Drywall Repair in South Florida — Patches, Flood Cuts, Texture Matching

Holes, cracks, water damage and texture matched so the repair disappears under paint.

Drywall repair is the small job most contractors skip and most homes need: a doorknob hole, a plumber's access cut, a crack over a door, a ceiling stain from an AC leak, or a wall opened after water damage. J. Perry & Sons does sheetrock repair across Broward, Palm Beach and Miami-Dade as part of our stucco and drywall finishes work, from a single patch to full rooms of new board. Individual patches run $175–$350 each, with a $650 minimum visit, and we match the existing texture so the repair is not visible once painted.

Drywall Repair Cost in South Florida: $175–$350 per patch, $650 minimum visit

Scope Unit Installed range
Minimum service visit (covers several small patches in one trip) per visit $650
Drywall patch, nail hole cluster to roughly 2 ft square, taped, finished, textured each $175–$350
Hang, tape and finish new board to Level 4 (flood cuts, remodels, new walls) per sq ft of board $4.50–$7
Level 5 finish for gloss paint, dark colors or raking light per sq ft of board $6.50–$10
Skim coat to flatten a damaged or uneven ceiling per sq ft $4.50–$8
Suspended ceiling replacement in an office or retail space per sq ft $6–$11

Paint is quoted separately or with our painting crew. Larger repairs are priced by the square foot of new board, not per patch. Ceilings, stairwells and work above 10 ft move toward the top of each range.

Drywall repairs we handle

Holes and dents. Doorknob holes, anchors pulled out, furniture dings. Small ones get a backed patch; anything bigger gets a new piece screwed to blocking or studs.

Cracks. Cracks at door and window corners and along ceiling seams are usually tape failure or movement. We cut out the loose tape, re-tape with mesh or paper and float wide so it does not come back.

Access cuts. Plumbers and electricians leave square holes. We frame the edges, set new board and finish flush.

Water damage and flood cuts. After a roof leak, AC overflow, pipe burst or storm water, wet board loses strength and grows mold. The standard repair is a flood cut: the wall is cut level a few feet above the water line, wet insulation and board come out, the cavity dries and is checked, and new board is hung and finished. We do the cut, the hang and the finish; mold remediation, when the situation calls for it, is by a licensed remediator.

Ceiling repairs. Sagging board from a leak, nail pops in a line, stained sections. We replace or re-fasten, then skim.

Texture matching: orange peel, knockdown and smooth

Most South Florida walls are orange peel or knockdown, and ceilings are often knockdown or popcorn. A patch finished smooth on a textured wall stands out under any light. We match texture with a hopper gun or hand tools, test on a scrap first, and feather the edges into the existing surface. Orange peel is sprayed in a fine spatter and left; knockdown is sprayed heavier and flattened with a knife. Smooth walls need a wider skim and a light-check before paint. Paint sheen matters too: flat hides a patch, eggshell and satin show it, so we recommend repainting the full wall corner to corner rather than spot-priming a square.

Drywall contractors for remodels and commercial work

Beyond repair, our crews hang and finish new drywall on wood and metal studs. Metal stud framing is standard in condos, offices and retail, and we frame partitions, soffits and furring to the drawings, hang board, and finish to Level 4 or Level 5 depending on the paint and lighting. Moisture-resistant board goes in bathrooms and laundry rooms, and cement board goes behind tile in wet areas. On commercial jobs we work from the drawings as a sub to the GC; see commercial drywall and ceilings for that side.

How a drywall repair visit goes

  1. Look and measure. We check moisture with a meter where water is involved and find the source before closing anything up.
  2. Cut back to sound board. Edges squared, backing added where needed.
  3. Hang and fasten. New board screwed to studs or blocking, seams staggered.
  4. Tape and coat. Three coats of compound, feathered wide.
  5. Texture match. Sprayed or hand-applied to match the surrounding wall or ceiling.
  6. Prime and paint if painting is in our scope.

South Florida conditions that cause drywall damage

Humidity and AC condensation are behind a large share of the ceiling stains we see, usually a clogged condensate line or a sweating duct. Hurricane-season roof leaks and window leaks at the stucco joint show up as bubbled paint and soft board under the sill. Condo units take water from the unit above. In every case the water source gets fixed first, or the new board fails again. For water around windows and doors, our waterproofing and sealants crew handles the exterior joint. Condo work usually means a certificate of insurance, limited hours and debris routes set by the association; we work within those. If a repair needs a permit, we pull it; details are on our permits and compliance page.

Drywall repair — FAQ

How much does drywall repair cost? $175–$350 per patch, with a $650 minimum visit that usually covers several small patches in one trip. Larger areas are priced by the square foot of new board at $4.50–$7 for Level 4.

Why is there a minimum visit? Every visit carries the same setup: protection, mixing, three coats with dry time between them, texture and cleanup. The minimum covers that so small jobs still get done properly.

Can you match my wall texture? Yes. We match orange peel, knockdown and smooth finishes and test on a scrap before applying to the wall. Repainting the full wall gives the cleanest result.

What is a flood cut and when do I need one? After water reaches drywall, the board is cut level above the wet line, wet material removed, the cavity dried, then new board hung and finished. It is the standard repair after flooding or a major leak.

Do you work with metal studs? Yes. We frame metal stud partitions, soffits and furring in condos and commercial spaces, then hang and finish.

How do I get an exact price? Call (561) 556-7509 or email jperrysonsgc@gmail.com with photos and rough dimensions. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
