Managing a Fort Lauderdale building with tired stucco? Commercial stucco here splits two ways. Salt-exposed buildings along the beach, the Intracoastal and the New River usually need stucco as part of a concrete restoration. The inland office, retail and industrial stock mostly needs repair, recoating and new work. J. Perry & Sons bids both, for general contractors, property managers, condo boards and owners, following the method on our commercial stucco page. The overview of systems and finishes across the city is on stucco in Fort Lauderdale. Single-family owners should use residential stucco in Fort Lauderdale.

Where the commercial stucco work is in Fort Lauderdale

Beach and Intracoastal condos. The condo towers along the beach and the buildings lining the Intracoastal are concrete frame with block infill, finished in stucco or high-build coatings (thick, elastic paint systems). Salt drives corrosion at balcony edges, slab edges and embedded steel. Under Florida's milestone inspection law, condo buildings of three stories or more go through structural inspections, and your stucco scope commonly comes out of the engineer's findings.

Downtown. Mid-rise offices, mixed-use buildings and street-front retail, some with EIFS cornices, bands or full facades over cement base walls. Work happens around pedestrians and tight street access.

Uptown and the industrial areas. Office parks and warehouse and flex buildings here are mostly block with cement stucco. Tilt-wall and metal buildings with stucco fronts show up too. These jobs mean long elevations and lift access. Forklift and truck damage at dock doors and building corners is a steady repair item, and we price corner guards and reinforced returns as alternates when you want them.

Community properties. HOA clubhouses, perimeter walls, gatehouses and townhome buildings west of the beach, where a board phases the work building by building.

Unit-priced bids from the drawings

Want a number you can compare line by line? Send the architectural elevations, wall sections and stucco details, or the building address for a walk. Within 48 hours you get a written bid with every wall type and item on its own line. Opening ranges, which we confirm after reviewing the building:

  • Crack and patch repair, cut out, rebuilt and texture-matched: $13–$21 per sq ft of patch.
  • Spalling repair, chipped to steel, rebar treated and rebuilt: $22–$34 per sq ft.
  • Re-stucco of an elevation in scratch, brown and finish coats: $14–$23 per sq ft of wall.
  • Full building, multi-story, every elevation with sealant, soffits and returns, access included: $15–$24 per sq ft of wall. See full-building stucco.
  • Columns at walkways, porte-cocheres and parking structures: priced from drawings, per column. See commercial stucco column repair.
  • New construction, three coats behind the framer and glazier: $7–$10 per sq ft of wall on block, $9–$13 over lath. See new-construction stucco.
  • EIFS repaired in kind or converted to hard-coat: priced from drawings. See EIFS and high-build stucco.

About these prices. These ranges are starting points based on typical South Florida projects. Your final price depends on the condition of the property, access, the materials or system specified and the full scope of work. We confirm every number after we review your project in person or from the drawings, and the price in your signed proposal is the one that applies.

We take off each elevation by wall type, counting control joints, corners, soffits and returns. Scaffold, lift or swing stage, and protection are separate lines. Addenda and added walls use the same unit rates, so the change order math is already done.

Have a set of elevations on your desk? Send them through our project form and we'll have the takeoff and unit prices back in 48 hours.

HVHZ submittals and inspections

Broward County sits inside the High-Velocity Hurricane Zone (HVHZ) of the Florida Building Code. Lath, fasteners and accessories are checked against product approvals. We send submittals with the approvals attached before ordering, and we schedule lath and accessory inspections so nothing is covered before the inspector signs off. Inside city limits, permits run through the City of Fort Lauderdale's Development Services Department, and we pull them under our license. J. Perry & Sons follows every city and county compliance requirement on its jobs.

When stucco is tied to structural or concrete repair, we work from the engineer's repair drawings and sequence the stucco behind the concrete. We do not do engineering; we build to the engineer's drawings and coordinate a licensed engineer when the work needs one.

What GCs and managers get from us

  • COI naming the owner, the association, the management company and the GC as additional insured, issued before the crew mobilizes.
  • A crew roster and schedule by elevation, stack or drop, so your superintendent or manager knows who is on site and where.
  • Mockups of texture and color on the building, approved in daylight and used as the standard at punch.
  • Daily cleanup of the work area, with debris out of walkways, pool decks and parking.
  • Closeout with product data, inspection sign-offs, a punch list closed with your superintendent or manager, and warranty paperwork.

Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Working around a live building

Will residents, shoppers or trucks still need to get through? Usually, since most of our Fort Lauderdale work is on occupied property. On a condo tower, the job moves drop by drop or stack by stack. We draft notices for your manager to send before each section starts, and balconies are cleared ahead of the crew. On downtown shopping streets, we protect storefront glass, keep sidewalk access open and move noisy cutting outside business hours when the lease requires it. In warehouses and flex space, we work around loading docks and truck traffic.

The wet season, from about mid-May to mid-October, brings afternoon storms nearly every day. Coats go on in the morning, and fresh work is covered before rain. Cement stucco cures before the painter primes it. In hurricane season we secure scaffold, stages and lifts whenever a watch is posted.

Need a phasing plan your residents can live with? Call (561) 556-7509 and we'll walk the building with your manager.

What unit rates apply to a Fort Lauderdale commercial stucco bid? Each item is unit-priced; the starting ranges are in the list under unit-priced bids above. Columns and EIFS are priced from drawings, with access and protection as separate lines. Final pricing is confirmed after we review your project.

Do your submittals cover HVHZ product approvals? Yes. Lath, fasteners and accessories are submitted with their approvals attached, and inspections are scheduled before anything is covered.

Can you work on a condo tower without closing the pool or the entrance? Yes. We phase by drop or stack, keep entrances and routes open, and protect pool decks and walkways under the work.

How fast can you turn around a bid for a GC? Within 48 hours of receiving the elevations and wall sections, with addenda priced at the same unit rates.
