A master bathroom remodel cost in South Florida is $38,000–$55,000 for an 80–120 sq ft primary bath kept in the same layout, with a new walk-in shower, floor, double vanity and lighting. Changing the layout, adding a freestanding tub or building a curbless shower with a linear drain takes it to $55,000–$75,000 and beyond. Those figures include demo, waterproofing, tile labor, plumbing, electrical, permit and management with mid-to-upper selections. J. Perry & Sons bathroom renovation builds the shower and tile with our own crew.

Shower wall tile runs $22–$30 per sq ft and floor tile $14–$18 standard or $25–$34 large-format; a primary shower alone can carry 150–200 sq ft of wall tile, which is why the tile line is larger in a master than any other room.

Where the money goes in a master bath

On a typical same-layout remodel in the middle of the range, the budget splits roughly like this:

  • Shower (demo, pan, waterproofing, tile, valve, niche, bench): about a third. It is the largest and most technical part.
  • Vanity, tops and mirrors: 15–25%. A 72" double vanity with a quartz or quartzite top, two sinks and two faucets is a big line, and custom cabinetry raises it.
  • Floor: 10–15% including leveling. Large-format porcelain on a slab needs a flat floor.
  • Plumbing and electrical: 15–20%. Two sinks, a thermostatic valve with a handheld, lighting on several circuits, a fan vented outside.
  • Glass, paint, accessories, permit, management: the rest.

The decisions that move the budget most

Tub or no tub. Many owners remove the built-in garden tub from a 1990s master and give the space to a larger shower. Others replace it with a freestanding tub. Removing the tub and enlarging the shower is often cheaper than adding a freestanding tub, because a freestanding tub needs a relocated drain, a filler and a finished floor around it. Our freestanding tub installation cost guide has the numbers.

Curb or curbless. A curbless shower needs the slab recessed or the floor built up so water reaches a linear drain. On a slab-on-grade home it is very doable; in a condo it depends on the building. It adds cost to slab work and waterproofing. See curbless shower on a Florida slab.

Moving the toilet. Putting the toilet in a separate water closet or across the room means cutting the slab for a new flange and a new drain path to the stack. This is one of the most common reasons a remodel crosses into the layout-change range.

Tile format. Large-format porcelain on shower walls means fewer grout lines and a cleaner look but needs flat walls and two installers per piece. Porcelain slab walls cost more again but have almost no joints. See the porcelain slab wall cost guide.

How we remodel a primary bathroom

  1. Design and layout drawing with fixture centers, niche heights and tile layout.
  2. Selections ordered before demo: valve, drain, tub, vanity, tile.
  3. Permit and, for condos, association approval.
  4. Demo to studs and slab; framing and drain conditions documented.
  5. Slab work and plumbing rough-in; electrical rough-in; inspections.
  6. Backer board and bonded waterproofing; 24-hour flood test.
  7. Tile: shower walls, shower floor, bathroom floor.
  8. Vanity, tops, plumbing finish, lighting, paint.
  9. Glass measured after tile; final inspection and walkthrough.

South Florida specifics

The slab. Every drain move on a ground floor is a slab cut. We locate the drain lines and check for post-tension cables in newer slabs before cutting.

Humidity. A primary shower with a bench and a rain head puts a lot of water in the air. A fan sized for the room and vented outside, and grout and caulk details that resist mildew, matter more here than in most places.

Condos. High-rise primary baths usually cannot move drains far, and many associations require a sound-rated underlayment under floor tile. Approvals take time; we prepare the package.

Timeline. A same-layout master is about 3–5 weeks on site after selections arrive. A layout change with slab work is 5–7 weeks. Glass adds a week at the end.

Master bathroom remodel cost — FAQ

How much does a master bathroom remodel cost in South Florida? $38,000–$55,000 in the same layout and $55,000–$75,000 or more with a new layout, freestanding tub or curbless shower, including permit and management.

Is it cheaper to keep the same layout? Yes. Keeping drains and the toilet where they are avoids slab cutting, extra plumbing and inspections, which is often the difference between the two ranges.

Should I remove the tub from my master bathroom? If no one uses it and there is another tub in the house, many owners do and put the space into a larger shower. Resale in your neighborhood is worth a quick check with a local agent.

How long does a master bathroom remodel take? 3–5 weeks on site for the same layout and 5–7 weeks with layout changes, plus about a week for glass after tile.

How do I get an exact price? Call (561) 556-7509 or send photos and rough dimensions through our project form. A written estimate is typically ready within 24–48 hours after a site review and scope confirmation.
