Brickell and Downtown fill office suites faster than most US markets, Wynwood and the Design District turn retail spaces on short leases, and the malls and lifestyle centers across the city refresh stores every few years. J. Perry & Sons installs office and retail tile and flooring for the GCs, landlords and tenants doing that work: carpet tile and LVT in open offices, porcelain in reception and corridors, large-format porcelain on sales floors set after close. It is a core line of our commercial renovation service in Miami.

Miami offices and stores and what that means for flooring

Brickell and Downtown towers run tenant improvements under landlord rules: a COI naming the landlord and manager, a reserved freight elevator, demo after six in the evening and often a landlord inspection of floor prep before the finish goes down. Many of these suites specify polished concrete or large-format porcelain in reception with carpet tile or LVT behind, and the slab needs leveling to the tile's tolerance, not the carpet's. The suite stays conditioned through the adhesive cure even when the building's night setback would turn the air off.

Wynwood and the Design District are converted warehouses and new ground-floor retail under residential. The warehouse slabs are thick and generally dry but uneven; large-format porcelain over them means more leveling. Ground-floor retail under condos has residential noise rules above it, so demo hours are tight and nights are the usual window.

Coral Way, Little Havana and the Kendall and Doral office parks are slab on grade from the 1960s through 90s, and those are the slabs that read high for moisture. Glue-down LVT and carpet tile fail over a wet slab, so every one of those suites gets a moisture test before the adhesive is ordered and a mitigation primer where the numbers call for it.

A tenant improvement is permitted as a whole by the GC through the City of Miami Building Department, and flooring rides on that permit; finish-only replacement in an existing suite often needs none.

How we do it in Miami

  1. Price from the finish plan and the GC's schedule: daytime in an empty suite or after hours in an operating store.
  2. Site walk and slab check: floor sounded, moisture tested, flatness checked to the tile or plank tolerance, asbestos check on old VCT.
  3. Landlord paperwork: COI, freight-elevator reservation, dock hours, prep inspection scheduled.
  4. Demo and prep with dust control, adhesive ground off, patch and leveler where needed.
  5. Layout from the storefront or reception sightline with full tiles at the entry and cuts under fixtures; LVT and carpet tile from a centerline.
  6. Installation: porcelain in polymer-modified mortar with leveling clips; LVT in the manufacturer's adhesive with a roller pass; carpet tile in releasable adhesive.
  7. Base, transitions and protection until the GC's final clean, then a walk with the tenant and labeled attic stock.

Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Miami-Dade, Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Office and retail flooring in Miami — FAQ

What does office flooring cost in a Brickell tower? Carpet tile $2.50–$4 per sq ft, glue-down LVT $3–$5, porcelain corridors $14–$20 and reception $18–$30, with flooring supplied. Freight-elevator and after-hours rules push tower suites toward the top of those ranges.

Can a Wynwood or Design District store stay open during the floor? Yes. Work runs after close in zones sized so the floor is walkable at opening, with barriers and nightly cleanup at $300–$800 per night and fixtures moved and reset on a plan with the store manager.

Why does large-format porcelain cost more over a warehouse slab? Old warehouse slabs are uneven, and 24x48 and larger tile needs a flatter floor than LVT or carpet. The leveling is in the price so there is no lippage.

Is a City of Miami permit needed for new office flooring? Flooring rides on the GC's tenant-improvement permit through the City of Miami Building Department. Finish-only replacement in an existing suite usually needs none.
