Commercial stucco in West Palm Beach covers a wide spread of buildings: waterfront condo towers facing the Lake Worth Lagoon, office and medical buildings, strip centers along the main commercial roads, warehouses on the west side, and townhome associations in the western neighborhoods. J. Perry & Sons bids and builds those scopes using the process on our commercial stucco page. For a citywide view of systems and finishes, see stucco in West Palm Beach. If you own a single-family house, residential stucco in West Palm Beach is your page. Our full list of trades in the city is on the West Palm Beach contractor page.
Building types we bid in West Palm Beach
Waterfront condo buildings. Concrete-frame towers and mid-rises along the waterfront and the lagoon take salt on their east and south faces. Here the stucco scope is usually tied to a concrete repair program: spalled balcony edges, cracked slab-edge stucco and rusted embedded steel. The concrete repair is engineered, and we rebuild the stucco over it to match the elevation. Many of these buildings are also working through the state's milestone inspection requirements, and the stucco line items often come straight out of that report.
Offices and medical buildings. The older office stock across the city and near the hospitals is block or concrete frame with cement stucco. Many buildings also carry EIFS (a foam-based finish system) on bands, cornices and window surrounds. Patching foam trim with hard-coat stucco, or the reverse, causes cracking at the joint, so each system gets its own method. See EIFS and high-build stucco.
Retail plazas. Strip centers and the downtown shopping districts have storefront piers, parapets and arcade columns that take hits from carts and vehicles and water from the roof edges. Column shells crack, spall at the base and stain where gutters overflow. The column method is on commercial stucco column repair.
Warehouses and flex buildings. Block and concrete buildings near the airport carry long, plain elevations where a full re-stucco or recoat is often more practical than patching. See full-building stucco.
Townhome and villa associations. Two-story block-and-frame buildings in the western neighborhoods crack where the frame sits on the block. Boards usually bundle the stucco work with the repaint cycle.
Bids, insurance and pricing
Need numbers you can put in front of an owner or a board this week? Here is how our bids are built.
- Bids from drawings in 48 hours. Send the elevations, wall sections and stucco details, or the address for a walk. Each wall type, patch area, column and linear foot of joint gets its own line, so addenda are priced at the same rates.
- COI naming the owner. Certificates with additional insured endorsements for the owner, the management company and the GC go out before we mobilize.
- Unit pricing. Cut-out repair typically starts around $13–$21 per sq ft. Spalling repair, chipped to the steel with the rebar treated, typically starts around $22–$34 per sq ft. Full re-stucco of an elevation starts around $14–$23 per sq ft, a full multi-story building around $15–$24 per sq ft of wall with access included, and new construction around $7–$10 per sq ft of wall on block or $9–$13 over lath. Columns and EIFS scopes are priced from drawings, with scaffold, lift or swing stage shown separately. All of these are confirmed after we see the project.
About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.

Phasing on occupied properties
Will your residents or tenants have to move out? No. Most of what we stucco in West Palm Beach stays open while we work. On a condo tower that means a posted balcony schedule, protected pool decks and lobby entries, and swing stage drops sequenced so residents lose access to as few units at once as possible. On a retail center it means facade work before the stores open, coned walkways, and storefront glass covered only for the hours we are in front of it. On medical buildings it means keeping ADA routes and drop-off lanes clear and moving chipping and mixing away from the entrances. The phase plan goes into the bid, so your manager can share it with tenants before day one.
Matching texture across a large elevation
A repaired area on a big wall shows if the finish coat stops and starts in the middle of a panel. We build a sample board on site for your board or owner to approve, then run the finish in full lengths between control joints or corners, so there are no lap lines. Older West Palm Beach buildings often carry two or three textures from past repairs. The bid states whether we match the existing pattern or unify the elevation to one finish. Fresh stucco still looks different from weathered stucco until the elevation is primed and painted, so we schedule the painter right behind us.
Is your facade already a patchwork of old repairs? Call (561) 556-7509 and we'll walk it with you and price both options: match or unify.
New construction and additions
New mixed-use and residential buildings downtown and infill projects across the city are often wood or metal frame with lath and a weather barrier, not block. We schedule behind the framer and the window installer, call for lath and accessory inspections before the scratch coat covers anything, and build the brown and finish coats with full cure time. Details are on new construction stucco. We do not do engineering. We build to the engineer's drawings and bring in a licensed engineer when the work needs one.
Permits: city or county
Projects inside city limits are permitted through the City of West Palm Beach Development Services Department. Sites in unincorporated Palm Beach County, which includes a lot of property with a West Palm Beach mailing address, go through the county. Exterior changes on buildings in a historic district also need review by the city's historic preservation staff. We confirm the jurisdiction during the bid and pull the permit under our license. J. Perry & Sons follows every city and county requirement on its jobs.
Closeout
At the end of the job, your manager or superintendent receives the product data, inspection sign-offs, a closed punch list walked in daylight against the approved texture sample, and the warranty paperwork. Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Commercial stucco questions for West Palm Beach
How do you price a commercial stucco scope in West Palm Beach? By unit, from the drawings or a walk. Repairs start around $13–$21 per sq ft, spalling around $22–$34, re-stucco around $14–$23, full buildings around $15–$24 per sq ft of wall with access, and new construction around $7–$13. Columns and EIFS are priced from drawings, and access equipment is a separate line. Final pricing is confirmed after we review your project.
Can stucco work be coordinated with our milestone inspection repairs? Yes. The engineer's report and drawings define the concrete repair. We rebuild the stucco over it, match the elevation and schedule it in the same phases.
Do you work on EIFS as well as hard-coat stucco? Yes. We identify which system each part of the facade uses and repair each one with its own materials, because mixing the two causes cracking at the joint.
Who pulls the permit? We do, under our Florida general contractor license, through the city or Palm Beach County depending on where the site is.
Can work happen while tenants and residents are in the building? Yes. We phase by elevation, keep entries and ADA routes open and schedule loud work around business hours or building rules.
