Miami's parishes, private and charter schools, daycare centers and community buildings run on committee budgets, a few rooms that take all the wear, and a calendar that opens for a few weeks in summer and a few days at the holidays. J. Perry & Sons installs church, school and institutional flooring inside that window, matching finish to traffic room by room. It is part of our commercial renovation service in Miami, for facilities directors, heads of school, building committees and the GCs who serve them.

Miami churches and schools and what that means for flooring

Little Havana, Coral Way, Shenandoah and Allapattah hold the city's older parish churches and parochial schools: 1920s to 1960s buildings, some with terrazzo in the halls, most with original VCT in the classrooms and a sanctuary on a wood or slab floor. Old VCT and mastic get an asbestos survey first; if it is positive, a licensed abatement contractor removes it and our work starts after clearance. Terrazzo in good condition is cleaned and kept as a base for LVT or carpet tile, which saves the committee demo money.

Charter schools in converted retail and office buildings across the city have drier slabs and no history, but they open the week after the lease starts and the licensing inspection looks at floor condition before the first student arrives. Larger church campuses to the west and south have fellowship halls that host everything from banquets to hurricane shelter duty, so those get porcelain that takes folding tables and rolling racks.

Summer is storm season, and the air in a school with no students is often set back. Mortar and adhesive cure on temperature and humidity, so the building stays conditioned during installation, and no room is left as open substrate when a system is forecast. Flooring replaced in kind generally needs no permit from the City of Miami Building Department; a renovation that changes restrooms, kitchens or room use does, and the GC pulls it. Daycare and private school licensing inspections run on their own schedule.

How we do it in Miami

  1. Room-by-room walk with the facilities director or committee chair: use, traffic and a recommended finish per room, with alternates so money can move between rooms or phases.
  2. Calendar first: summer, winter break and gaps between services set the schedule; the building is usable on every date it must be.
  3. Asbestos survey on pre-1985 VCT and mastic, abatement by a licensed contractor if needed.
  4. Demo and prep: old flooring and adhesive out, slab or terrazzo ground, moisture tested, patch and leveling at $0.50–$6 per sq ft.
  5. Layout and installation: porcelain in polymer-modified mortar with a leveling system and movement joints; LVT and VCT in the manufacturer's adhesive with a roller pass; carpet tile in releasable adhesive.
  6. Base, cove and transitions: rubber base in classrooms and corridors, tile cove in restrooms and kitchens.
  7. Clean, initial finish on VCT, walkthrough and attic stock left in the custodial room.

Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Miami-Dade, Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Church and school flooring in Miami — FAQ

What does classroom flooring cost in Miami? VCT $2–$3.50 per sq ft installed, LVT $3–$5, with flooring supplied. Corridors run $3–$5 in LVT or $12–$18 in porcelain, and restrooms $3,500–$8,000 per room.

Can we keep the terrazzo in our old parish school? Usually, yes. Sound terrazzo is cleaned, moisture-tested and used as the base for LVT or carpet tile, which cuts the demo line from the budget.

Can the whole campus be done over summer? A typical campus is phased by wing over eight to ten weeks, with any asbestos abatement first. Shorter windows take more crew and are priced that way.

Does the City of Miami need to permit new classroom flooring? Not when it is replaced in kind. Renovations that change restrooms, kitchens or room use are permitted through the City of Miami Building Department, and the GC pulls it.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a floor plan or room list and square footage. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
