Downtown Fort Lauderdale's office towers turn over tenant suites every month, and the storefronts on Las Olas, the beach and the 17th Street corridor refresh on a lease cycle. J. Perry & Sons installs office and retail tile and flooring for the GCs, landlords and tenants doing that work: carpet tile and LVT in open offices, porcelain in reception and corridors, and large-format porcelain on sales floors set after close. It is one of the core pieces of our commercial renovation service in Fort Lauderdale.

Fort Lauderdale offices and stores and what that means for flooring

Downtown and Las Olas office towers run tenant improvements under a landlord's rules: a COI naming the landlord and manager, a reserved freight elevator, after-hours demo and often a landlord inspection of floor prep before any finish goes down. Tower slabs are generally dry, but the suite stays conditioned through the adhesive cure even when the building's night setback would turn the air off.

The low-rise office parks along Cypress Creek and the arterials west of I-95 are slab on grade from the 1970s through 90s, and these are the slabs that read high for moisture. Glue-down LVT and carpet tile over a wet slab bubble and release, so every one of those suites gets a moisture test before the adhesive is ordered, and a mitigation primer where the numbers call for it.

Retail on Las Olas, the beach and in the lifestyle centers works at night. Store managers set the window, usually after close to before open, and each night's zone is sized so the sales floor is walkable at opening. Beachfront stores add sand and wet feet, so a recessed walk-off zone of textured porcelain or carpet tile inside the door is the first thing we draw on the layout.

A tenant improvement is permitted as a whole by the GC through the City of Fort Lauderdale Development Services Department, and flooring rides on that permit; finish-only replacement in an existing suite often needs none.

How we do it in Fort Lauderdale

  1. Price from the finish plan and the GC's schedule, which tells us whether the work is daytime in an empty suite or after hours in an operating store.
  2. Site walk and slab check: floor sounded, moisture tested, flatness checked to the tile or plank tolerance, asbestos check on old VCT.
  3. Landlord paperwork: COI, freight-elevator reservation, dock hours and any prep inspection scheduled.
  4. Demo and prep with dust control, adhesive ground off, patch and leveler where needed.
  5. Layout from the storefront or reception sightline, full tiles at the entry, cuts under fixtures; LVT and carpet tile from a centerline.
  6. Installation: porcelain in polymer-modified mortar with leveling clips; LVT in the manufacturer's adhesive with a roller pass; carpet tile in releasable adhesive.
  7. Base, transitions and protection until the GC's final clean, then a walk with the tenant and labeled attic stock.

Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Office and retail flooring in Fort Lauderdale — FAQ

What does office flooring cost in a Fort Lauderdale tower? Carpet tile $2.50–$4 per sq ft, glue-down LVT $3–$5, porcelain corridors $14–$20 and reception $18–$30, labor and setting materials with flooring supplied. Freight-elevator and after-hours rules push suites toward the top of those ranges.

Can a Las Olas or beach store stay open during a floor replacement? Yes. Work runs after close in zones sized so the floor is walkable at opening, with barriers and nightly cleanup at $300–$800 per night and fixtures moved and reset on a plan agreed with the store manager.

Why test the slab in a west Fort Lauderdale office park? Those slabs are on grade with no vapor barrier and often read high. Adhesive-set LVT and carpet tile fail over a wet slab, so the test decides whether a mitigation primer goes down first.

Is a permit needed for new flooring in an office suite? Flooring is part of the GC's tenant-improvement permit through the City of Fort Lauderdale. Finish-only replacement in an existing suite usually needs none.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the finish plan or square footage by area. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
