In Palm Beach Gardens, the standard for a stucco repair is usually set by an architectural committee, and the standard is that nobody can find the patch afterward. J. Perry & Sons repairs, re-stuccoes and refinishes walls across the city using the systems laid out on our stucco services page. If you own a house here, go to residential stucco in Palm Beach Gardens. If you manage an association, an office building or a bid package, go to commercial stucco in Palm Beach Gardens. Our other trades in the city are on the Palm Beach Gardens contractor page.

How the city was built, and what is on the walls

Wondering why your wall cracks the way it does? A lot of it comes down to when your building went up. Palm Beach Gardens grew as a planned city, and its housing comes in recognizable layers.

The original east-side neighborhoods. The older streets near the city's first core are mostly single-story concrete block houses from the 1960s and 1970s. The stucco is cement bonded straight to the block, usually in a sand or dash texture. The repairs are the ones age brings: spalling (concrete popping off) over rusted lintels, cracks running from window corners, and failed decorative bands.

The country-club decades. From the 1980s through the 2000s, the city filled with gated golf and country-club communities. Many houses from that period are two stories, often block on the ground floor with wood frame above, finished in knockdown or sand texture under tile roofs. The joint between block and frame is the weak line. If the lath and control joints at that level were not detailed well, a horizontal crack runs around the house at the second-floor line.

Newer communities. Houses built since the 2010s lean contemporary, with square openings and smooth or fine-sand finishes. The work there is mostly early settlement cracking and owner upgrades.

Commercial corridors. Offices and medical buildings along the main commercial roads, the retail around the city's malls and shopping districts, and the clubhouses inside the gated communities are mostly block or concrete frame with cement stucco. Some use EIFS (a foam-based finish system) for trim, bands and cornices.

Stucco finishes in Palm Beach Gardens

Finish Where it appears most Repair note
Sand float East-side block houses, many gated homes Blends well past the patch edge
Knockdown 1980s–2000s two-story homes, villas Forgiving; sample on the wall first
Dash Some original-era houses and service walls Hardest to match by hand
Smooth Newer contemporary houses, offices Shows every wave; needs a straight base
Skip trowel Mediterranean-styled homes and clubhouses Matched by sample, not by chart

Inside a single community, the committee usually expects one texture and one approved palette. That means your repair has to match the neighbor's wall as well as your own. So we build a sample on a hidden area and let it dry before we finish the visible patch.

Not sure which texture is on your house? Send a close-up photo through our project form and we'll identify it for you.

The systems behind the finish

Most of the city's houses and many of its commercial buildings carry hard-coat cement stucco, built in scratch, brown and finish coats. It is what we recommend for homes, and the method is explained on Portland cement stucco. EIFS shows up on commercial trim and on some clubhouse and office facades. It repairs differently, and the details are on EIFS and high-build stucco. For cracks, hollow spots and water-damaged areas on any of these, see stucco repair.

Pricing in Palm Beach Gardens

What should you budget? These are typical starting points, confirmed after we see the project:

  • Cut-out repair with texture match: typically starts around $13–$21 per sq ft.
  • Spalling repair, chipped to steel, rebar treated, rebuilt: typically starts around $22–$34 per sq ft.
  • Re-stucco of a full wall or elevation: typically starts around $14–$23 per sq ft.
  • Columns, arched openings and texture changes on a house: priced per job after a site visit.
  • Full buildings, clubhouses, new construction and EIFS: priced from drawings.

Small patches carry the higher per-foot rate, because the setup and three-coat build take nearly the same time on ten square feet as on forty.

About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.

Inland location: less salt, more sun

Most of Palm Beach Gardens sits a few miles back from the ocean, so salt corrosion of lath and bead is milder here than on the barrier island. The eastern edge of the city near the Intracoastal still gets galvanized or PVC accessories as a precaution. The bigger enemies are sun and water. South and west walls bake every afternoon and then take the summer storms, so hairline cracks open, water gets behind the coat, and the stucco starts to sound hollow. Irrigation hitting the base of the walls is the other common cause of damage we find. In summer we schedule coats in the morning and let each one cure before the next.

Permits and architectural review

Permits in the city go through the City of Palm Beach Gardens building division. A patch that matches the existing wall generally needs no permit. Re-stucco over lath, stucco on an addition and any change to a window or door opening do. Inside the gated communities, the architectural committee reviews texture and color changes before work starts. J. Perry & Sons pulls every permit itself and follows every city and county requirement. We do not do engineering. We build to the engineer's drawings and bring in a licensed engineer when the work needs one.

Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Palm Beach Gardens stucco FAQ

Why do two-story houses in the Gardens crack around the middle? Many were built with block on the first floor and wood frame above. The two materials move differently, and if the joint between them was not detailed with the right lath and control joint, a crack follows that line.

How much should I plan for stucco work in Palm Beach Gardens? Repairs typically start around $13–$21 per sq ft, spalling repair around $22–$34 per sq ft and a full re-stucco around $14–$23 per sq ft. House columns and openings are priced per job after a site visit, and commercial buildings are priced from drawings. Final pricing is confirmed after we review your project.

Will my HOA need to approve the work? For a texture or color change, almost always. For a repair that matches the existing wall, usually not. We prepare the samples for your submission.

Do you work in the city's gated golf communities? We work throughout the city, including inside gated communities, and follow each community's contractor access and work-hour rules.

Is salt air a problem in Palm Beach Gardens? Less than on the beach. Sun, summer rain and irrigation cause more stucco damage here, though walls near the Intracoastal still get corrosion-resistant accessories.
