In a Miami office tower, restaurant or clubhouse, the restroom is where tenants and customers decide what they think of the building. J. Perry & Sons handles commercial bathroom and restroom renovation as the general contractor: permit, demolition, licensed plumbing and electrical, tile set by our own crews, partitions, fixtures, accessories and an ADA layout that passes the first time. It is one of the busiest lines in our commercial renovation work in Miami, usually one restroom at a time with the adjacent one kept open.

Miami commercial buildings and what that means for restrooms

Brickell and Downtown office towers from the 1980s onward have stacked restrooms on a shared wet wall, which makes a floor-by-floor program at one per-restroom price the efficient way to do it: one restroom per floor stays open, demo runs after hours under the landlord's freight and noise rules, and the same fixture and finish schedule repeats on every floor. Slabs are post-tensioned, so relocating a water closet means a scan and the engineer's sign-off before any saw hits concrete; we flag it at the survey.

Wynwood and Design District restaurants and galleries are in converted warehouses where the restroom is often being created from a storage room, with new waste lines cut into a thick slab and an ADA path of travel from the front door. Little Havana and Coral Way storefronts need a single-user room brought to code when the dining room is renovated, since the renovation triggers compliance on the path and the fixtures.

Condo towers along the bay and in Edgewater own pool and clubhouse restrooms through the association; the board approves the scope and our insurance certificate goes in the packet before mobilization.

Any restroom work that touches plumbing, electrical or walls is permitted through the City of Miami Building Department with trade permits beneath it. Miami humidity swells particle-core laminate partitions within a few years, so the spec is phenolic or solid-surface partitions, tile wainscot, moisture-resistant board above it and an exhaust fan sized for the room.

How we do it in Miami

  1. Survey and code check: measure, count fixtures, check Florida Accessibility Code clearances, locate stacks, scan the slab if anything moves.
  2. Design and permit filed with the City of Miami, trade permits under the building permit.
  3. Protection and phasing: barriers, dust control, debris route, and which restrooms stay open in each phase.
  4. Demo of partitions, fixtures, tile and thinset, with an asbestos check on older floor tile and mastic.
  5. Rough plumbing and electrical by licensed trades, inspected before close-in.
  6. Tile: waterproof backer on wet walls, slab leveled, membrane and flood test in any shower room, porcelain set with a leveling system and epoxy grout.
  7. Partitions, fixtures and accessories at ADA heights, then finals and a punch with the owner.

Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Miami-Dade, Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Commercial restroom renovation in Miami — FAQ

What does a commercial restroom cost to renovate in Miami? Single-user $8,000–$18,000 fully renovated, small multi-stall $25,000–$45,000, large multi-stall $45,000–$75,000. Tile and finishes alone in the existing layout run $3,500–$26,000 by size.

Can you build a new restroom in a Wynwood warehouse? Yes. New waste lines are cut into the slab, the room is laid out to the Florida Accessibility Code, and the path of travel from the entrance is checked as part of the permit.

Does a Brickell tower restroom need an engineer? Only if a fixture moves. Towers there are on post-tensioned slabs, and saw-cutting one requires a scan and the engineer's sign-off, which we arrange before demo.

Who issues the permit for a Miami restroom renovation? The City of Miami Building Department, with plumbing and electrical trade permits under the building permit. Finish-only tile replacement often needs none.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with a plan or photos and the fixture count. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
