Getting new impact windows in Palm Beach Gardens? That is behind a large share of the stucco calls we get from homeowners here. The old arched units come out, square ones go in, and the wall around them has to be rebuilt so the front of your house looks like it was built that way. J. Perry & Sons handles that work, stucco repair and the rest of the homeowner list on our residential stucco page: cracks, hollow areas, columns, smooth finishes and full re-stucco. For the citywide view of systems and textures, see stucco in Palm Beach Gardens. Association boards, managers and GCs should read commercial stucco in Palm Beach Gardens. Your other home projects are on the Palm Beach Gardens renovation page.

Squaring off arched openings

Arched windows and entries on the street side are a signature of the 1980s, 1990s and 2000s houses in the Gardens. To square one, we fill the arch with block or treated framing tied into the wall and form a new head at the right height for your new unit. Lath (a metal mesh that holds the stucco) bridges the joint between old and new material, and the wall is built back up in scratch, brown and finish coats. Then we match the texture so the change disappears. Done badly, the outline of the old arch shows through the paint within a season. The method is on squaring off arched openings. Like any change to an opening, it needs a permit, and we pull it.

Timing matters here. If your window installer is already on the calendar, call us the same week so the stucco returns are closed within days of the install, before the rain finds the gap.

Have a window install date? Call (561) 556-7509 and we'll line up the stucco to follow right behind it.

Columns at the entry and the lanai

Seeing a crack at the bottom of your entry column? Entry and lanai columns are where water sits: at the base, where sprinklers and splash hit them, and at the top, where the beam bears. Cracks at either end let water reach the core. If that core is a wood post or steel, it swells or rusts and pushes the shell off. We open the damaged section, find out what is inside, fix the cause and rebuild the shell to its original profile, banding and capital detail included. See stucco column repair.

A smooth front, or a match for what is there

Most gated communities here were finished in knockdown or sand texture. If you are modernizing the house, you may want a smooth finish, at least on the front. Smooth is the least forgiving texture: it shows every wave in the wall, so we float the base coat true before the finish goes on. Your committee will want to see a sample first, and many owners keep the side and rear walls in the existing texture with a clean stop at an outside corner.

If you only need a repair, the goal is the opposite. We match the existing texture and color so the patch blends with your walls and with the house next door.

Thinking about a smooth front? Send photos of each side of the house through our project form and we'll tell you what it takes.

Signs to look for on your walls

Walk around the house after a heavy rain. Hairline cracks that stay dry can wait for the next repaint. Some things can't wait: cracks you can fit a credit card into, cracks that step diagonally from a window corner, rust stains bleeding through the paint, and paint that bubbles low on a wall. All of those mean water is getting behind the stucco. Tap those spots with a screwdriver handle. A dull, hollow sound means the stucco has let go of the block. Check the bottom of the walls where the sprinklers hit, too. Catching it while it is a patch keeps it from turning into a re-stucco.

What stucco repair or re-stucco costs in Palm Beach Gardens

The job Price
Cracked or hollow stucco cut out and rebuilt, texture matched $13–$21 per sq ft
Spalling chipped to the steel, rebar treated and rebuilt $22–$34 per sq ft
One side of the house, or the whole house, re-stuccoed $14–$23 per sq ft
Arched openings squared, columns rebuilt, smooth front conversion priced per job after a site visit

About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.

On two-story houses with block below and wood frame above, a crack at the second-floor line is common. Our repair includes a proper control joint at that level, so the crack does not come straight back. For whole-house work, see full-house stucco.

HOA approval and the city permit

Almost every gated community in the city has an architectural review step. A matching repair usually passes without a formal application. A new texture, a new color or a changed window shape does not. We prepare a sample board, product information and a short written scope for your application. You sign and submit it, because the house is yours, and we start once approval is in hand.

Permits go through the City of Palm Beach Gardens building division. J. Perry & Sons pulls every permit itself and follows every city and county requirement, schedules the inspections and is on site for them. We do not do engineering. We build to the engineer's drawings and bring in a licensed engineer when the work needs one, such as a new header over a wider opening.

Living at home during the work

  • We work one or two sides at a time, and your doors and garage stay usable.
  • The loud part is the first few days of chipping and mixing.
  • Pool decks, pavers, plants and windows are covered before work begins.
  • Your community's contractor hours and gate rules set our daily schedule.
  • Stucco cures before primer, so painting follows after the waiting period.

Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Palm Beach Gardens homeowner FAQ

Can you square my arched windows before the new impact windows go in? Yes, and it works best when we coordinate with your installer. We reshape the opening to the new unit size, then close and texture the wall after the window is set. A permit is required and we pull it.

What will it cost to fix the stucco on my house? Cut-out repairs typically start around $13–$21 per sq ft, spalling repair around $22–$34 per sq ft and re-stucco around $14–$23 per sq ft. Arches, columns and finish changes are priced per job after a site visit. Final pricing is confirmed after we review your project.

Why is there a crack running around my house at the second floor? That is often where block meets wood frame. The two materials move differently, and without a proper control joint the stucco cracks along that line.

Will my HOA let me change to a smooth finish? Many will, after reviewing a sample. We make the sample and the paperwork, and you submit the request.

Can we stay in the house during the work? Yes. The work is outside and runs one or two walls at a time, within your community's contractor hours.
