Why do Jupiter commercial stucco scopes so often cost more than they look from the parking lot? Salt air, wind-driven rain and a mix of hard-coat and EIFS facades hide a lot of the work. J. Perry & Sons bids that work for general contractors, property managers, condo and HOA boards and owners, using the unit-price method on our commercial stucco page. Send elevations, wall sections or an address, and the written bid comes back within 48 hours. The systems found across town are described on stucco in Jupiter; the rest of our local trades are on the Jupiter page.
Bid basis and unit rates
We take off each elevation by wall type and price every scope as its own line, so addenda and added walls carry the same rates.
| Line item | Unit | Rate |
|---|---|---|
| Cracked, hollow or spalled areas cut out and rebuilt, texture matched | sq ft of patch | $13–$21 per sq ft |
| Elevation re-stucco, scratch, brown and finish | sq ft of wall | $14–$23 per sq ft |
| Spalling repair: chip to steel, treat rebar, rebuild | sq ft | $22–$34 per sq ft |
| Full building re-stucco, multi-story, access included | sq ft of wall | $15–$24 per sq ft |
| New construction, three coats on block / over lath | sq ft of wall | $7–$10 / $9–$13 per sq ft |
| EIFS repair, EIFS installation, columns | per sq ft, per column or lump sum | priced from drawings |
About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.
Scaffold, lift or swing stage, protection and permits are listed separately. Alternates, such as converting a failing EIFS wall to hard-coat or skimming an elevation smooth, are priced as add or deduct lines.
Jupiter's commercial stock
Plazas and retail. The shopping centers along the main commercial roads are mostly one- and two-story block with cement stucco, often with foam cornices, bands and parapet caps in EIFS. Cracked parapets, failed storefront returns and stained cornices are the usual calls.
Medical, dental and professional offices. Low-rise block buildings that stay occupied during the work. We phase these by elevation and keep entrances and accessible routes open.
Flex and light industrial. Block buildings with long, plain elevations and roll-up doors. Re-stucco goes quickly here, and the damage tends to sit at door jambs and at the base, where water and vehicles hit.
Waterfront restaurants and marinas. Buildings near the inlet and the Intracoastal take the heaviest salt in town. Expect rusted lintels and bead, spalled slab edges and more concrete repair per square foot than on inland walls.
Condominium and association buildings. Mid-rise and low-rise residential buildings along the coast, plus clubhouses and gatehouses in the western communities. Your board approves the sample and the phasing plan before work starts.
EIFS finishes and installation
Is your building's trim foam, not cement? A good share of Jupiter's commercial stock, and some of the larger buildings near Jupiter Island, use EIFS finishes. EIFS is foam board, a mesh-reinforced base coat and an acrylic finish. It shapes cornices and reveals easily and can be colored all the way through, but it dents on impact and traps water if joints and terminations (the edges where the system stops) are not sealed.
For repair, we cut out damaged foam, replace it, embed mesh with proper overlap onto the sound system, then base coat and finish to match. New EIFS is installed to the manufacturer's system and the drawings, with the sealant joints at windows and penetrations detailed before the finish goes on. Where a wall keeps failing, we price a conversion to hard-coat as an alternate. See EIFS and high-build stucco.

Columns, full buildings and new construction
Coastal columns at porte-cocheres, covered walks and parking areas lose their edges to rusted bead and spall at the base. We cut back to sound concrete, treat the steel, rebuild the profile and reset the bead so a run of columns finishes uniform; the method is on commercial stucco column repair. Full-building re-stucco runs elevation by elevation, with lath and accessories inspected before the scratch coat. On new construction we schedule lath and coats behind the framer and the window installer, as described on new construction stucco.
Phasing on an occupied coastal building
Need the building to stay open while we work?
- One elevation at a time, with storefronts, lobbies and accessible routes kept open.
- Materials staged away from entrances and resident or tenant parking.
- Loud chipping and mixing outside business hours when the lease or the board requires it.
- Late fall through spring is the easiest window for water-facing elevations; in summer we apply early and protect fresh coats from afternoon storms.
- Cure time is held between coats. We do not stack coats to make a date.
Send the drawings or the building address through our project form, and we'll return a phased, unit-priced bid within 48 hours.
COI, permits and engineering
Certificates naming the owner, the association, the management company and the GC as additional insureds go out with the crew roster before we mobilize. Permits inside town limits come from the Town of Jupiter Building Department. Unincorporated parcels go to Palm Beach County, and properties on Jupiter Island fall under that separate town in Martin County. J. Perry & Sons pulls the permit under its own license and schedules inspections into the work. Where concrete repair touches structural members, an engineer's repair drawings govern. We do not do engineering; we build to the engineer's drawings and coordinate a licensed engineer when the work needs one.
Closeout
Your superintendent or manager receives product data for the cement, lath, bead, EIFS components and sealants, the inspection sign-offs, the punch list closed against the approved sample panel, and the warranty documents. Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Jupiter commercial stucco FAQ
Do you install new EIFS as well as repair it? Yes. New EIFS is built to the manufacturer's system and the drawings, with sealant joints at windows and penetrations detailed before the finish coat. Repairs use matching foam, mesh, base coat and finish.
How is a Jupiter commercial stucco bid broken down? Line by line: patch areas, spalling, elevation re-stucco, full multi-story buildings with access and new construction each carry their own unit rate from the table above, and EIFS and columns are priced from drawings. Access, protection and permits are separate lines. Final pricing is confirmed after we review your project.
Why does coastal stucco need concrete repair first? Salt air rusts the lath, bead and lintel steel behind the coat. Rust expands and lifts the stucco, so we clean and treat the steel and rebuild the concrete before new stucco goes on.
Can you phase work on an occupied condo or office building? Yes. We work elevation by elevation, keep entrances and accessible routes clear and move loud work to agreed hours. Your board or manager approves the phasing plan before we mobilize.
How quickly do we get a bid? Within 48 hours of receiving the elevations and wall sections or walking the building, with every wall type, column and joint as its own line.
