Most of the commercial stucco we see in Palm Beach Gardens comes from three kinds of clients: association boards, the owners and managers of office, medical and retail buildings on the city's main commercial roads, and GCs building new work across the city. J. Perry & Sons bids and builds for all three, following the approach on our commercial stucco page. For the city's building types and finishes in general, see stucco in Palm Beach Gardens. If you own a single house, residential stucco in Palm Beach Gardens is the better page for you. Every trade we offer in the city is listed on the Palm Beach Gardens contractor page.
Association work: clubhouses, villas and gatehouses
Does your board have a repaint cycle coming up and stucco cracks showing on half the buildings? The gated golf communities here own a lot of stucco: clubhouses, villa and townhome buildings, gatehouses, cart barns, perimeter walls and entry monuments. Most boards fold the stucco repair into the repaint and want every building in a phase finished in one season. We build the bid around that.
- Per-building and per-unit pricing. Each building gets its own line, so your board can approve a phase and your manager can track it.
- One approved texture and palette. Your architectural standard is already set. We match it with a sample on the first building and wait for sign-off.
- A schedule residents can live with. Posted dates for each building, cars moved ahead of time, pool and amenity access kept open, and work inside the community's contractor hours.
- Perimeter walls and monuments. Long runs of wall crack at regular intervals where control joints (cuts that let the wall move) are missing. We rebuild those sections and add the joints so the cracks do not come back.
Clubhouses often carry detailed trim: bands, cornices, column capitals and arched loggias, sometimes in EIFS (a foam-based exterior insulation and finish system). Each system gets repaired with its own materials. See EIFS and high-build stucco and commercial stucco column repair.

Offices, medical and retail on the corridors
Office and medical buildings along the main commercial roads and near the hospital are mostly two to five stories, block or concrete frame, with cement stucco and storefront glass. The usual problems are cracked stucco around the windows, spalling at slab edges (concrete popping off over rusted steel), and EIFS trim damaged by impact or water. Retail around the city's malls and shopping districts runs on strict landlord hours, so we work the facade before the stores open. If your larger elevations already carry years of stacked patches, a full-building stucco scope is usually the better use of your money than one more round of repairs.
Running a medical building? Your tenants need dust and noise kept away from the entrances and patient drop-off. We chip and mix at the far end of the building or after hours, and we protect any air intakes near the work. Before we repair any EIFS trim, we check what is behind it, because water trapped under the foam often damages the wall long before it shows on the face.
Pricing and the bid
Our repair rate typically starts around $13–$21 per sq ft for failed areas cut out and rebuilt with the texture matched. Spalling repair, chipped back to the steel with the rebar treated, typically runs $22–$34 per sq ft. Full re-stucco of an elevation starts around $14–$23 per sq ft, and a full multi-story building around $15–$24 per sq ft of wall with access included. New construction starts around $7–$10 per sq ft of wall on block and $9–$13 over lath. Columns and EIFS are priced from drawings, and scaffold, lift and swing stage are separate lines. Every one of these is confirmed after we see the project.
About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.
- Bids from drawings in 48 hours. Elevations, wall sections and stucco details, or the address for a walk, are all we need. Every wall type, column and linear foot of joint is listed, so any added scope is priced at the same rates.
- COI naming the owner. Certificates naming the association or owner, the management company and the GC as additional insureds go out before we mobilize.
- A condition report. We separate cosmetic cracking from failed sealant, flashing and rusted steel, so your board approves repairs that fix the cause.

New construction and additions
Ground-up commercial buildings, clubhouse additions and new amenity structures go up regularly across the city. On frame work we install the lath and accessories, call for inspection before the scratch coat, and build the brown and finish coats with full cure time between them. On block we bond straight to the wall. We schedule behind the framer and the window installer and work out access with your superintendent. The full process is on new construction stucco. We do not do engineering. We build to the engineer's drawings and bring in a licensed engineer when the work needs one.
Conditions in this part of the county
Palm Beach Gardens sits inland from the ocean, so salt corrosion is milder than on the barrier island. Sun and summer rain are still hard on the south and west elevations. Big clubhouse and office walls with long unbroken runs crack where the control joints were spaced too far apart. Palm Beach County is outside the High-Velocity Hurricane Zone that applies to Miami-Dade and Broward, but wind-rated windows and storefront still go in all the time, and each one needs its stucco return sealed and closed.
Permits, phasing and closeout
Permits go through the City of Palm Beach Gardens building division, pulled under our license, and lath and accessory inspections are scheduled before any wall is covered. J. Perry & Sons follows every city and county requirement on its jobs.
Before we mobilize, we set the phasing with your manager: which building or elevation goes first, where materials are staged away from entrances and parking, and which hours are off-limits. At closeout your manager receives product data, inspection sign-offs, a punch list walked against the approved sample and closed, and the warranty documents. Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Commercial stucco FAQ: Palm Beach Gardens
Can you price stucco repair building by building for our association? Yes. Each building gets its own line with its own quantities, so your board can approve phases and your manager can track progress against the contract.
What rates go into a Palm Beach Gardens commercial stucco bid? Repairs start around $13–$21 per sq ft, spalling around $22–$34, re-stucco around $14–$23, full buildings around $15–$24 per sq ft of wall with access, and new construction around $7–$13. Columns and EIFS are priced from drawings, and access equipment is listed separately. Final pricing is confirmed after we review your project.
Can you match the community's approved texture and color? Yes. We build a sample on site for your architectural committee or board to approve before we run the finish across the buildings.
Why do our perimeter walls keep cracking? Long walls without enough control joints crack at regular intervals as they move. We rebuild the damaged sections and add joints so the movement has somewhere to go.
How fast can we get a bid? Within 48 hours of receiving your drawings or walking the property.
