A pool remodel in Broward, Palm Beach and Miami-Dade usually means the same three things: a tired deck, cracked or loose coping and a waterline tile band that is stained, chipped or falling off. J. Perry & Sons handles that hardscape side of pool renovation as part of our paver and hardscape installation: we remove the old deck and coping, repair the bond beam surface, set new waterline tile and coping, and build the new deck in travertine, porcelain or concrete pavers. Pool plaster, the shell itself and pool equipment are done by the pool company we coordinate with, so the order of work stays clean. A full remodel of deck, coping and tile typically runs $45,000–$120,000.
Pool Remodel Cost in South Florida: $45,000–$120,000 for deck, coping and tile

| Pool coping, concrete or porcelain bullnose to travertine and marble | per lin ft | $50–$100 |
| Waterline tile, glass or porcelain band, old tile removed | per lin ft | $60–$110 |
| Travertine pool deck, tumbled or brushed, on compacted base | per sq ft | $24–$34 |
| Porcelain paver pool deck, 2 cm | per sq ft | $29–$39 |
| Pavers around pool laid over the existing concrete deck | per sq ft | $17–$32 |
| Concrete deck removal and haul-away | per sq ft | $8–$16 |

Travertine coping sits toward the top of the coping range; precast and porcelain toward the middle. The pool company prices the plaster, tile at the steps if it is part of their finish, lights and equipment. Bigger decks, raised spas, beam repairs found after demo and tight side-yard access push a project up the range.
What a pool renovation includes on our side
Demolition. Old coping is cut and lifted without damaging the bond beam. The deck comes out by saw and breaker or, when the slab is sound and drains right, stays in place as a base for pavers.
Beam and edge repair. Once coping is off we see the beam. Spalled concrete, rusted steel and loose mortar get chipped back and patched before anything is set on top. If the damage is structural we stop and bring in a licensed engineer; we do not do engineering, we build to the engineer's drawings.
Waterline tile. The 6-inch band at the water line takes the most abuse from chlorine, sun and calcium. We remove it to sound substrate, set new glass or porcelain tile with a pool-rated thinset and grout, and leave clean lines for the plaster crew.
Coping. Travertine, marble, shellstone, porcelain or precast concrete, in bullnose or square-edge profiles, set on a full mortar bed with the overhang the pool builder wants.
Travertine pool deck or pavers. New base, compaction, sand bed and pavers, or a paver overlay on the existing slab, finished with polymeric sand or a sealer suited to stone.

How a pool remodel is sequenced
- Walkthrough with the pool company. Who drains, who refinishes, who handles equipment and lights, and in what order.
- Permits and HOA. Deck and coping work usually needs a permit; many communities also want HOA approval of the stone and color.
- Drain and remove. The pool company drains when the schedule calls for it. We cut out coping, waterline tile and the deck.
- Beam repair. Exposed beam patched; any structural issue goes to the engineer first.
- Waterline tile and coping. Tile band set first, then coping on top, so joints line up and the overhang is consistent.
- Deck. Base, screed and pavers, or an overlay on the existing slab, sloped away from the pool to the drains.
- Pool finish and start-up. The pool company plasters, fills and starts the equipment.
- Seal and joint. Stone sealed after it dries out; the coping-to-deck joint finished with a flexible sealant.
Pool remodeling contractors: who does what
Most pool remodeling companies are pool builders first and sub out the deck. Most paver crews will not touch tile. The gap between them is where water gets in and where schedules slip. We work on the hardscape and tile side of that line, and we coordinate the pool company for plaster, shell repairs, plumbing and equipment, so you are not managing two crews pointing at each other. If you already have a pool company, we schedule around them. If you don't, we can bring one we coordinate with regularly. Either way your written contract spells out what is ours and what is theirs.
South Florida conditions that shape a pool renovation
Our decks bake in sun that pushes surface temperatures past what bare feet like, so light travertine, shellstone and light porcelain stay in demand. Salt air near the coast and saltwater pools attack metal and soft stone, so we choose sealers and setting materials for that exposure. Heavy summer rain needs a deck sloped to drains or lawn, never toward the house or the pool. In Broward and Miami-Dade, inspectors and many HOAs look at drainage, barriers and pool safety items when a permit is open; we build to the approved plans and schedule inspections ourselves. Hurricane season matters too: we avoid leaving a drained pool or loose pavers on site with a storm in the forecast. Permit details are on our permits and compliance page.

Pool remodeling — FAQ
How much does a pool remodel cost in South Florida? For new deck, coping and waterline tile, $45,000–$120,000 depending on deck size and material. Plaster, shell work and equipment are priced by the pool company on top of that.
Do you replaster pools or replace pool equipment? No. Pool equipment and plaster are by the pool company we coordinate. We handle the deck, coping and waterline tile and keep both crews on one schedule.
Can you put pavers around the pool over the existing deck? Often, yes, if the slab is sound, drains correctly and leaves enough height at doors and coping. That runs $17–$32 per sq ft; leveling is extra.
What does waterline tile replacement cost? $60–$110 per lin ft with the old tile removed and new glass or porcelain set and grouted. It is usually done while the pool is drained for plaster.
How long does a pool renovation take? Plan on several weeks from demo to start-up, driven mostly by permit timing, the pool company's plaster date and weather. We give a written schedule with the estimate.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
