Clematis Street, Rosemary Square, Northwood and the hotel and club kitchens across the bridges make West Palm Beach a busy restaurant market, and most of its kitchens are second- or third-generation spaces. J. Perry & Sons installs quarry tile and slip-rated porcelain kitchen floors with epoxy grout, 6-inch cove base and slope to drain, plus dining-room porcelain, for restaurant owners, franchise groups, hotel F&B teams and GCs. Full scope is on our restaurant and commercial kitchen tile page; other building types are on commercial renovation in West Palm Beach.

West Palm Beach restaurant spaces and what that means for the floor

Clematis Street storefronts are often 1920s to 1950s buildings patched by every tenant since. Under the current floor we routinely find layered quarry tile, failed coating and grease-saturated concrete. It comes out to sound slab, which is ground and degreased, and drain positions are rechecked against the new equipment plan.

Rosemary Square and the newer downtown buildings put kitchens over podium slabs or above other tenants. Those floors get a full bonded membrane under the tile, clamped into every drain and flood-tested, because a dish pit leak lands in someone else's space. Landlords set after-close windows and dock rules.

Northwood's converted warehouses are usually vacant between concepts and tiled in the daytime, while island hotel and club kitchens run in the summer closure under the Town of Palm Beach's own permit and hours rules.

A kitchen floor replaced in kind is often exempt, but any change to drains, the hood or the layout is permitted through the City of West Palm Beach Development Services Department by the GC, alongside state restaurant plan review.

How we do it in West Palm Beach

  1. Equipment plan and drains. Pricing from the kitchen designer's equipment plan, which sets drain positions, slope zones, cove runs and equipment curbs.
  2. Demolition. Old quarry tile, VCT or coating out with dust-shrouded tools, usually overnight, mortar bed ground to sound concrete, asbestos check on older VCT first.
  3. Drain coordination. The plumber sets drain bodies to our finished floor elevation; we confirm each sits 1/4 inch per foot below the surrounding floor before any bed goes down.
  4. Slope bed and membrane. Mortar bed screeded to the drains in the dish pit and wet zones, membrane turned up behind the cove, clamped into each drain and flood-tested.
  5. Setting. Back-buttered quarry tile in latex-modified mortar with 1/4- to 3/8-inch joints, cuts under equipment, cove base set after the floor with formed corners.
  6. Epoxy grout and cure. Small batches forced to full depth, cleaned in two passes, movement joints sealed at the perimeter and equipment curbs; the floor cures before equipment rolls back and is released with health department documentation.

Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Restaurant kitchen tile in West Palm Beach — FAQ

What does a quarry tile kitchen floor cost in West Palm Beach? $14–$22 per sq ft installed with epoxy grout, labor and setting materials with the tile supplied. Cove base adds $16–$26 per linear foot, sloped zones $4–$8 per sq ft and each drain set in tile $350–$900.

What is under the floor in an old Clematis Street space? Usually layered quarry tile or failed coating over grease-soaked concrete. It comes out to sound slab, which is ground and degreased before any mortar.

Do I need a permit for a restaurant floor in West Palm Beach? Not for tile replaced in kind. Changes to drains, hood or layout are permitted through the City of West Palm Beach Development Services Department by the GC, and state plan review checks the floor.

How long is the kitchen down? Two to five days of closure for a full floor, or overnight zones over a longer period. Epoxy grout cure sets the date equipment rolls back, and it is fixed in the schedule.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the kitchen equipment plan and drain locations. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
