Commercial Pavers in South Florida — HOA and Condo Pool Decks, Entry Drives and Paver Repair

Pool decks, coping, entry drives and walkways in pavers for HOAs, condos and commercial properties.

J. Perry & Sons installs commercial pavers for HOAs, condo associations, property managers, clubs and commercial owners in Broward, Palm Beach and Miami-Dade. Our crews replace HOA pool deck pavers and coping, build condo pool decks over existing concrete, lay paver entry drives, roundabouts and walkways, and repair and seal paver areas that have sunk or faded. This is the community and commercial side of our paver installation work. Commercial pool deck pavers in travertine or porcelain run $24–$39 per sq ft installed, and pool coping $50–$100 per lin ft.

Commercial Paver Cost in South Florida: $19–$39 per sq ft installed

What we build for associations and commercial owners

HOA and condo pool decks. The most common board project we price. Old cool-deck or cracked concrete comes out, or pavers go over the existing slab when it is sound and the heights work at doors and drains. Travertine stays cooler underfoot; porcelain pavers hold color and resist staining. Either way, joints are filled and the deck is sealed.

Pool coping. Bullnose or rebated coping in travertine, marble or concrete, set on mortar over the bond beam with an expansion joint at the deck. Coping replacement often comes up with new waterline tile when the pool is drained for resurfacing; see pool remodeling.

Entry drives and paving. HOA entries, roundabouts and parking courts in concrete pavers on a compacted limerock base thick enough for delivery trucks and garbage trucks. Borders soldier-coursed and edges restrained in concrete.

Walkways and courtyards. Building-to-amenity paths, clubhouse courtyards and dumpster enclosures, with slopes kept to accessible limits along the route.

Repair and sealing. Sunk areas at drains, root heaves along walkways and stained, faded decks. We lift, rebuild the base, relay, re-sand with polymeric sand and seal. See paver repair and sealing.

How we work with GCs and property managers

  • COI naming the association. Additional insured for the association, the management company and the GC if one is involved.
  • Bids from the site plan in 48 hours. Unit-priced by sq ft of field, LF of coping and border, and each of drain and ADA details, so the board can compare apples to apples.
  • Phased so the community keeps working. Pool decks done in the off-season or in halves; entry drives built one lane at a time with gate access kept open.
  • Unit pricing on changes. Extra base repair or added area comes in at the bid rate.
  • Closeout. Product data, sealing schedule, attic stock pavers for future repairs, and a workmanship warranty letter for the association file.

How we install a community pool deck

  1. Survey. Check deck elevations at doors and drains, the condition of the slab, and the coping and bond beam.
  2. Demo or prep. Remove the old surface or clean and level the existing slab for an overlay.
  3. Base. Limerock base compacted in lifts, or a bonded bed over concrete.
  4. Drains and slope. Deck drains replaced or extended, slope away from the pool and buildings.
  5. Coping. Set on mortar over the bond beam with a joint at the deck.
  6. Pavers. Laid in pattern, cut at edges, edge restraint installed.
  7. Sand and seal. Polymeric sand, compaction, cleaning and sealer.

Pavers in South Florida communities: rain, health rules and boards

Afternoon storms and a high water table mean drainage is the first thing we check on any community deck or drive. Pools at condos and HOAs are public pools for health department purposes, so closures, barriers and reopening follow those rules; we schedule with management so the pool is closed as briefly as possible. Salt air at coastal buildings etches some stones and fades sealers faster, which is why we talk with the board about resealing cycles. Board approvals, bid comparisons and reserve funding set the calendar, so we price early and hold the bid long enough for a vote. Permits for decks, drives and drainage changes vary by city; see permits and compliance.

Commercial pavers and HOA pool decks — FAQ

What do HOA pool deck pavers cost? Travertine runs $24–$34 per sq ft installed and porcelain pavers $29–$39. Pavers over a sound existing slab run $17–$32, with leveling extra.

Can you replace pool coping without redoing the whole deck? Yes. Coping alone runs $50–$100 per lin ft, travertine toward the top. Many boards pair it with new waterline tile while the pool is drained.

Do you install commercial paver driveways and entries? Yes: entry drives, roundabouts and parking courts in concrete pavers at $19–$28 per sq ft, built on a base sized for trucks.

How long is the pool closed? It depends on deck size and whether we overlay or rebuild. We phase where we can and schedule with management to keep the closure short.

Do you repair and seal existing commercial pavers? Yes. Releveling runs $8–$18 per sq ft and cleaning, re-sanding and sealing $1.50–$2.50.
