The beach strip along A1A, the resorts around the 17th Street Causeway and Port Everglades, and the newer hotels downtown give Fort Lauderdale one of the densest hotel inventories in Florida, and most of it renovates on a cycle. J. Perry & Sons does the hotel and hospitality tile in those properties: guest baths, guest-room floors, corridors, lobbies, restaurants and pool decks, priced per key and per square foot and phased so rooms keep selling. It sits inside our commercial renovation work in Fort Lauderdale.

Fort Lauderdale hotels and what that means for tile

Beach hotels on A1A range from 1950s and 60s two-story motels that have been converted and expanded to full-service towers built in the last twenty years. The older buildings have guest baths with original mud beds and cast-iron tubs, so a bath renovation means tub-out, new backer board, a bonded membrane and a flood test per room. The towers have post-tensioned slabs and brand standards that call for acoustic mat under any guest-room porcelain replacing carpet.

Salt air drives the pool-deck spec. Decks on the ocean side take spray in any east wind, so exterior-rated 2 cm porcelain on pedestals with stainless hardware, and a drainage check before the first paver, is what holds up.

The 17th Street and Port Everglades properties turn over on cruise schedules. Lobbies, restaurants and public restrooms are renovated in the overnight hours between late checkouts and early arrivals, in zones sized so the path from the door to the desk to the elevator is walkable by six in the morning.

Renovation season runs late spring through early fall, inside hurricane season. Material arrives ahead of storm windows and is stored inside, and no floor is left as open substrate over a weekend when a system is in the forecast. Finish-only replacement usually does not need a permit from the City of Fort Lauderdale Development Services Department; bath renovations that touch plumbing do, and brand design review runs alongside.

How we do it in Fort Lauderdale

  1. Model room built to the brand's finish schedule and signed off by owner and brand before any floor is released; per-key pricing locks against it.
  2. Phasing plan by floor or wing, sized to the out-of-order room plan and the general manager's revenue calendar.
  3. Protection and routing: padded service elevator, covered corridors, one debris and material route agreed with housekeeping.
  4. Demolition during allowed hours with dust-shrouded tools, bagged and carted the same shift.
  5. Waterproofing on wet walls and floors with clamped drains and a flood test logged per bath.
  6. Setting: wall tile from a level ledger, floors pitched to drains, wood-look plank on a one-third offset with leveling clips, epoxy or high-performance grout throughout.
  7. Punch and release room by room to housekeeping with a signed sheet and labeled attic stock for engineering.

Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Hotel and hospitality tile in Fort Lauderdale — FAQ

What does a Fort Lauderdale hotel bath renovation cost per key? Floor and tub or shower walls with waterproofing run $4,500–$9,000 per room with the tile supplied; floor only is $900–$1,600. Guest-room wood-look porcelain replacing carpet is $3,500–$6,500 per room.

When do Fort Lauderdale hotels renovate? Late spring through early fall, when beach occupancy is lowest. That overlaps hurricane season, so deliveries are timed ahead of storm windows and work is sequenced so no floor sits open over a weekend.

Can the hotel keep selling rooms during the work? Yes. Floors or wings come out of inventory in blocks, with hours, elevator use, debris routes and noise limits agreed with the general manager before the first block is released to us.

What holds up on an oceanfront pool deck? Exterior-rated 2 cm porcelain pavers on pedestals or sand with stainless hardware, slip-rated wet, over a deck that drains. Salt spray will find any carbon-steel clip or trapped water.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the key count, finish schedule and typical bath plan. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
