J. Perry & Sons bids and builds exterior stucco on Wellington's commercial and community buildings for general contractors, property managers, HOA and condo boards and owners. Our commercial stucco service sets out the method and the unit-price format, and this page applies it to the buildings in the Village. Send us your elevations or the address and you get a written, unit-priced bid within 48 hours. For the systems and finishes found across Wellington, see stucco in Wellington. For the full list of trades we run in the Village, see the Wellington page.

The commercial buildings we bid in Wellington

Retail and service centers. The plazas along the Village's main commercial roads are mostly one- and two-story concrete block with cement stucco, storefront glass and parapets with foam or stucco cornices. The usual scopes are cracked parapets, failed returns at the storefront frames and full elevation re-stucco ahead of a repaint.

Medical and professional offices. These are low-rise block buildings serving the hospital corridor and the office parks. Owners usually want the work done without closing entrances, so we phase these jobs by elevation.

Community clubhouses, gatehouses and amenity buildings. Gated communities in the Village maintain clubhouses, guardhouses, pool buildings and perimeter walls, mostly block with cement stucco and decorative bands. Your board approves the texture and color before we start. We build the sample panel on the building itself, so members vote on the real finish instead of a paint chip.

Equestrian facilities. Barns, stable rows and hospitality buildings serving the show grounds and private farms are block or block-and-frame with stucco. Their bases take constant water from the wash areas, and their long elevations are simple to scaffold. We rebuild failed lower sections over a weep screed (a metal strip at the base that lets water out) and note any grading or splash problems in the bid. A base repair that stays wet will fail again.

New construction and additions. Ground-up retail pads, office buildings and additions get lath, scratch, brown and finish behind the framer and the window installer. See new construction stucco.

How we price a Wellington commercial job

Comparing stucco bids and can't tell what each one covers? We put every scope on its own line, so your GC or board can compare bids side by side and add or drop walls at known rates.

Scope Unit Rate
Cut out and patch cracked or hollow areas, texture matched sq ft of patch $13–$21 per sq ft
Spalling repair: chip to steel, treat rebar, rebuild sq ft $22–$34 per sq ft
Re-stucco an elevation down to the substrate, three coats sq ft of wall $14–$23 per sq ft
Full building re-stucco, multi-story, access included sq ft of wall $15–$24 per sq ft
New construction, three coats on block / over lath sq ft of wall $7–$10 / $9–$13 per sq ft
Columns, EIFS repair or conversion per sq ft, per column or lump sum priced from drawings

About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.

Scaffold, lift, protection and permits show up as their own lines. Alternates, such as a smooth finish or a change from EIFS to hard-coat, are priced separately so your base bid stays clean.

Holding a set of elevations for a plaza or clubhouse? send them through our project form and the unit-priced bid comes back within two business days.

EIFS and high-build details in the Village

The foam cornices, banding and reveals on Wellington plazas and clubhouses are EIFS (a foam-based exterior finish system), even when the walls below are hard-coat cement. The two are not patched the same way. Damaged foam is cut out, replaced, meshed, base-coated and finished, and the joint where EIFS meets stucco or storefront is sealed with a compatible sealant. We identify the system on each elevation during the walk and list it in the bid, so nobody prices a foam band as cement. The method is on EIFS and high-build stucco.

Columns and full buildings

Are the columns at your entry cracking at the bottom and peeling at the corners? Entry columns at plazas and porte-cocheres at clubhouses crack at the base and the cap, and rusted corner bead pushes the finish off the edges. We cut back to sound material, replace the bead and rebuild the profile so the whole run of columns looks the same. A whole-building re-stucco is sequenced elevation by elevation, with lath and bead inspected before the scratch coat. The approach is on full-building stucco.

Working around tenants, members and the season

  • Phasing. We work one elevation at a time, keep storefront entrances and accessible routes open, and stage materials away from tenant parking.
  • Hours. Chipping and mixing move outside business hours when the lease or the manager requires it.
  • Show season. Equestrian properties and the businesses that serve them are busiest in the winter months. Owners often ask for exterior work before or after, and we schedule to that.
  • Summer storms. From June through September we apply in the morning, protect fresh coats before the afternoon rain and keep the cure time between coats instead of stacking them to hit a date.

Need the work timed around season or tenant hours? Call (561) 556-7509 and we'll walk the property and build the schedule with you.

Insurance, permits and engineering

COIs go out before we mobilize, naming the owner, the management company and the GC as additional insureds, with the crew roster attached. Inside Village limits, permits come from the Village of Wellington Building Department. Unincorporated parcels go to Palm Beach County. J. Perry & Sons pulls those permits under its own license and builds the inspection points into the schedule, so lath is never covered before it is approved. We do not do engineering. We build to the engineer's drawings and bring in a licensed engineer when the work needs one.

Closeout package

At the end of the job, your superintendent or manager receives product data sheets for the cement, lath, bead and finish, the inspection sign-offs, the punch list closed against the approved sample, and the warranty paperwork. Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Commercial stucco FAQ for Wellington

How fast can you return a bid on a Wellington plaza or clubhouse? Within 48 hours of receiving the elevations and wall sections, or of walking the building. Each wall type, patch area, column and joint gets its own line.

What goes into the price of a commercial stucco scope? Patch areas start around $13–$21 per sq ft, spalling around $22–$34 per sq ft and full elevation re-stucco around $14–$23 per sq ft. Full multi-story buildings start around $15–$24 per sq ft of wall with access, and new construction around $7–$13. Columns and EIFS are priced from drawings, with access, protection and permits listed separately. Final pricing is confirmed after we review your project.

Can you work on a center that stays open? Yes. We phase by elevation, keep entrances and accessible routes clear, protect storefront and vehicles, and move loud work outside tenant hours when required.

Do you handle EIFS on buildings that are mostly hard-coat? Yes. We identify each system during the walk, price the EIFS bands and cornices as their own lines and repair them with foam, mesh and base coat, not cement.

What does the board or owner receive at closeout? Product data, inspection sign-offs, the closed punch list checked against the approved sample and the warranty paperwork, delivered to your manager or superintendent.
