Fort Lauderdale has more rental and condo units per square mile than anywhere else in Broward, from 1960s garden-style walk-ups west of US-1 to new towers downtown and along the Intracoastal. J. Perry & Sons is the multifamily tile and flooring contractor property managers and ownership groups call for unit turnovers, phased renovations and new-building flooring, and part of our broader commercial renovation work in Fort Lauderdale. Pricing is per unit type, scope is written once and the schedule follows move-outs.
Multifamily Flooring Cost in Fort Lauderdale
| Unit type | Floor area | LVP installed | Porcelain 12x24 / 24x24 | Tile in wet areas + LVP elsewhere |
|---|---|---|---|---|
| Studio | 400–500 sq ft | $2,800–$4,500 | $5,500–$8,500 | $4,000–$6,000 |
| 1 bed / 1 bath | 600–750 sq ft | $3,500–$6,000 | $7,000–$11,000 | $5,000–$7,500 |
| 2 bed / 2 bath | 900–1,100 sq ft | $5,000–$7,500 | $10,000–$14,000 | $7,000–$10,000 |
| 3 bed / 2 bath | 1,200–1,400 sq ft | $6,500–$9,500 | $13,000–$18,000 | $9,000–$12,500 |
| Demo of existing tile or carpet | per sq ft | $1–$5 | $3–$5 | $1–$5 |
Ranges are labor and setting materials with the owner supplying the finish flooring. Sound underlayment where the building requires it adds $2–$4 per sq ft. Tower work with freight-elevator scheduling and loading-dock windows tends to land in the upper half of each range; garden-style buildings with ground-floor access land lower.

Fort Lauderdale apartment buildings and what that means for flooring
The housing stock splits three ways. Mid-century two- and three-story CBS buildings in the neighborhoods between the beach and I-95 are the turnover workhorses: slab on grade, original terrazzo or VCT under layers of carpet, and no vapor barrier. Older VCT and mastic get an asbestos check before anything comes up, and the slab gets a moisture test before any glue-down LVP is ordered.
Condo and rental towers on the Intracoastal, along the beach and in the downtown core are stacked units on post-tensioned slabs. Condo documents in these buildings almost always set a minimum IIC or STC rating for hard flooring above the first floor, and the board or management company wants the underlayment product data before the installer is let in. We supply it with the bid. Freight elevators are reserved, loading docks have hours, and some buildings limit tile demo to mid-morning through mid-afternoon on weekdays.
New-construction multifamily downtown is GC-driven: unit prices by unit type from the finish schedule and a crew count sized to the floor release schedule. Flooring replaced in kind generally needs no permit from the City of Fort Lauderdale Development Services Department; a renovation that relocates plumbing or changes the unit layout does, and we pull it.

How we do it in Fort Lauderdale
- Model-unit walk with the manager: sound the floor, test slab moisture, check for asbestos VCT in pre-1985 buildings, note transitions and appliance pulls.
- Written per-unit scope by unit type, with the sound-underlayment spec and product data for the association file where it applies.
- Building logistics: freight-elevator reservation, dock hours, noise windows and corridor protection written into the schedule before mobilization.
- Demo and prep: existing floor out, thinset ground flat, cracks treated, low spots leveled at $3–$6 per sq ft where needed.
- Installation: porcelain in polymer-modified mortar with leveling clips, LVP glued or clicked over the required pad, epoxy grout in kitchens and baths where specified.
- Base, transitions and caulk, then a per-unit punch and sign-off before the next keys come back.
Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Multifamily tile and flooring in Fort Lauderdale — FAQ
What does a typical Fort Lauderdale unit turnover cost? A one-bedroom runs $3,500–$6,000 in LVP or $5,000–$7,500 with tile in the kitchen and bath, a two-bedroom $5,000–$7,500 and $7,000–$10,000. Full porcelain is $7,000–$14,000 for those unit sizes. Owner supplies the flooring.
Do Fort Lauderdale condo towers require a sound underlayment? Most do above the ground floor. The declaration or the board's rules set a minimum IIC or STC rating, and we install a tested acoustic mat or attached pad at $2–$4 per sq ft and hand the product data to management.
Can you work around freight-elevator and dock schedules? Yes. Elevator reservations, dock hours and quiet windows are confirmed with the building before the first unit is scheduled, and each day's units are planned around them.
Does flooring replacement in an apartment need a city permit? Not when it is replaced in kind. If the renovation moves plumbing, adds a shower or changes the layout, the City of Fort Lauderdale requires a permit and we pull it.
