Fort Lauderdale's churches, private and charter schools, daycare centers and community buildings share a pattern: a committee-approved budget, a few rooms that take all the traffic, and a calendar that opens for eight to ten weeks in summer. J. Perry & Sons installs church, school and institutional flooring to fit that pattern, matching the finish to each room's traffic and the schedule to the calendar. It is part of our commercial renovation service in Fort Lauderdale, and we work for facilities directors, heads of school, building committees and the GCs who serve them.

Fort Lauderdale churches and schools and what that means for flooring
Most of the city's church and school buildings went up between the 1950s and the 1980s: single-story CBS on slab on grade, no vapor barrier, and original VCT under one or two later layers. Two things follow. The old VCT and mastic get an asbestos survey before anything is lifted, with a licensed abatement contractor handling removal if the survey comes back positive and our work starting after clearance. And the slab gets a moisture test in every room before any adhesive-set LVT or VCT is ordered, because those slabs read high more often than not.
Newer charter schools in converted retail and office buildings have drier slabs but tighter schedules, often opening the week after a lease starts. Churches near downtown with 1920s to 1950s sanctuaries have wood-framed floors under the pews and slab in the additions, so the sanctuary gets carpet tile or LVT and the narthex, halls and restrooms get porcelain.
Summer is when the work happens, and the air is often turned down; mortar and adhesive cure on temperature, so the building stays conditioned. Summer is also storm season, so material arrives ahead of any watch and no room is left as open substrate when a system is forecast. Flooring replaced in kind generally needs no permit from the City of Fort Lauderdale Development Services Department; a renovation that changes restrooms, kitchens or room use does, and the GC pulls it. Private schools and daycare centers also carry licensing inspections that look at floor condition.

How we do it in Fort Lauderdale
- Room-by-room walk with the facilities director or committee chair: each room's use, traffic and a recommended finish with alternates so money can move between rooms or phases.
- Calendar first: summer, winter break and the gaps between services set the schedule; the building is usable on every date it must be.
- Asbestos survey on pre-1985 VCT and mastic, abatement by a licensed contractor if needed.
- Demo and prep: old flooring and adhesive out, slab ground, moisture tested, patch and leveling at $0.50–$6 per sq ft.
- Layout and installation: porcelain in polymer-modified mortar with a leveling system and movement joints; LVT and VCT in the manufacturer's adhesive with a roller pass; carpet tile in releasable adhesive.
- Base, cove and transitions: rubber base in classrooms and corridors, tile cove in restrooms and kitchens.
- Clean, initial finish on VCT, walkthrough and attic stock left in the custodial room.
Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Church and school flooring in Fort Lauderdale — FAQ
What does classroom flooring cost in Fort Lauderdale? VCT runs $2–$3.50 per sq ft installed and LVT $3–$5, with flooring supplied. Corridors are $3–$5 in LVT or $12–$18 in porcelain, and restrooms $3,500–$8,000 per room.
Can a Fort Lauderdale school be done over summer break? Usually. A typical campus is phased by wing over eight to ten weeks with any asbestos abatement first. Shorter windows take more crew and are priced that way.
What about the old tile in a 1960s church hall? Pre-1985 VCT and mastic get a survey first. If it is asbestos, a licensed abatement contractor removes it and our flooring starts after clearance; we do not remove it ourselves.
Does the city need to inspect new flooring? Not when it is replaced in kind. A renovation that changes restrooms, kitchens or room use is permitted through the City of Fort Lauderdale, and private school and daycare licensing inspections look at floor condition on their own schedule.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a floor plan or room list and square footage. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
