Miami's rental stock runs from forty-story towers in Brickell and Edgewater to 1950s and 60s two-story walk-ups along Coral Way and in Little Havana, and both ends turn units constantly. J. Perry & Sons works for the property managers, ownership groups and GCs behind that turnover as a multifamily tile and flooring contractor, with per-unit pricing by unit type and a schedule that follows move-outs. It is one line of our commercial renovation work in Miami.

Owner supplies the finish flooring; ranges are labor and setting materials. Sound underlayment adds $2–$4 per sq ft where the building requires it. In Miami, full porcelain is the more common unit floor than it is farther north, and tower logistics push pricing toward the upper half of each range.

Miami apartment buildings and what that means for flooring

Brickell, Downtown and Edgewater towers are stacked units on post-tensioned slabs with condo or landlord rules that set a minimum IIC or STC rating for hard flooring above the first floor. Most of these buildings run on porcelain throughout, not LVP, so a turnover is a tile job: demo of 24x24 or larger, slab ground, acoustic mat down, new tile set with leveling clips. Freight elevators are booked days ahead, loading docks have short windows, and many associations restrict demo noise to weekday mid-morning through mid-afternoon.

Coral Way, Little Havana, Shenandoah and the Roads have 1940s to 1960s two- and three-story CBS buildings on slab on grade, often with original terrazzo under the current floor. Terrazzo is a good base for LVP once it is tested for moisture and cleaned; where tile goes over it, the surface is ground for bond. Old VCT and mastic in these buildings get an asbestos check before demo.

Garden-style and mid-rise communities farther west follow the standard turnover model: LVP in living and bedrooms, porcelain in kitchen, baths and entry, per-unit pricing that holds for the phase.

Flooring replaced in kind generally needs no permit from the City of Miami Building Department; a renovation that moves plumbing or changes the unit layout does, and we pull it.

How we do it in Miami

  1. Model-unit walk with the manager: sound the floor, test moisture, identify terrazzo or VCT, note transitions and appliance pulls.
  2. Written per-unit scope by unit type, with the acoustic underlayment spec and product data for the association or landlord file.
  3. Building logistics locked before mobilization: freight elevator, dock window, noise hours, corridor protection.
  4. Demo and prep: existing floor out, slab or terrazzo ground, cracks treated, leveling at $3–$6 per sq ft where needed.
  5. Installation: porcelain in polymer-modified mortar with leveling clips over the acoustic mat, LVP glued or clicked over pad, epoxy grout in wet areas where specified.
  6. Base, transitions, caulk, then per-unit sign-off with the manager before the next keys arrive.

Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Miami-Dade, Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Multifamily tile and flooring in Miami — FAQ

What does a Miami unit turnover cost? A one-bedroom runs $3,500–$6,000 in LVP, $5,000–$7,500 with tile in wet areas and $7,000–$11,000 in full porcelain; a two-bedroom $5,000–$7,500, $7,000–$10,000 and $10,000–$14,000. Owner supplies the flooring.

Do Brickell and Edgewater towers require sound underlayment? Nearly all of them above the ground floor. We install a tested acoustic mat under tile or an attached pad under LVP at $2–$4 per sq ft and give management the product data for the file.

Can you tile over the terrazzo in an older Little Havana building? Yes, once it is moisture-tested and ground for bond. Terrazzo is also a sound base for glue-down LVP after cleaning and a moisture check.

Is a City of Miami permit needed to replace unit flooring? Not for like-for-like replacement. If plumbing moves or the layout changes, the City of Miami Building Department requires a permit and we pull it.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the unit mix and floor plans. A written estimate is typically ready within 24–48 hours after a model-unit walk and scope confirmation.
