A guest bathroom remodel cost in South Florida is $20,000–$30,000 for a typical 40–60 sq ft hall or guest bath kept in the same layout: demo, new tub or shower, waterproofing, tile, vanity, toilet, lighting, paint and permit. Converting the tub to a walk-in shower or changing the layout moves it toward the top of that range or past it. A powder room with no shower is $9,250–$14,000. Below is how J. Perry & Sons bathroom renovation builds the number.
Example: 5x8 ft hall bath with a tub-shower combination, same layout, mid-range selections.
| Line | What it covers | Range |
|---|---|---|
| Demo and haul-away | Tile, tub, vanity, toilet, backer board | $1,500–$2,500 |
| Plumbing | New valve, tub drain, toilet, vanity supplies and drain | $2,750–$4,250 |
| Electrical | GFCI outlets, vanity light, exhaust fan vented outside | $1,250–$2,250 |
| Backer board and waterproofing | Tub surround walls, niche, bonded membrane | $1,500–$2,250 |
| Wall tile, tub surround | 70–80 sq ft at $22–$30 per sq ft | $1,750–$2,400 |
| Floor tile | 35–40 sq ft with leveling | $750–$1,250 |
| Vanity, top, mirror, accessories installed | Owner's vanity set and connected | $1,000–$1,750 |
| Paint, trim, door hardware | Walls, ceiling, baseboard | $1,000–$1,750 |
| Permit, inspections, management | City permit and scheduling | $1,500–$2,500 |
| Selections at mid-range | Tile, vanity, toilet, tub, faucets | $4,500–$7,000 |
| Glass tub door or shower screen | By our glass partner | $1,750–$2,750 |
| Total | $20,000–$30,000 |
Selections are the biggest swing. A stock vanity and a basic tub sit at the low end; a quartz-top vanity, porcelain slab-look wall tile and thermostatic valve push toward the top.
Keep the tub, update everything else. The most common choice for a hall bath used by kids or guests, and the best for resale in a family neighborhood. New tub, tile to the ceiling, new valve, new vanity. $20,000–$26,000.
Convert the tub to a walk-in shower. For guests who are older or a bath that is never used for bathing. New shower pan, curb or curbless, niche, glass. The shower alone runs $15,000–$22,000 and the full bathroom typically $24,000–$32,000. Read the tub-to-shower conversion cost guide.
Refresh without touching the shower. New vanity, floor, toilet, lighting and paint, with the shower regrouted or recaulked. $9,000–$15,000 when the shower tile is in good shape.

Spend on what is behind the tile: a bonded waterproofing system, a new valve that can be serviced later, and an exhaust fan that vents outside. These are the parts that fail first and cost the most to fix after the tile is done.
Save on finishes guests do not touch every day. A stock vanity with a quartz top, a 12x24 porcelain in a neutral color and a chrome fixture package look clean and cost less than custom cabinetry, large-format slab-look walls and designer fixtures. Ceiling-height tile in the tub area is worth it; full-height tile on every wall usually is not.
On site this is 2–3 weeks for a same-layout guest bath once materials are in. The house stays livable, and the guest bath is usually not the only bathroom, so it is one of the easier remodels to live through. See the bathroom renovation cost guide for master and powder rooms.
Old cast-iron drains. Homes from the 1970s and 1980s often have corroded cast iron at the tub drain. We look at it during demo and price any repair before closing the floor.
Slab moisture and flatness. The floor goes over a slab that may be out of level; leveling under new tile is included above for a normal floor and priced separately if it is severe.
Condos. Associations want our license and insurance on file, a water shutoff notice to the building, set work hours and often a sound-rated underlayment under the new floor tile. We prepare the documents with you. See the condo renovation rules checklist.
Permits. Replacing a tub, valve or shower pan is permitted work in Broward, Palm Beach and Miami-Dade cities. We pull it and handle the inspections.

How much does it cost to remodel a guest bathroom? $20,000–$30,000 in South Florida for a typical 40–60 sq ft guest bath in the same layout, with mid-range selections and the permit included.
Should I keep the tub in the guest bathroom? If it is the only tub in the house and families with children are likely buyers, yes. Otherwise a walk-in shower is easier to use and clean.
How long does a guest bathroom remodel take? About 2–3 weeks on site after selections arrive, plus a week for glass. Permit approval comes before that.
Can I remodel a guest bath without a permit? Painting, a vanity swap or new floor tile usually do not need one. Replacing the tub, valve or shower pan does, and we pull it.
