In Weston, the commercial stucco client is as likely to be an association board as a general contractor. Master and sub-associations own clubhouses, guardhouses, entry monuments and miles of perimeter wall, and the plazas and medical offices along the main roads have managers working to the same appearance standards. J. Perry & Sons bids that work under the terms on our commercial stucco page. For background on wall types and textures in the city, see stucco in Weston. If you own a single-family house, use residential stucco in Weston instead. Our other business services are on the Weston page.

Weston commercial property, building by building

Association common elements. Clubhouses, guardhouses, pool buildings, entry features and perimeter walls are CBS (concrete block) with cement stucco, many from the 1990s and 2000s. The usual scope: cracked wall caps, spalled columns at the gates, vehicle damage at guardhouse islands, and foam trim that has dented or opened at the joints. Perimeter walls are long and repetitive, so we price them per linear run and per column. That lets your board compare bids line by line.

Townhome and villa buildings owned by an association. Where the association maintains the exterior, the board usually bids all the buildings at once. We phase building by building, so each one is scaffolded, repaired and handed to the painter in a predictable order.

Plazas and retail. Shopping centers along the city's main roads are low-rise block with stucco, covered walkways and columns along the walk. Parapet cracks, failed sealant at storefront frames and impact damage at column bases are the common items.

Medical and office buildings. Clinics and medical offices in the city keep long hours and need patient access open the whole time. We phase exterior work there around the entrances and drop-off lanes.

New construction and additions. Ground-up buildings and additions get lath, weather barrier and three-coat stucco, scheduled behind framing and windows. See new construction stucco.

Scope and pricing

Trying to budget a community-wide stucco project? These are the units we bid with.

Scope How it is priced
Patch repair, texture matched $13–$21 per sq ft
Spalling repair: chip to steel, treat rebar, rebuild $22–$34 per sq ft
Re-stucco of an elevation or wall run $14–$23 per sq ft
Full-building stucco, multi-story, access included $15–$24 per sq ft of wall
Commercial column repair, gate and walkway columns Priced from drawings, per column
Foam trim and EIFS repair Priced from drawings
New construction stucco, three coats on block / over lath $7–$10 / $9–$13 per sq ft of wall

About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.

Access, protection and any after-hours premium are separate lines. Where there are no drawings, as on many older perimeter walls, we walk the property and measure, and the bid states the quantities it is based on.

How we run the bid and the paperwork

Bids from drawings in 48 hours. Send elevations, wall sections and stucco details, or the site plan and an address for the walls and common buildings. You get a unit-priced written bid back within 48 hours, and added buildings or wall runs are priced at the same units.

COI naming the owner. Certificates naming the association, the management company, the owner and the GC as additional insured are issued before we mobilize. Gate access lists and vehicle information go to your manager at the same time.

Permits. The City of Weston issues building permits here. When the scope needs one, we pull it under our license and schedule inspections, so lath and accessories are approved before they are covered. J. Perry & Sons follows every city and county requirement on its jobs.

HVHZ details. Broward County is in the High-Velocity Hurricane Zone. Even inland, envelope products and fastening are checked against the drawings and product approvals.

Engineering. We do not do engineering. We build to the engineer's drawings and bring in a licensed engineer when the work needs one. Leaning perimeter walls and cracked columns at the gates sometimes need that review before stucco is the answer.

Is your board collecting bids this quarter? Send the site plan or elevations through our project form and we'll turn the numbers around within 48 hours.

Phasing on occupied property

  • Residents and members. Clubhouse and pool buildings are phased so amenities stay open, with notices sent through the manager.
  • Gates. Guardhouse and gate work is scheduled around peak traffic and kept to one lane at a time.
  • Tenants. Plaza fronts are done one storefront bay at a time, with entries open and walkway protection under any scaffold.
  • Landscape and irrigation. Associations here invest in landscaping. We protect the beds, and with the manager's approval, irrigation zones along the wall are shut off while the coats cure.

Weather and wear on Weston buildings

Why do buildings this far from the beach still crack and stain? Weston is inland, so salt is a minor factor. The wear comes from age, water and traffic. Irrigation spray against the wall bases keeps the bottom of the stucco wet. Lake-facing sides of clubhouses and townhome buildings stay damp and grow mildew faster. Perimeter walls take sun on one face and shade on the other, and long runs without enough control joints crack at regular spacing. Summer storms limit exterior work to the morning on many days, and we keep the cure time between coats no matter the schedule.

One more pattern is specific to communities of this age: decades of repainting. Many association buildings have several coats of paint over the original stucco, and some of those coats are elastomeric (a thick, rubbery paint). Before we patch, we check whether the paint is still bonded, because new stucco set against a loose paint film fails at the edge. Where the coating is peeling in sheets, the bid includes removing it at the repair areas, so the patch bonds to cement and not to old paint.

Weston commercial stucco FAQ

Can you bid every building in our community at once? Yes. We price each building or wall run as its own line at the same unit rates, so your board can award all of it or one phase at a time.

How are perimeter walls and gate columns priced? Repair areas typically start around $13–$21 per sq ft, spalling around $22–$34 per sq ft and re-stucco of a wall around $14–$23 per sq ft. Full buildings start around $15–$24 per sq ft of wall with access, and new work around $7–$13. Columns and EIFS trim are priced from drawings, or from our measured walk where no drawings exist. Final pricing is confirmed after we review your project.

Can the clubhouse stay open during the work? Yes. We phase around the entrances and the pool, protect walkways, and coordinate the schedule with your manager.

Do you name the association on the certificate of insurance? Yes, along with the management company and the GC where there is one, before we mobilize.

Who handles the City of Weston permit? We do, under our license, whenever the scope requires one, and we build the inspections into the schedule.
