The Flagler Drive waterfront is lined with condominium towers from the 1970s and 1980s, downtown and Rosemary Square have added a generation of newer towers, and the island across the bridges has its own co-ops and condos with their own rules. J. Perry & Sons renovates lobbies, corridors, elevator landings, amenity floors and pool decks for these boards, their management companies and their designers as the general contractor who holds the permit, carries the insurance the association requires and phases the work around residents. Budget levels are on our condo lobby and common-area renovation page; other building types are on commercial renovation in West Palm Beach.

West Palm Beach associations and what that means for a common-area project
Flagler Drive towers of the 1970s and 1980s are the heart of the city's milestone inspection and reserve work. Pool decks over parking and the slabs under lobbies show up in engineers' reports, and finish work follows the concrete and waterproofing repair rather than covering it. Boards there often sequence a project against a special assessment, so each phase in our proposal stands alone.
Waterfront lobbies also face the Intracoastal. Salt air corrodes fasteners and leaves efflorescence on exterior stone, so entrance work specifies stainless anchors, exterior-rated porcelain or dense stone and a drainage check at every deck.
Newer downtown towers have fewer structural issues and more logistics: one service elevator, strict hours and move-in schedules the renovation works around. Island buildings follow the Town of Palm Beach's own permit process and seasonal construction limits, which pushes most common-area work there into summer.
Permits in the city go through the West Palm Beach Development Services Department. Material alterations to common elements may require an owner vote above the declaration's threshold; the association's counsel decides, and we supply the scope, renderings and pricing the vote relies on.

How we do it in West Palm Beach
- Board scope and designer's plan. Pricing from the designer's finish plan, or from a site walk with the manager and a written refresh scope the board can approve.
- Board proposal. Line-item pricing by area with alternates by finish level, a phasing plan and the insurance and license documents the association's attorney requests.
- Permit and notices. Permit through the city or town; the manager notices residents and we post daily updates at the elevators.
- Protection and phasing. Temporary entrance path, barriers, padded service elevator, and a sequence that keeps the front desk, mail and packages running.
- Demolition, leveling and finishes. Existing finishes out, slab ground and moisture-tested, self-leveler where large-format tile needs it at $3–$6 per sq ft; porcelain or stone set with a leveling system and movement joints, feature walls anchored, millwork, ceiling, lighting and paint under one contract.
- Punch and closeout. Designer's walkthrough, punch, and a file with permit finals, product data, lien releases and attic stock for the association's records.
Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Condo lobby and common-area renovation in West Palm Beach — FAQ
What does a condo lobby renovation cost in West Palm Beach? $40–$70 per sq ft for a refresh, $70–$130 for a mid-range redesign with stone or slab walls and a new desk, and $130–$300+ for high-end stone and millwork. A 1,500 sq ft lobby runs $60,000 to $450,000+ across those levels.
Our Flagler tower is in milestone repairs. Can the lobby go first? Only if the engineer's report clears the lobby slab. Where the ground floor or pool deck is flagged, finishes wait for the structural and waterproofing repair, and we coordinate both scopes.
Does the board need an owner vote? Often, when the work is a material alteration of a common element above the declaration's cost threshold. Counsel decides; we provide the scope, pricing and renderings the vote is based on.
Can residents keep using the lobby? Yes. A protected temporary entrance path stays open, the front desk, mail and packages keep running, and the floor is phased so a route is always available.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the designer's plan or photos and square footage. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
