A new paver driveway, a travertine pool deck or a back patio is the outdoor project most South Florida homeowners call us about, and the one the HOA looks at hardest. This page is the homeowner side of our paver installation work: which project to start with, which paver fits each space, what the paver patio cost or pool deck price looks like, and what the weeks of work feel like while you live there. The materials, base depths, joint sand and sealers behind every job are explained on that main page. Community properties and general contractors should use commercial pavers and HOA pool decks. J. Perry & Sons is a licensed Florida general contractor (CGC1540699); we pull every permit the work needs and follow each city and county's requirements on our jobs.

The Paver Driveway: Decisions That Are Yours
Paver or poured concrete. Poured concrete costs less on day one but cracks, and a patch never matches. Driveway pavers flex with small ground movement, and a stained or cracked piece is lifted and replaced. That is why most of the driveway work we price in the suburbs is pavers.
Color against the roof and the house. Pick the paver color standing in your driveway, not from a brochure. A blend with two or three tones hides tire marks and leaf stains better than a single solid color. Charcoal borders around a tan or gray field are the common look; a border one shade darker than the field reads cleaner than a strong contrast.
Size of the drive. If you are tearing out anyway, this is the cheapest time to add width for a third car or a side pad for a boat. Extensions on their own are on our driveway extension and pavers over concrete page.
Thickness and pattern. We set 80 mm pavers in herringbone on every driveway; that is not a choice we leave open. The full driveway build, tear-out to apron, is on driveway pavers.
Patio Pavers: Size the Patio to the Furniture
The mistake we see most on existing patios is a slab that is too small for what sits on it. A dining table for six needs roughly a 12 by 12 ft area so chairs can pull out without dropping off the edge. A grill station needs clearance for the cook and a path that does not cross the dining area. Two loungers and a side table take about 10 by 12 ft. We lay out the furniture footprint with paint on the grass before the price is final.
Patio pavers can match the driveway, which is easy because the same 60 mm line comes in the same colors as the 80 mm driveway paver. They can also match the pool deck in travertine or porcelain so the back of the house reads as one surface. Paver patio cost by size and material is on patio pavers; covered lanai floors and garden walks are built the same way.
Pool Deck Pavers: Travertine, Porcelain or Concrete
Barefoot comfort decides most pool decks. Travertine in a light color stays coolest and grips when wet; porcelain in a textured finish never stains and needs no sealing but runs warmer if you pick a dark color; concrete pool deck pavers cost less but fade faster under chlorine and salt. Most of our pool deck pavers are travertine in ivory or walnut tones laid in a French pattern.
The second decision is the coping. If the coping is loose, cracked or a different stone from the new deck, replace it at the same time; doing it later means cutting into a finished deck. Material, profile and bond beam prep are on pool coping. If the waterline tile and the pool finish are also tired, plan the job as a pool remodeling project so the pool company and our crew work in the right order. Deck options and overlays are on pool deck pavers, and stone specifics on travertine pavers.
Walkways, Side Yards and Turf Strips
A front walk in the same paver as the driveway ties the house together and costs the patio rate. Side yards that never grow grass are a good place for a paver path with gravel or turf on each side. Many homeowners pair a paver driveway with turf strips between paver bands, or put turf beside the pool deck where sod dies; that work is on artificial turf and putting greens.
Front and Back as One Plan
Most homes do one area at a time. If you plan to do the driveway now and the pool deck in two years, tell us. We pick a paver line that will still be made, note the color name and manufacturer on the contract, and order 5–10% extra from the same production lot. Pavers made months apart can differ slightly in color, and the leftover pallet is what makes a future repair invisible. Store it flat, off the grass, at the side of the house.
HOA Approval and the Permits We Pull
Your HOA's architectural committee usually wants a site plan with dimensions, the paver manufacturer, color name, pattern and border, and sometimes a sample. We draw the plan, attach the product sheets, and revise it if the committee asks. Approval takes anywhere from one meeting to two months, so we start that paperwork the week you sign.
Permits depend on the city and the scope. A driveway apron in the right-of-way almost always needs a permit, and fees typically run $375–$700. A pool deck rebuild usually needs a building permit, and the inspector checks the pool barrier: fence height, self-closing and self-latching gates, and alarms on doors that open to the pool. If your gate or alarm would fail, we tell you before the job starts. Backyard patios often need only HOA approval.
Living at Home During the Work
Driveway. It is out of service for most of a week. Park on the street where the HOA allows it and plan deliveries around the dig-out days. Once the field is compacted and sanded you can drive on it the same day; there is no cure time as with poured concrete.
Pool deck. The pool stays filled. We set a temporary barrier between the house and the work, cover the water when cutting nearby, and keep children and pets on the house side. Saw days are the loud ones, usually in the middle of the job when borders and cuts happen.
Debris and sprinklers. Old concrete leaves in a dumpster or a dump truck each day. Irrigation lines and landscape lighting in the way are capped or rerouted and reconnected before we leave.
Typical timeline. Two to six weeks before: visit, design, samples, HOA approval, permit, order. Field time: about one week for a two-car driveway, one to two weeks for a pool deck, two to three weeks when coping is replaced too. Sealing is a separate visit after the pavers weather.
Tree Roots and Settling
Ficus, black olive and oak roots will lift a driveway within a few years. If the tree stays, we cut roots at the edge of the excavation and install a vertical root barrier along that side; if the tree is coming out, do it before we build, not after. Settling in the first year almost always traces to a soft spot in the subgrade or a downspout dumping at the edge. When a section does sink on an older paver driveway, it is lifted, the base is corrected and the same pavers go back, at $12–$18 per sq ft.
What Your Estimate Lists
Every estimate lists tear-out, base depth in inches, paver brand and color, pattern, border, edge restraint, coping, drainage, sealing and permit as separate lines. You can see where the money goes and compare bids line by line, including whether another bid has a thinner base. Workmanship warranty on every job; materials carry the manufacturer's warranty. Terms are in your written contract.

Residential Pavers FAQ
What does a paver driveway cost for a typical home?
Paver driveways run $19–$39 per sq ft installed. Concrete pavers sit at $19–$28, so a 600 sq ft two-car drive lands at $11,400–$16,800; travertine runs $24–$32. Tear-out, base and joint sand are included, and the permit is its own line.
Which is better around the pool, travertine or porcelain?
Light travertine stays cooler and has the classic look; it needs a penetrating sealer every few years. Textured porcelain never stains or needs sealing and suits a modern house. Both are safe wet when the finish is tumbled, brushed or textured.
Can you match pavers we install now to a project in a few years?
Yes, if we plan for it. We record the manufacturer, line and color on your contract, choose a line that is still in production, and leave you extra pavers from the same lot for repairs and small additions.
How long will the driveway or pool deck be out of use?
A two-car driveway is about one week of field time and you drive on it the day it is finished. A pool deck takes one to two weeks, longer with new coping. The pool stays filled throughout.
