West Palm Beach is the county's office market: 1980s towers along Flagler and Olive, new Class A buildings around Rosemary Square and the train station, and retail from Clematis Street storefronts to the Okeechobee corridor, with Northwood warehouses converting to showrooms. J. Perry & Sons installs porcelain, LVT and carpet tile in tenant improvements, store buildouts, bank branches and showrooms for GCs, landlords, tenants and national programs. The full service is on our office and retail tile and flooring page; other building types are on commercial renovation in West Palm Beach.

West Palm Beach office and retail space and what that means for flooring
In the new Class A towers the floor is the last trade in a tight TI sequence: large-format porcelain or stone in reception, carpet tile and LVT beyond. The slabs are new and flat, but freight, dock and hours rules are strict and the landlord inspects floor prep before finish goes down.
The 1980s towers along Flagler and Olive are re-demised constantly. Under the carpet is old adhesive, patch and sometimes VCT mastic that needs an asbestos check before grinding, and the slabs often read high for moisture. Every suite is tested before glue-down LVT or carpet tile is ordered, with a mitigation primer specified where needed.
Clematis Street's older storefronts have uneven slabs and several previous floors; large-format porcelain there needs real leveling at $0.50–$6 per sq ft. Rosemary Square tenants work in the center's after-close window in nightly zones. Northwood conversions are mostly daytime work in a vacant bay.
A tenant improvement is permitted as a whole through the City of West Palm Beach Development Services Department by the GC, and flooring rides on that permit. Finish-only replacement in an existing suite usually needs none.

How we do it in West Palm Beach
- Finish plan and schedule. Pricing from the architect's finish plan and the GC's schedule, daytime in an empty suite or after hours in an operating store.
- Site walk and slab check. Floor sounded, moisture tested, flatness checked to the manufacturer's tolerance, asbestos check on old VCT and mastic.
- Demolition and prep. Carpet, VCT or tile out with dust control, adhesive ground off, cracks treated, patch and self-leveler where needed; large-format porcelain is leveled to the tile's tolerance.
- Layout. Porcelain from the storefront or reception sightline with full tiles at the entry; LVT and carpet tile from a centerline so perimeter cuts balance.
- Installation. Porcelain in polymer-modified mortar with leveling clips and the specified grout; LVT in the manufacturer's adhesive with a roller pass; carpet tile in releasable adhesive in the designer's pattern.
- Base, transitions and turnover. Base, lease-line and door transitions, metal edge at the storefront, walk-off zone at the entry; floor covered until the final clean, then walked with the GC or tenant with attic stock left on site.
Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Office and retail flooring in West Palm Beach — FAQ
What does office flooring cost per square foot in West Palm Beach? Carpet tile $2.50–$4, glue-down LVT $3–$5, porcelain corridors $14–$20 and reception lobbies $18–$30 per sq ft, labor and setting materials with the flooring supplied.
Can you meet a Class A tower's TI schedule? Yes. Flooring is sequenced to the GC's schedule as the last trade in, with the building's freight, dock and hours rules and the landlord's floor-prep inspection built into the plan.
Does a West Palm Beach TI need a separate flooring permit? No. The GC permits the TI as a whole through the city and flooring is part of it. Replacing flooring in kind in an existing suite usually needs no permit.
Can a Rosemary Square or Clematis store stay open? Yes. Work runs after close in zones sized so the floor is walkable at opening, with fixtures moved and reset on a plan agreed with the store manager.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the finish plan or square footage by area. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
