why do the cracks above my windows have rust stains? The steel lath or lintel behind the stucco is corroding, which is common near salt water. The steel has to be cleaned and coated before the stucco is rebuilt, or the crack returns.
Can I make my textured house smooth? Yes. After repairs, we float the walls true and finish them smooth, and they get painted once cured. If you are in a gated community, your HOA will want to approve the change first.
Who handles the permit for my address? We do. We confirm whether it is the Town of Jupiter, Palm Beach County or the Town of Jupiter Island, file the permit when the scope needs one and schedule the inspections.
