Miami hotels run on a brand cycle and a season. Brickell and Downtown business hotels renovate between conventions, the Miami Beach resorts across the causeways renovate in the summer trough, and the boutique and lifestyle properties in Wynwood and the Design District renovate when ownership changes. J. Perry & Sons installs hotel and hospitality tile through all of it: guest baths, guest-room floors, corridors, lobbies, restaurants and pool decks, priced per key and per square foot. It is part of our commercial renovation service in Miami.

Miami hotels and what that means for tile
Brickell and Downtown towers are the youngest hotel stock in the region, built since the 2000s with porcelain already in the baths. A renovation there is a finish swap on a brand schedule: tub-to-shower conversions with a bonded membrane and linear drain, 24x48 porcelain on guest-room floors over an acoustic mat the brand requires, and large-format or stone in a lobby that stays open through a protected path. Material comes through a dock with a short window and a freight elevator shared with housekeeping and banquet.
Miami Beach is a separate city with its own building department, and its hotels span 1930s Art Deco walls to 2010s towers. The older buildings have mud-bed baths with original cast-iron tubs and plaster walls, so a bath renovation means tub-out, new backer, membrane and a flood test logged per room. Oceanfront pool decks there take salt spray on every east wind; exterior-rated 2 cm porcelain on pedestals with stainless hardware is what survives.
Wynwood and Design District boutique properties are small key counts with high-design finishes: terrazzo-look porcelain, handmade tile, stone slab at the bar. Those jobs are more layout and less volume.
Finish-only replacement usually needs no permit; bath renovations that touch plumbing are permitted through the City of Miami Building Department or the City of Miami Beach Building Department, depending on the address, and brand review runs alongside.

How we do it in Miami
- Model room to the brand's finish schedule, approved by owner and brand before any floor is released; per-key price locks against it.
- Phasing plan by floor or wing sized to the out-of-order plan and the general manager's calendar.
- Protection and routing: padded service elevator, covered corridors, one debris and material route agreed with housekeeping.
- Demo in allowed hours with dust-shrouded tools, bagged and carted the same shift.
- Waterproofing on wet walls and floors, drains clamped, flood test logged per bath.
- Setting: wall tile from a level ledger, floors pitched to drains, plank on a one-third offset with leveling clips, epoxy or high-performance grout.
- Punch and release room by room with a signed sheet and labeled attic stock for engineering.
Permits and compliance handled. J. Perry & Sons pulls the permit, schedules the inspections, and builds to the city and county codes that apply — Miami-Dade, Broward and Palm Beach municipal building departments, HVHZ requirements where they apply, and HOA/condo association rules. Hotel and hospitality tile in Miami — FAQ
What does a Miami hotel bath renovation cost per key? Floor and tub or shower walls with waterproofing run $4,500–$9,000 per room with tile supplied; a tub-to-shower conversion sits in the upper half. Guest-room wood-look porcelain is $3,500–$6,500 per room.
Do you work in Miami Beach as well as the City of Miami? Yes. They are separate building departments with separate permits, and we file with whichever has jurisdiction over the address.
How is a Brickell lobby renovated without closing it? In zones behind barriers with a protected path from the entrance to the desk and elevators, worked overnight so each zone is walkable by morning. Stone and slab feature walls go in behind the same barriers.
What goes on an oceanfront pool deck? Exterior-rated 2 cm porcelain pavers on pedestals or sand with stainless hardware, slip-rated wet, over a deck that drains. Carbon-steel clips and trapped water are what salt air destroys.
How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with the key count, finish schedule and typical bath plan. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
