Miami has two generations of condo towers with two different lobby problems. The 1970s and 80s buildings along Brickell Avenue, the bay and Coconut Grove are working through milestone inspections and reserve studies with lobbies that have not changed since opening; the 2000s and later towers in Brickell, Edgewater and Downtown are hitting their first full refresh on finishes that were never meant to last twenty years. J. Perry & Sons is the condo lobby and common-area renovation contractor for both: permit, insurance, phasing around residents and our own crews on the porcelain, stone and slab. It is part of our commercial renovation service in Miami.

Miami condo towers and what that means for the lobby

The older bayfront and Brickell Avenue towers come with a structural file. Pool decks over parking garages and ground-floor slabs are often inside the engineer's milestone report, and the concrete repair and new waterproofing have to finish before any paver or tile goes down. We price the finish scope to follow the structural scope and coordinate both, so the board funds the deck once.

The newer Brickell, Edgewater and Downtown towers have large lobbies with high ceilings, a valet entrance and a security desk that never closes. A renovation there is large-format porcelain or stone over a slab leveled to a tight tolerance, porcelain slab or natural stone at the desk and elevator lobbies, and new lighting and millwork, all behind a protected path that keeps the entrance, mail room and desk running. Material arrives through a dock with a short window and goes up a padded freight elevator shared with movers and deliveries.

Florida condominium law treats a change to a common element as a material alteration that may need an owner vote above the threshold in the declaration. The board and its counsel decide; we supply the scope, line-item pricing, alternates by finish level and renderings the vote relies on. The permit comes from the City of Miami Building Department. Associations here typically want general liability of $1 million or more per occurrence, workers' compensation and the association and manager named as additional insureds, and the certificate is in the board packet before we mobilize.

How we do it in Miami

  1. Scope from the designer's finish plan or a site walk with the manager and a written refresh scope the board can approve.
  2. Board proposal with line items by area, alternates by finish level, a phasing plan and the license and insurance documents counsel asks for.
  3. Permit and resident notices, with daily updates posted at the elevators.
  4. Protection and phasing: temporary entrance path, barriers, padded freight elevator, desk and mail room kept running.
  5. Demo and slab prep: old floor and millwork out, slab ground, moisture tested, leveled at $3–$6 per sq ft where large-format tile requires it.
  6. Finishes: porcelain or stone set with a leveling system and movement joints, slab walls anchored, millwork, ceiling, lighting and paint under one contract.
  7. Designer walkthrough, punch and closeout file with permit finals, product data, lien releases and attic stock.

Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Miami-Dade, Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Condo lobby renovation in Miami — FAQ

What does a Miami condo lobby renovation cost? $40–$70 per sq ft for a refresh, $70–$130 mid-range with a stone or slab feature wall and new desk, $130–$300+ high-end. A 1,500 sq ft lobby runs $60,000 to $450,000+ across those levels.

Our building is in its milestone inspection. Can the lobby still go ahead? The lobby usually can; the pool deck and any slab inside the engineer's report wait for the structural repair. We sequence the finish work behind it and coordinate both.

How does a Brickell lobby stay open during the work? A protected temporary path from the valet entrance to the desk and elevators stays open through every phase, with the floor worked in zones and the mail room and desk running.

What does the board get for its insurance file? A certificate of general liability and workers' compensation naming the association and management company as additional insureds, issued before mobilization, with our license copy and lien releases at closeout.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the designer's plan or photos and square footage. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
